&lt;p&gt;&lt;strong&gt;HUD, FEMA ANNOUNCE 18-MONTH HOUSING ASSISTANCE PROGRAM FOR FAMILIES DISPLACED BY HURRICANE IKE&lt;br /&gt;&lt;em&gt;Families should register by calling 1 (800) 621-FEMA (3362)&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;HOUSTON - The U.S. Department of Housing and Urban Development (HUD) and the Federal Emergency Management Agency (FEMA) today announced a rental assistance program that will provide temporary rental payments and case management services to help thousands of families who were displaced by Hurricane Ike. The new program, slated to begin November 1, 2008, will help these families find intermediate housing as they rebuild their lives.&lt;/p&gt;
&lt;p&gt;"It is critical that we provide a degree of stability in the lives of these families until they can get back on their feet," said U.S. Housing and Urban Development Secretary Steve Preston. "Knowing you have a roof over your family's head for the next 18 months should alleviate at least one major concern."&lt;/p&gt;
&lt;p&gt;"Today we are reaffirming our commitment to help Texas and its citizens recover from the damages sustained from Hurricane Ike. FEMA and HUD have moved quickly to support Texas's housing needs, and we are moving faster than ever to provide needed resources and assistance to achieve the state's recovery and housing plans," said FEMA Deputy Administrator Admiral Harvey Johnson.&lt;/p&gt;
&lt;p&gt;"Texans whose lives have been turned upside down by Hurricane Ike are not alone as they face the task of rebuilding their lives," said Texas Governor Rick Perry. "Fortunately we have a variety of state and federal resources to help Texans through the restoration process. I am thankful for our partners at HUD who have responded quickly and effectively to our requests for assistance."&lt;/p&gt;
&lt;p&gt;Preston also recognized the contributions of Senators Kay Bailey Hutchison and John Cornyn for their outstanding leadership in working to provide intermediate housing solutions and needed services for thousands of displaced Texas families.&lt;/p&gt;
&lt;p&gt;FEMA and HUD agreed on a program that mirrors the successful program that housed families following the 2005 hurricanes, which continues to support 30,000 families.&lt;/p&gt;
&lt;p&gt;The Disaster Housing Assistance Program-IKE (DHAP-IKE) will be executed through an interagency agreement between FEMA and HUD. It is slated to run for 18 months, beginning November 1, 2008. FEMA will determine the families that qualify for assistance.&lt;/p&gt;
&lt;p&gt;HUD, working with an extensive network of public housing agencies (PHAs) that already administer the DHAP program for families displaced by Hurricanes Katrina and Rita and HUD's regular rental assistance program, will oversee and manage the program. Initially, HUD will provide full rental assistance to approved families. Beginning May 1, 2009, families will be responsible for paying $50 per month. Every month thereafter, the family's portion of the rent will increase in increments of $50 until the program ends in April 2010. This approach has been successful in leading families closer to complete housing independence under the original DHAP program.&lt;/p&gt;
&lt;p&gt;DHAP-IKE will be implemented as follows:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Families in need of assistance must register with FEMA by calling 1 (800) 621-FEMA (3362) or online at &lt;a href="http://www.fema.gov/"&gt;www.FEMA.gov&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;HUD will use its network of local Public Housing Agencies (PHAs) to administer the program where families reside. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;FEMA will begin referring families to HUD by October 15, 2008, so that HUD can contract with its local PHAs for the delivery of DHAP-IKE services starting November 1, 2008.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Prior to November 1, 2008, PHAs will contact eligible families referred by FEMA to begin outreach and intensive case management services to help displaced families rebuild their lives. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Beginning November 1, 2008, HUD will begin making rental payments to families declared eligible by FEMA who have been placed in rental housing.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;PHAs will contact landlords and ensure the necessary documents are in place so that those families will continue to receive uninterrupted assistance payments through DHAP-IKE.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;PHAs will work with families and landlords to enter into rental assistance contracts as soon as families are referred by FEMA and begin case management.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;PHAs will pay the higher of the Fair Market Rent rate or the PHAs payment standard.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;All eligible families will begin contributing $50 toward their rent starting May 1, 2009. Every month thereafter, the family portion of the rent will increase in increments of $50 through March of 2010.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;The program provides a hardship waiver of the $50 Incremental Rent Transition (IRT) for families that prove that they cannot afford the rent increment. The details of the hardship provision will be spelled out in standard operating procedures that will be published shortly.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Starting in August 2009, families whose rent burden does not exceed 30 percent of post disaster gross income, taking into account existing mortgages for personal residences that remain uninhabitable, will no longer be eligible for DHAP- IKE.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Families whose rent burden and mortgage exceed 30 percent of post disaster income, will continue to be receive assistance, subject to the IRT, through March 2010 when the program ends.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;There will be family obligations as part of this program which will include: 
&lt;ul&gt;
&lt;li&gt;Family must abide by the terms of the lease and maintain the unit in good condition; &lt;/li&gt;
&lt;li&gt;Family must participate in case management services; &lt;/li&gt;
&lt;li&gt;When IRT begins, family must agree to pay their portion of rent on time and in full; and &lt;/li&gt;
