Ah, Facebook. Supposedly such a great marketing tool, but really, who's cracked that nut and actually turned their time spent on Facebook into anything of value for their business???
I'm amongst those who believe that there are buyers and sellers lurking amongst the posts of wonderfully delicous deserts and silly photos of cats using the toilet.

Pricing too high for the market inevitably increases the amount of time a property will remain on the market, and as this story demonstrates, the longer the time on market, the lower the sales price:

I have joined the VEDA challenge! VEDA stands for Vlog Every Day in April. This is not a ActiveRain challenge, but perhaps it should be??? I learned about the challenge on a Facegroup for video bloggers.
Why Vlog? It's another way to reach potential clients. In case you haven't heard, YouTube is the second most popular search engine. Think of it this way, Blogging is to Google like Vlogging is to YouTube.

Yesterday I had the pleasure of participating in a Hangout with Bob Stewart, Chad Hyams, Eric Proulx and two other AR members. I'm going to post it here so you can see what a Google Hangout looks like.
Google Hangouts are automatically recorded and posted by YouTube if you choose. So in effect, Hangouts are a really cheap way to produce video for your YouTube channel.

I came back from vacation yesterday, the first vacation I've taken in two years. With several listings, many deals in escrow and several buyers currently looking for Albuquerque houses, it was really hard to leave, but sometimes you just have to.
A vacation for a busy real estate professional is a little different from what most people would call a vacation. For me it meant a change in location and a reduction in work from about 12 hours per day to about 2 hours per day on my iPad.

I haven't written many posts since Thanksgiving. I've been spending my time creating my business plan for 2010 with hope that 2010 will be an even better year than 2009.
It looks like I can put a wrap on this year's personal sales numbers. I closed 18 sales, had zero-YES ZERO! deals fall out of escrow. I closed 8 listings and 10 buyers for a total of around 3M in gross sales.

JDRF, the Juvenile Diabetes Research Foundation, is holding a Walk to Cure Diabetes on Saturday, November 7, 2009 at Balloon Fiesta Park.
Type 1 Diabetes is a disease that can affect anyone, but onset usually occurs during childhood or adolescense. Diabetes effects every major system in the body. Children diagnosed with Type 1 diabetes will need to inject or pump Insulin to control their blood sugar levels for the rest of their lives. Unless, that is, we work to find a cure.

Here's my Albuquerque Real Estate Report for September 2009.
There is some good news to report this month! Closed sales in the Greater Albuquerque Metropolitan area were up 9.44%.
Pending Sales were also up 31% in September which bodes well for October Closings.
Active Listings
The number of Detached homes for sale in September 2009 has decreased 17% since September 2008.
