Lately, I am in the habit of telling my buyers to write personal letters to sellers of the home they are interested in purchasing. This sometimes cliche'd practice has served my buyers very well for several reasons. First, it humanizes my clients. The market is tough out there and any edge a buyer can have is a good thing. Secondly, it really helps with negotiations. By creating expectations and boundaries in letters, sellers are often reluctant to cross them. Here's how it can work to everyone's advantage...

My clients absolutely LOVE feedback. They love to ask all of the time about what the potential buyers thought about the home. Feedback is really very simple. Here's a translation...
"The home is too small." -translates to- "I saw bigger homes for the same price or lower."
"I didn't like the layout." -translates to- "We saw better layouts for the same price or lower."
"We didn't like the decorating/condition." -translates to- "We saw better decorations/condition for the same price or lower."
"The yard isn't big enough." -translates to- "I've seen bigger yards for the same price or lower."