&lt;li&gt;Family must accurately and honestly certify the receipt of benefits from either Small Business Administration grants or loans, insurance proceeds, or any other duplication of benefits. &lt;/li&gt;

    <title>Managing Transactions with Microsoft Office Live</title>

&lt;p&gt;I "discoverd &lt;a href="http://www.officelive.com" title="OfficeLive" target="_blank"&gt;OfficeLive&lt;/a&gt;" a few days ago. Yeah, it was just sitting right there on my Yahoo! page...well the ad for it was anyway. I was so excited to have found something that would allow me to share documents with my assistant so that I could avoid the expense of setting up a server in my office. I soon realized it was a lot more than a file sharing program.&lt;/p&gt;
&lt;p&gt;As usual, I came to ActiveRain to find out if anyone else had made this "discovery." It seems the most common use is for the free website it offers. But, I couldn't find anything about my use for OfficeLive.&lt;/p&gt;
&lt;p&gt;It is a low-budget (or no-budget) way to keep track of your real estate transactions. I found that I can:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Create multiple workspaces...and name them using the property address (or buyer/tenant name).&lt;/li&gt;
&lt;li&gt;Upload transaction documents.&lt;/li&gt;
&lt;li&gt;Allow client access to the workspace simply by sending them an email link.&lt;/li&gt;
&lt;li&gt;Share your screen with a client to review or discuss documents or other transaction related items.&lt;/li&gt;
&lt;li&gt;Add Seller, Buyer, Agent and/or Vendor task lists...copy and paste from Excel if you already have a standard task list&lt;/li&gt;
&lt;li&gt;Add other types of lists with templates or "from scratch." Lists can be customized by adding or deleting columns and rows.&lt;/li&gt;
&lt;li&gt;Add contacts.&lt;/li&gt;
&lt;li&gt;Keep track of workspace activity either on the site or via automatic email.&lt;/li&gt;
&lt;li&gt;Save documents directly to OfficeLive if you download the update.&lt;/li&gt;
&lt;li&gt;Works with Outlook. I don't know how exactly since I don't use Outlook anymore.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;This can all be done in OfficeLive Workspace. I just "discovered" during the writing of this post that OfficeLive Small Business has a Contact Manager and a Project Manager. The need for a Contact Manager is obvious. The Project Manager would seem like a great tool for REO agents. (Just a thought!)&lt;/p&gt;
&lt;p&gt;OfficeLive may not be as robust as even the least expensive Online Transaction Management Program (OTMP), but it's much better than nothing or Excel alone. Now I have to go figure out if I can just "upgrade" to the Small Office version. Good thing I only have two listings now and have only input one and a half so far.&lt;/p&gt;

    <title>A Life of Prayer Makes Life Easier</title>

&lt;p&gt;I was about to leave this comment on Jim Crawford&amp;#39;s post&amp;nbsp;&lt;a href="http://activerain.com/blogsview/496503/Do-You-Pray-Try" rel="bookmark"&gt;Do You Pray? Try It You May Like It!&lt;/a&gt;&amp;nbsp;But it started to get a little too long. I&amp;nbsp;didn&amp;#39;t want to become guilty of hijacking. :-)&lt;/p&gt;&lt;p&gt;I&amp;nbsp;read a couple of comments on&amp;nbsp; Jim&amp;#39;s post&amp;nbsp;that people don&amp;#39;t pray for themselves which I find odd. I say odd because if we don&amp;#39;t pray for ourselves who will. Sure, others may be praying for you but who knows your needs better than you. Because I know what I need I know how to target my faith for that specific need according to the will of God for my life. God blesses us to be a blessing and sometimes it&amp;#39;s the favor on our own lives that helps us get the desired results for our clients.&lt;/p&gt;&lt;p&gt;We should also pray for our own physical, financial, mental and emotional well-being. If those things are out of order we can&amp;#39;t be all we need to be to our clients. I find that my daily confessions and thanksgiving for God to move in my own life makes the challenges I encounter have less significance to me than they would to someone else. I believe a complete prayer life includes daily confession of faith and prayer for &lt;strong&gt;ALL&lt;/strong&gt; that concerns us...self, family, business, clients, friends, city, state, country, world, political leaders, pastor/clergy, church staff, employer if employed, etc.&lt;/p&gt;&lt;p&gt;I&amp;#39;ve learned to depend completely on God for everything that concerns me. I try not to approach any situation equipped only with the power in me. That&amp;#39;s like using AAA batteries when God is complete power plant. I ask God on a daily basis for creative ideas and solutions to problems, wisdom, knowledge, expertise for every situation, and the grace to handle it all. So, I never wait until I&amp;#39;ve done all I know how to do to tap into the power of God. He&amp;#39;s already equipped me to handle every client situation that He&amp;#39;s sent my way.&lt;/p&gt;&lt;p&gt;I&amp;#39;ve mentioned before that I thank God daily for favor. I thank Him that he will raise up somebody, somewhere to use their power, influence and ability to help me. &lt;/p&gt;&lt;ul&gt;&lt;li&gt;So far, He&amp;#39;s connected me with over 86,000 somebodies who freely share their ability (knowledge and experiences) to help me.&lt;/li&gt;&lt;li&gt;So far, He&amp;#39;s given me connections within a local housing authority that helps me get expedited assistance for my clients when my clients feel like everything is against them.&lt;/li&gt;&lt;li&gt;So far, He&amp;#39;s caused my relationship with other listing agents&amp;nbsp;to bring about an approval of lease applications for clients who might otherwise have been turned down...by the very person that approved the application.&lt;/li&gt;&lt;li&gt;So far, He&amp;#39;s given me the wisdom to seek out an owner with a home listed for sale that might be willing to lease it to my clients who are hurricane Katrina survivors. The landlord was excited to be able to help the family.&lt;/li&gt;&lt;li&gt;So far, He&amp;#39;s provided for me financially so that I could focus on helping my clients and not on where our next meal is coming from. I picked up two new clients for my other business recently who were ready to write a check before services were even provided.