While most people know what they want in a house, sooner or later they have to come to terms with what they don’t want in a house. I am not talking about whether it is red or green or even how many bedrooms it has. Most people recognize that paint colors can be changed and if they needed a three bedroom house they most likely wouldn’t be looking at two bedroom houses. I see damaged, improperly installed, missing, ugly, beautiful, and even sexy light fixtures all the time while being a Seattle Home Inspector. The inspector’s recommendation, when something is wrong, is usually quite straightforward and doesn’t take up much report space. Usually it goes something like this, “The NW Bedroom light fixture is not properly attached to the ceiling and is in danger of falling and bonking someone on the head. I recommend repairs by a licensed electrical contractor or other qualified repair person.” You get the idea. Well on a recent inspection I ran into a broken

asbestos: Anybody got a dust-buster I can borrow? - 02/12/09 12:12 PM
During a recent crawl space inspection, I was delighted to see a nice new ground cover laid down throughout----plus plenty of head-room----SAAWEET! Usually the ground cover is more like a sheet laid out with the express purpose of collecting dead vermin and rodent feces-----and assorted other varieties of nastiness----but still better than none. To not have to crawl on one’s belly through the whole space----now that is luxury. This particular crawl space was divided into 3 sections and as I entered the 3rd area which was under my buyer’s condo unit----this is what I found. Well, I knew

asbestos: Why is there a mushroom cloud over my neighbor's house? - 11/04/08 08:07 PM
The basic recommendations regarding vermiculite insulation boil down to "leave it alone" or have it "professionally removed." That sounds simple enough, but what is an inspector to say when he finds where it has not been professionally removed? In these two pictures you can see the small piles of remaining vermiculite. Well, like so many things, it gets more complicated than that. First of all, even vermiculite that has any asbestos in it has a very small percentage present.
