Gordon Corsie wrote a really good piece this morning breaking down "what happened" to the Real Estate Market.  To the seasoned professional, this analysis is not new.  But I think it's really important to remind everyone as to the "how's" and "why's" of our Market today. 
It's like this, when you know where the "monster" is, it's a lot less scary.
QUESTION: Why aren't homes selling like they did before?

market: Sellers Market or Buyers Market - FIRST Get Pre-Qual'ed! - 09/24/07 03:42 PM
Not long ago, Buyers in our area of Sacramento were told that in order to even think about buying a home in our fierce Seller's Market, they needed to pre-qualify for financing. 
The reasoning there was that in order to get the attention of the Seller, the Buyer needed to demonstrate that they were not only willing, but able to buy -- for more than list price in many cases.
Now that things have changed to much more of a Buyers' Market, it is more important than ever for Buyers to pre-qualify for the financing needed to buy a home. (this goes … (2 comments)