&lt;/li&gt;&lt;li&gt;More than 90% of my real estate clients have special situations and need to move NOW. So far, He&amp;#39;s blessed me with the privilege of helping His people thus causing a once very reserved person to grow in humility.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;When I received the revelation that real estate was going to be the path in my life to take me to new places&amp;nbsp;He had already&amp;nbsp;mapped the journey&amp;nbsp;and provided everything I needed at each stop&amp;nbsp;along the way. I believe my daily prayer routine make the deposits that I will need to withdraw from along this journey.&lt;/p&gt;&lt;p&gt;Pray for others...but pray for you too! He says ask and it shall be given, seek and you will find, knock and the door will be opened. &lt;p&gt;It wasn&amp;#39;t until I became a real estate agent that the value of time off became important to me. Don&amp;#39;t get me wrong, I love what I do but when you start a real estate career while in the midst of a professional accounting career you&amp;#39;ve just signed up for some never-ending days. This year I plan to take at least two REAL vacations and maybe a couple of weekend getaways. If you&amp;#39;ve ever wondered about working with a REALTOR to find a rental property please read the answers to the following frequently asked questions.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why should I use a REALTOR when I can look in the newspaper or drive around to find my own place to rent?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Searching newspapers, Internet ads, or &amp;quot;drive-bys&amp;quot; are certainly ways to find a rental. However, these methods can usually take a long to find the right place...often more time than you have. When you use these methods you will more than likely deal directly with the landlord or listing agent. Neither of these parties has the tenant&amp;#39;s best interest at heart. Additionally, newspaper and Internet ads may be outdated as the rental market in the Houston area is very dynamic.&lt;/p&gt;&lt;p&gt;As an Exclusive Tenant Representative, I don&amp;#39;t list properties. I work in the best interest of my clients to help them get the best deal on the best property for their situation. I have access to the most up-to-date tools that helps me located properties that are currently available which meet your specific criteria. Even better, I make all of the phone calls so you don&amp;#39;t have to.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why should I pay a REALTOR when I can find a rental on my own?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;You shouldn&amp;#39;t pay a REALTOR to help you find a rental. I don&amp;#39;t charge my clients a fee for my serivces. I am paid by the landlord when I help you find and execute a lease of your property of choice.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If I don&amp;#39;t have to pay for your services then why do I have to give you $75?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There is a non-refundable&amp;nbsp;$75 application fee that covers the cost of getting you prequalified. I like to begin the pre-screening process on my clients so that I know what we are working with and to avoid any surprises. This fee also covers the first application fee to be submitted to the listing agent when we find the right property for you. Additional application fees my be required should your application not be accepted for your first choice property.&lt;/p&gt;&lt;p&gt;When my clients are willing to pay the upfront application fee it gives me some assurance that they are serious renters who value our time together searching for a rental.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What is the process for finding a rental property?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Basically, I will give you access to your own&amp;nbsp;personal gateway that will you to view available properties that meet your criteria. Within seven days of establishing your personal gateway access we will schedule our initial meeting and showing appointment. In this meeting we will get acquainted, decide if we want to work together, and start the pre-screening process. Once you find a property we will submit the application to the listing agent. A decision is usually rendered within 48-hours and your deposit is due within 48-hours after that.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I have several REALTORS sending me listings why won&amp;#39;t you work with me too?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are a couple of reasons. First, in keeping with the highest level of professionalism and the REALTOR code of Ethics I will not work with a renter who has already solicited the services of another REALTOR. As I stated before, I don&amp;#39;t get paid until I help you find and execute a lease on a property. It would not be fair to have three or four REALTORS working to find a rental property for you only to have one of them get paid. Secondly, as REALTORS we typically have access to the same resources. &lt;p&gt;I was recently called a &amp;quot;turtle brain&amp;quot; and for good reason. Not by anyone on ActiveRain but by a very dear friend. I am sometimes so consumed with what I am doing that the wheels in my brain turn at a turtle&amp;#39;s pace. (This looks like the opening to a whole new post).&lt;/p&gt;&lt;p&gt;I said that to say that I am probably the last one look at this but it is interesting still. Have you ever looked at your AR &lt;strong&gt;Associations&lt;/strong&gt;? You know, the section that tells you who has added you as an associate. I&amp;#39;ve been there before but I never really paid attention to the comments. I was looking for a comment/testimonial that I did know was there. When I got to the section I noticed that a few people had left some really touching comments about me there. It was a welcome discovery after completing what seems like a long tax season at 10:45 pm last night. Just the boost I needed to jump start my day.&lt;/p&gt;&lt;p&gt;It made me think about the impact we have on others (or impressions we&amp;nbsp;give)&amp;nbsp;and never even know it. It also made me realize that I should be more thoughtful when adding comments about my Associates.&lt;/p&gt;&lt;p&gt;Do you know what other Rainers are saying about you? &lt;p&gt;...and neither should your blog or website.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Many, many years ago&lt;/strong&gt; a male friend made a comment to me that made me stop watching daytime soap operas. At the time he was a pharmacy student and I was a very young (recently separated) single mom of two. He said that watching so operas was total waste of time and that people (like me) could be doing something a lot more productive with their time. Although I could have, I didn&amp;#39;t take it as an insult. I saw some truth in those words and I stopped watching soap operas and spent more time studying and doing homework.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Fast forward about 15 or 16 years&lt;/strong&gt;...Back in January of this year I was browsing the All My Children website to see if I could pinpoint a time frame for when Angelique Voynitzeva-Marick was on the show. I named my middle child Angelique as a result of this person being on the show. Well, while I was browsing the website I noticed that Angie and Jesse were coming back to AMC mid-January. &lt;strong&gt;Jesse was coming back from the dead after 20 years!&lt;/strong&gt; This was exciting and I told anyone who would listen.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I planned to watch the show just long enough to see the reunion of Angie and Jesse.&lt;/strong&gt; That finally happened in February (I think). Every week I say I am not going to watch it anymore and then Friday comes. Any of you who have ever watched the soaps know about cliffhanger Fridays. So, it&amp;#39;s been almost three months. My nine year old is hooked and so is someone else. I can&amp;#39;t say his name or he&amp;#39;ll choke me. But my nine year old calls him &amp;quot;daddy.&amp;quot; We race home to see the recorded episodes and get upset if anyone tries to even hint at what happened.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;All My Children has been on as long as I&amp;#39;ve been alive.&lt;/strong&gt; It actually debutted the year I was born. Although it&amp;#39;s lost some viewers there has to be something that keeps people coming back. There has to be a reason it&amp;#39;s been on the air 38 years. (Lordy, lordy someone&amp;#39;s almost 40.)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Soap operas were not meant to be watched as single episodes.&lt;/strong&gt; They were created to keep people coming back. And, so it should be with our websites and our blogs. I learned that here on Active Rain. I&amp;#39;ve taken the time to create a really great real estate website, an awesome neighborhood website, and a blog presence on ActiveRain. However, I haven&amp;#39;t done much to keep visitors and clients coming back. There are no cliffhangers or storylines.&lt;/p&gt;&lt;p&gt;Our websites and blogs should be intriguing and captivating. There should be an ever unfolding plot or theme. I keep saying that I am going to start doing everything I need to do next week. So, I&amp;#39;ll add this to my list:&lt;/p&gt;&lt;p&gt;I&amp;#39;ll update my content and post to my blog so that &lt;strong&gt;All My &lt;strike&gt;Children&lt;/strike&gt; Clients &lt;/strong&gt;(and prospects) can see the&lt;strong&gt; Bold &amp;amp; the Beautiful&lt;/strong&gt; properties available on the market. I&amp;#39;ll optimize my sites so that Google and Yahoo can shine the &lt;strong&gt;Guiding Light&lt;/strong&gt; for the &lt;strong&gt;Young &amp;amp; the Restless&lt;/strong&gt; who are looking for that &lt;strong&gt;One &lt;strike&gt;Life&lt;/strike&gt; Place to Live&lt;/strong&gt;. I&amp;#39;ll target my &lt;strong&gt;Passions&lt;/strong&gt; for real estate to stay abreast &lt;strong&gt;As the &lt;strike&gt;World&lt;/strike&gt; Market Turns&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Note&lt;/strong&gt;: I have intentionally omitted graphics from this post because TLW&amp;#39;s featured post has me scared senseless about finding a FedEx envelope in my driveway.&lt;/p&gt;    </content>

Whether moving to a new state, city, or neighborhood if both parents work outside the home you will need to find a new child care provider.&lt;/p&gt;&lt;p&gt;Your childcare options might include a registered/licensed family childcare provider, licensed childcare center, or a private in-home provider (nanny). Your choice will be based on your family&amp;#39;s goals and needs for your children. In making your decision you may consider the following:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Registered Family Child Care Home&lt;/strong&gt;- Caregivers provide regular care in their own home for not more than six &lt;img src="http://activerain.com/image_store/uploads/7/4/7/1/5/ar120794646251747.jpg" height="158" align="right" alt=" " width="210" /&gt;children from birth through 13 years old, and may provide care after school hours for not more than six additional elementary school children. The total number of children in care at any given time, including the children related to the caregiver, must not exceed 12.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Licensed Family Child Care Home -&lt;/strong&gt;&amp;nbsp;Caregivers provide care in their own home for children from birth through 13 years old. The total number of children in care varies with the ages of the children, but the total number of children in care at any given time, including the children related to the caregiver, must not exceed 12. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Child-Care Center:&lt;/strong&gt; An operation providing care for seven or more children under 14 years old for less than 24 hours per day at a location other than the permit holder&amp;#39;s home.&lt;/p&gt;&lt;p&gt;The cost, hours, and type of care vary by provider. Some providers may only provider care to certain age groups while others may offer care that is primarily educational. You may find providers willing to offer extended ours or even 24-hour care.&lt;/p&gt;&lt;p&gt;If you are unfamiliar caregivers in your area you may search the &lt;a href="http://www.dfps.state.tx.us/Child_Care/Search_Texas_Child_Care/" title="Texas DFPS" target="_blank"&gt;state DFPS&lt;/a&gt; website for providers near your home or workplace. The website provides information on licensed and registered child care providers. You may see how long a provider has been licensed or registered, what types of care they provided, and even review inspection and reporting records.&lt;/p&gt;&lt;p&gt;Operations that are licensed/registered with the State of Texas DFPS are inspected on a regular basis and must adhere to state minimum standards. Licensed/registered child care providers must also be trained in CPR/First Aid.&lt;/p&gt;&lt;p&gt;Once you have narrowed your selection of potential child care providers be sure to interview them in order to assess if they are a fit for your family. You should also request a few hours for a trial stay to see how your child reacts to the environment. Be sure to ask for references. &lt;p&gt;&lt;em&gt;&amp;quot;Dear Boss,&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;I have been struggling with this decision for some time now. This month&amp;#39;s close confirms that I am making the best decision for my family. I have decided that it is in my best interest and that of the company for me to resign effective March 31, 2008 or when you are able to find a replacement, whichever is sooner...&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;I have stretched myself way too thin by accepting a full-time position. I have the heart of an entrepreneur and would never be able to commit 100% to the role of an employee. I am willing to do what I can to assist with the transition...&amp;quot;&lt;/em&gt;&lt;/p&gt;&lt;p&gt;I sent this email to my manager February 4&lt;sup&gt;th&lt;/sup&gt;. Today, I can say this is one of the best decisions I have ever made. I am still tying up loose ends and plan to be completely out of there by noon today. Landlords feel they are protecting their interest in the property if they prohibit pets. Not only is there a risk of damage to the property but there is a liability risk if the pet causes harm to someone&amp;nbsp;on or near&amp;nbsp;the property. You may be able to find a landlord that will allow pets with a pet deposit or on a restricted basis. Some restrictions may include weight, breed, or number of pets.&lt;/p&gt;&lt;p&gt;Here are a few tips to help you in your home search when renting with pets:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Use a professional REALTOR&amp;reg;.&lt;/strong&gt; This is not a shameless plug. REALTORS&amp;reg; have access to the most up-to-date resources of available properties in your area. In addtion to search based on bedrooms, bathrooms, or price a REALTOR&amp;reg; can refine the search to include only those properties that will accept pets.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Prove you are a responsible pet owner.&lt;/strong&gt; Ask your friends, relatives, neighbors and current landlord to write a letter of reference for you and your pets. The letter should include information that testifies to the fact that you take excellent care of your pet, how you maintained your current or past residences while caring for your pet, and how well trained your pet is.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Write a Pet Resume&lt;/strong&gt;. The&amp;nbsp;San Francisco&amp;nbsp;&lt;a href="http://www.sfspca.org/opendoor/petresume.shtml" target="_blank"&gt;SPCA&lt;/a&gt; has an excellent example of how to write a pet resume. The resume should include general information about your pet including name, type of animal, breed, and weight. Additionally, you should include sections that describe your pets personality, behavior, grooming, health, and&amp;nbsp;any special training. It should also include information about your experience as a pet owner.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Arrange a pet interview.&lt;/strong&gt; Offer to have your prospective landlord &amp;quot;interview&amp;quot; your pet in its current environment or at the new property. &lt;p&gt;When I started my real estate career a few short months ago I created an, at first, unintentional niche. I spend 100% of my real estate efforts helping renters find homes. Probably 80% of that time is spent assisting people receiving government assistance, whether temporary or permanent.&lt;/p&gt;&lt;p&gt;The reason I spend more time working with a client who is receiving government assistance is because of all the details that are related to finding the right home. There is a dark cloud over the housing assistance program and many landlords offer housing to these tenants that they themselves would not live in. I help my clients find quality, safe housing regardless of how it is being paid for.&lt;/p&gt;&lt;p&gt;I am currently working with three clients that have been having challenges finding homes. One simply has to do with their current lease and having to give a 30-day notice. Obviously, they don&amp;#39;t want to give notice until they know they have a place to move. The other two have very limited budgets to work with. In all three cases, we&amp;#39;ve come across homes&amp;nbsp;that will work for them but they are offered by individuals. These individuals don&amp;#39;t want to pay a fee to a real estate agent. And, because of this neither of my clients want to see the houses the people have available.&lt;/p&gt;&lt;p&gt;My clients have adamantly told me that they don&amp;#39;t want to work with anyone that won&amp;#39;t work with their agent. They won&amp;#39;t even think of going to&amp;nbsp;see a house unless I agree to come along.&lt;/p&gt;&lt;p&gt;I work very hard for my clients and I know I should be compensated. Sometimes, though, I feel there are issues that are bigger than I am. When a prospect calls me on the phone late on a Sunday night only minutes after sending me an email, and she&amp;#39;s crying because of her current living conditions...it&amp;#39;s bigger than I am. When a client has had to move out of a rent house because it was foreclosed on and she and her children are&amp;nbsp;left practically homeless for two months...it&amp;#39;s bigger than I am. All three of these clients evacuated from Louisiana after hurricane Katrina. They each have their own stories of survival. Helping them get a new start is much bigger than I am.&lt;/p&gt;&lt;p&gt;When I see, feel, and hear their loyalty it&amp;#39;s bigger than any paycheck I can ever get. When we finally find the right homes for each of them I will have received the greatest reward from knowing I was able to make a difference in the lives of people who have had a long hard journey over the past two years.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Updated 2/26/2008&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;We finally found the perfect home for the client that called me one Sunday night crying about her family&amp;#39;s current living condition. I called to give her the good news but got her voicemail. When she called back I said, &amp;quot;How ya doin&amp;#39;?&amp;quot; She said, &amp;quot;Fine&amp;quot; with a little hesitation in her voice. I said, &amp;quot;Whatcha doin&amp;#39;?&amp;quot; She said, &amp;quot;Uh, working. What happened?&amp;quot; I said, &amp;quot;Oh, nothing. Your application was approved.&amp;quot; She literally screamed at work. Then she put me on hold so she could cry. She said if I was in front of her she would kiss me on my lips! Whoa! LOL! I would have loved to see her reaction but could do without the kiss on the lips. :-)&lt;/p&gt;&lt;p&gt;Anyway, as you can imagine I was almost in tears just hearing the joy in her voice.&lt;/p&gt;    </content>

&lt;p&gt;In my last post on this topic I discussed depreciation as an expense. We defined depreciation as &lt;strong&gt;&lt;em&gt;the measure of the loss of value of business asset over its useful life.&lt;/em&gt; &lt;/strong&gt;So, now we want to find out exactly what an asset is anyway.&lt;/p&gt;&lt;p&gt;As real estate professionals, I will assume you have a basic grasp of assets...or those things you own. With regard to our real estate, or any other business, assets are those things we use in the operation of our business. Once the useful life is determined you would spread the cost of the asset of its useful life and deduct that amount as depreciation expense on your tax return. Alternatively, you may elect to deduct the full cost of the asset in the year you purchased by using the Section 179 deduction. Your tax professional should be able to assist you with determining which option is best for your particular situation.&lt;/p&gt;&lt;p&gt;To assist your tax professional with calculating your depreciation allowance, make a list of all of the assets used in your business. If you &amp;quot;contributed&amp;quot; as asset that you owned prior to starting your real estate business you can use its value at the time it was placed in service. &lt;p&gt;&amp;#39;Round these parts after all the turkey and stuffing of Thanksgiving day&amp;nbsp;and the day after and the day after that, we &lt;img src="http://activerain.com/image_store/uploads/9/0/0/1/8/ar119855000481009.jpg" height="150" align="right" alt=" " width="200" /&gt;are all turkied out come Christmas. So, we usually make a big ole pot of gumbo. I want to share my favorite recipe to help warm you up if you have real winter weather. If you&amp;#39;re down south, like I am, then it&amp;#39;s just good eatin&amp;#39;! It&amp;#39;s really easy as I love shortcuts. :-)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Roux&lt;/strong&gt; (make this first. Well,&amp;nbsp;after you put water and broth on medium heat.)&lt;/p&gt;&lt;p&gt;1 cup flour&lt;br /&gt;3/4&amp;nbsp;cup cooking oil&lt;/p&gt;&lt;p&gt;Heat oil in heavy skillet. Slowly stir in flour. Stir continuously until mixture is the color of peanut butter.&lt;/p&gt;&lt;p&gt;5 - 14.5oz cans of Chicken broth (add equal or slightly less water)&lt;br /&gt;4 boneless, skinless chicken breast (cooked and cut into bite sized pieces)&lt;br /&gt;1 lb smoked sausage (cut into bite sized pieces)&lt;br /&gt;1 bag of frozen okra&lt;br /&gt;1.5 bags of &lt;a href="http://www.pictsweet.com/rechelpdetail.shtml#seasoningblend" target="_blank"&gt;seasoning blend&lt;/a&gt; OR 1 chopped onion, 1 chopped bell pepper, 4 chopped celery stalks&lt;br /&gt;1 can &lt;a href="http://www.hunts.com/product_detail.jsp?product=fire_roasted_diced_garlic" target="_blank"&gt;diced tomatoes&lt;br /&gt;&lt;/a&gt;3 or 4 tbs &lt;a href="http://shop.zatarains.com/zatarains&amp;reg;-crab-shrimp-boil-pre-seasoned-16-oz-p-1600.html" target="_blank"&gt;Crab Boil&lt;/a&gt;&lt;br /&gt;1 or 2 tbs &lt;a href="http://shop.zatarains.com/zatarains&amp;reg;-gumbo-fil&amp;eacute;-p-1547.html?=" target="_blank"&gt;Gumbo Fil&amp;eacute;&lt;/a&gt;&lt;br /&gt;1 tbs garlic powder&lt;br /&gt;salt and pepper (or &lt;a href="http://shop.zatarains.com/zatarains&amp;reg;-creole-seasoning-p-1532.html?=" target="_blank"&gt;cajun seasoning&lt;/a&gt;) to taste&lt;br /&gt;1 or 2 lbs shrimp (peeled and cleaned)&lt;br /&gt;Crabs (as many as you can get in the pot after everything else is added) LOL!&lt;br /&gt;&lt;/p&gt;&lt;p&gt;Heat chicken broth, water, crab boil, gumbo file,&amp;nbsp;garlic powder,&amp;nbsp;salt and pepper&amp;nbsp;in a large stock pot over medium heat. Prepare roux while broth is heating. Once roux is the right color add to broth and continue simmering for one hour.&lt;/p&gt;&lt;p&gt;After one hour, add all other ingredients &lt;strong&gt;except&lt;/strong&gt; shrimp and crab. Continue simmering over medium (or medium-low) heat stirring occasionally. Add seafood during last 10 minutes of cooking.&lt;/p&gt;&lt;p&gt;Serve over cooked white rice.&lt;/p&gt;&lt;p&gt;This is soooo delicious. It has been given a stamp of approval by several of our Louisianian friends. :-)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Update&lt;/strong&gt;: Just wanted to add for the gourmet types that like everything fresh. Feel free to cut up your own fresh veggies. You can also make your own chicken stock. I will take a little bit longer and still taste the same. LOL!&lt;/p&gt;    </content>

&lt;p&gt;&lt;strong&gt;This is a re-post of two blogs I wrote months ago that were buried in blogland and forgotten about. I felt the information is quite timely and should prove helpful to those who may never have seen it. I don&amp;#39;t expect any points for this. If there is enough interest I will gladly post the follow-up topics (2 through 5).&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;As Real Estate Professionals you ARE your own business. This not only means that you are in control of your own financial destiny; you are also responsible for handling your own financial obligations. Self-employed individuals and independent professionals must pay their own income and employment taxes. You don&amp;#39;t want to dig a hole for yourself with the IRS. But you also don&amp;#39;t want to pay more than the law requires.&lt;/p&gt;&lt;p&gt;So, how do you keep more of your hard-earned dollars and pay the least amount of tax possible? By taking advantage of every deduction and allowance you are entitled to as a business owner. This means you must keep accurate records of all of your business income, expenses, and activities.&lt;/p&gt;&lt;p&gt;Here&amp;#39;s a list of some of the topics we&amp;#39;ll cover in the coming weeks:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Recordkeeping tips&lt;/li&gt;&lt;li&gt;Tax Deductions and Depreciation &lt;/li&gt;&lt;li&gt;What is an asset anyway? &lt;/li&gt;&lt;li&gt;Do I need professional help? &lt;/li&gt;&lt;li&gt;Independent Contractor vs. Employee&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;If you are one of the gazillion (maybe a little exaggerated) people who usually file a tax extension hopefully these tips will help you get ready to file on time.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Recordkeeping Tips&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;So,&amp;nbsp;since you&amp;#39;re in business for yourself what financial records do you need to keep. In a nutshell, &lt;strong&gt;KEEP EVERYTHING!&lt;/strong&gt; Whenever you receive payment for a business related service (or product), record it. Whenever you spend money for a business related purpose, get and keep the receipt. OK, for those of you who like specifics here are a few recordkeeping tips to keep in mind:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;strong&gt;Be Consistent&lt;/strong&gt; - Develop a recordkeeping system that you are comfortable with and can commit to. Your system may be manual or computerized. Just make sure you can keep it updated. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Recording Income&lt;/strong&gt; - Make sure you record income from all sources related to your real estate activities. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Tracking Expenses&lt;/strong&gt; - Save receipts for all business related transactions. This includes online and &amp;quot;offline&amp;quot; purchases. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Organize Receipts - &lt;/strong&gt;Mark your receipts and keep them organized by category not by date. As a guide, use the categories on the tax form Schedule C. It will make it easier to tally up your expenses at year-end on a line-by-line basis. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Monthly Review -&lt;/strong&gt; Review and update your records on a monthly basis. This will ensure that you don&amp;#39;t get behind. It is also a good time to match your receipts to credit card and bank statements to make sure you have them all in one place. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Keep Records in a Safe Place -&lt;/strong&gt; After filing your tax return, keep your tax records in a safe place forever. Some will tell you to keep tax records at least three years, but you never know when you might need them.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;If you are a regular at Wally World (Wal-Mart) or any other place that issues thermal receipts, you know what happens to them after a while. They fade and become illegible. Or, if you live in a climate where it gets really hot they turn black if you leave them in your vehicle. So, as soon as possible, tape the receipts (by category) to a sheet of paper and make a copy of them. If necessary, write a description of the purchase, the date, and the amount on the paper. This is especially necessary if the receipts have already started to fade.&lt;/p&gt;&lt;p&gt;As for recordkeeping systems you can use manual bookkeeping forms, a spiral notebook, a spreadsheet, or computer software. With either system you&amp;#39;ll need some file folders labeled with your income and expense categories to keep all of your receipts together.&lt;/p&gt;&lt;p&gt;Remember, keep everything and be consistent!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Posted by a practicing tax professional/degreed accountant. &lt;p&gt;I have no intentions of starting a REALTORS&#174; Choice series but here's another great find I &lt;strong&gt;HAD&lt;/strong&gt; to blog about. Hopefully, you've already&#160;read &lt;a href="http://activerain.com/blogsview/274300/REALTORS-Choice-Award-Vehicle" rel="bookmark"&gt;REALTORS&#174; Choice Award: Vehicle of the Year&lt;/a&gt; and ran right out to buy your new Dodge Caravan or Chrysler Town &amp; Country. Just kidding!&lt;/p&gt;&lt;p&gt;I have been planning to purchase a new &lt;strong&gt;mobile device (PDA type)&lt;/strong&gt; since I got my real estate license. When it comes to cell phones I am VERY frugal so I have just been letting the idea simmer. My current cell plan is great! &lt;strong&gt;&lt;em&gt;We pay $45 per month per phone for unlimited voice and text&lt;/em&gt;&lt;/strong&gt;. The downside is the carrier doesn't have any phones worth talking about.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/8/0/1/0/ar1195351201083.jpg" height="108" align="left" alt=" " width="75" /&gt;Well, today I thought I might go ahead and purchase a &lt;strong&gt;T-mobile Dash&lt;/strong&gt;. We went to a local dealer but when we walked in the door we walked into the Helio Ocean. The company is pretty new (to me). My kids said I must be living under a rock because there have been commericals about Helio for about a year. Oh, well. Anyway the Ocean is awesome and Helio has some great All-In plans.&lt;/p&gt;&lt;p&gt;I know some of you LOVE your iPhone, but you've got to check this out. The Ocean has everything the iPhone has and more. &lt;strong&gt;&lt;em&gt;For $99 per month I would get unlimited everything&lt;/em&gt;&lt;/strong&gt;...voice, email, (real) Internet, camera, video camera, dual slider feature, and so much more. Oh, did I mention the GPS! That's right, it has GPS service. I was going to buy a GPS thingy so this is an added bonus.&lt;img src="http://activerain.com/image_store/uploads/7/0/9/0/5/ar119535140050907.jpg" height="132" align="right" alt=" " width="184" /&gt;&lt;/p&gt;&lt;p&gt;The guy in the store told me the phone cost $295. Up went my frugal alarm. I came home, surfed the Net and voila! The best price I found is $149. The very BEST price is $99 for a "refreshed" phone but as you can imagine they are sold out.&lt;/p&gt;&lt;p&gt;By the end of the night I will probably have ordered my new Helio Ocean. I have to get my personal techie's approval first. It doesn't take me long to assess whether something will work for me. But being a techie, he has to read all of the specs, research, research, and more research. :-)&lt;/p&gt;&lt;p&gt;Take a look for yourself and let me know what you think. As for me, I give this baby the REALTORS&#174; Choice: Mobile Device of the Year.&lt;/p&gt;

&lt;p&gt;OK, I promise this is my last blog post for the day. But I just got the brilliant idea and had to share it.&lt;/p&gt;&lt;p&gt;I have been a huge Hyundai fan for several years now. I bought a brand new Sonata and traded it in three years later for a brand new Sante Fe.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/6/1/1/1/ar119509726711164.jpg" height="109" alt=" " width="188" /&gt;&lt;img src="http://activerain.com/image_store/uploads/7/9/6/3/1/ar119509731413697.jpg" height="105" alt=" " width="210" /&gt;&lt;/p&gt;&lt;p&gt;I think it must be the warranty because the resale/trade-in value is craptacular. I also love the way the vehicles look. However, I&amp;#39;ve decided not to buy another car until I can get my dream car. I won&amp;#39;t even go to the Hyundai dealership to get my oil changed. I have no will power!&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/4/7/3/1/ar119509738013745.jpg" height="158" alt=" " width="210" /&gt;&lt;/p&gt;&lt;p&gt;Well, I went to my car (small SUV) to get my wireless&amp;nbsp;keyboard and mouse from&lt;img src="http://activerain.com/image_store/uploads/7/0/1/3/4/ar119509803243107.jpg" height="102" align="right" alt=" " width="163" /&gt;&lt;br /&gt;my new &amp;quot;mobile office.&amp;quot; It&amp;#39;s so cool. I have a printer and power converter in the back of my car. On the way back into the house a light bulb came on!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Chrysler has a new Town &amp;amp; Country with a table. Yes, a table! I immediately began to play out the scene in my head where I&amp;#39;m showing a client a house and the LOVE it! So, I say let&amp;#39;s step into my office and draw up a contract. &lt;p&gt;So far I shared a story that featured my youngest in &lt;a href="http://activerain.com/blogsview/191633/Purpose-to-Prosperity" rel="bookmark"&gt;Purpose to Prosperity&lt;/a&gt;&amp;nbsp;and one that features the oldest in &lt;a href="http://activerain.com/blogsview/228500/Sometimes-You-Just-Have" rel="bookmark"&gt;Sometimes You Just Have to Get Off the Bench&lt;/a&gt;. Well, there&amp;#39;s an interesting sequel to getting off the bench.&lt;/p&gt;&lt;p&gt;Yesterday when I picked up my middle child from school she delightfully, and calmly,&amp;nbsp;shared with me, &amp;quot;We won our game.&amp;quot; &lt;strong&gt;&lt;em&gt;Who is we?&lt;/em&gt;&lt;/strong&gt; She went on to tell me that she played in a doubles match and they won.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/4/1/2/4/ar11921516042142.gif" height="137" align="left" alt="tennis" width="147" /&gt;Here&amp;#39;s the story. My 15 year old daughter has been wanting to play tennis like forever. This year she finally got her chance. She hasn&amp;#39;t (hadn&amp;#39;t) played any games because she had to &amp;quot;make her rank.&amp;quot; OK, I&amp;#39;ll admit I know very little about tennis.&lt;/p&gt;&lt;p&gt;Anyway, I asked her why she didn&amp;#39;t tell me about the game. &amp;quot;I thought I did.&amp;quot; She didn&amp;#39;t. Even though I missed the game I am really proud of her because she is committed to working hard and improving so that she could get in the game.&lt;img src="http://activerain.com/image_store/uploads/1/5/3/4/3/ar119215239034351.JPG" height="144" align="right" alt="angel" width="115" /&gt;&lt;/p&gt;&lt;p&gt;The same goes for mom, the Rookie REALTOR&amp;reg;. I left this comment on the original &amp;quot;getting off the bench&amp;quot; post but just in case &lt;strong&gt;you&lt;/strong&gt; missed it... We had a senior parent meeting at school last night. As you can imagine fundraising was the hot topic because the senior year is a wallet laxative. :-) Anyway, when my fundraiser came up I was asked to get up and talk about it. As a result, I was approached by someone who will be selling in January. I was also approached by someone looking for a rental. I called the renter today after I did a little ressearch. I have to contact the listing agents to get some additional information before we can&amp;nbsp;start looking at the properties.&lt;/p&gt;&lt;p&gt;The prospective client is a hurricane evacuee receiving a housing voucher. Even if I don&amp;#39;t get paid I will have sown seed, gotten field practice on finding properties and scheduling showings, and helped someone who was having a really hard time locating a suitable property.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;em&gt;Sorry about the picture quality of my kid&amp;#39;s pic. I had to use some real creativity to get it on here...in color.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;    </content>

&lt;p&gt;Heritage Village is not only a great place to live, it&amp;#39;s a great place to play. There is so much to do in our community you&amp;#39;ll never want to leave. Here&amp;#39;s a list amenities in Heritage Village.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Community Pool and Park&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The Heritage Village community pool and park complex is located on Swords Creek. The complex features a swimming pool with 3 feet, 6 feet, and 9 feet sections with two water slides. There is also a wading pool for the tiny tots. All kids, young and old, can have fun splashing around on the Splash Pad. Everything seems to be coming along quite nicely. The facility will serve as an activity center for Heritage Village as the Administration Building for Harris County MUD #217. The center will house a work-out room and meeting rooms. The landscaping will include a pavilion with a gazebo as well as a water conservation garden.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/4/5/4/5/ar119185916154547.jpg" border="3" height="109" alt=" " width="200" /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Sports Complex&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Plans have been drawn up for a design that will allow the detention pond stellar park with state-of-the-art recreational features. The park will have a baseball diamond, soccer field, playground, walking and bike trail.
