Every homebuilder claims that their latest design will revolutionize the way that families live. In retrospect, very few new designs actually accomplish that lofty goal. To see an example of a truly new and unique design, that actually had a huge impact on how people lived, let’s go back to the year 1977. At Kingsley Estates in Lauderhill, builder Carl Trauger of Trend-Setter Homes opened his “Sophisticate” model to rave reviews and genuine surprise from home shoppers. The house was designed by award-winning architect Thomas Krupelstatler, and featured wide open living spaces anchored by a conversation pit. This wasn’t the first conversation pit design, but it was one of the first homes that featured vaulted ceilings and a living room and family room that had no separation walls. The use of pecky-cypress on the ceilings and accent walls gave the home a woodsy smell that was right on the money in the late 1970’s. The cobblestone patios were well ahead of today’s fairly common brick paver finish and the spa that Trauger showed behind this model featured a unique built-in table with a tile top that was perhaps the ultimate homage to 1977, a backgammon board. The Sophisticate model was the largest of a series of three single story homes that featured similar design influences. Later, a two-story model, The Willow Wood, was introduced when Trend-Setter homes progressed to Plantation Hills. The Willow Wood continued to showcase “California” influenced design features like soaring ceilings, ample wood accents both inside and outside and just to create a unique memory point a heart shaped Roman-style tub in the Owner’s Suite. In an industry where imitation truly is the sincerest form of flattery, it wasn’t long before every new community had a floor plan that looked suspiciously like Trend-Setter Homes’ Sophisticate model.

Central Florida is well on the Road to Recovery!
Wells Fargo economist Mark Vitner sees some very positive signs about the recovery of the Central Florida housing market. He cites trends that began in 2012:
• Housing starts doubled to 11,200 (from 5,700 in 2011)
• Housing prices rose 10% in 2012
• Average annual employment in 2012 fell 2 points to 8.6
• Total employment in Metro Orlando grew 1% (after losing employment in 2008, 2009 and 2010)
• UCF predicts that Metro Orlando’s jobless rate will average about 8% this year, while total jobs will grow by about 2.6%
All and all, a very encouraging list of statistics.
Centerline Homes has had several very good years in their greater Orlando communities.
Eagle Creek Golf Club is great example. In 2012 this recreation oriented neighborhood, across the street from Medical City, sold just under 200 homes. New Home Design Ideas and Movies, 1939 was a Stellar Year! Imagine its 1939 and you decide to go to the movies. You open the paper to see what’s playing, and here are some of your choices; Gone with the Wind, Wizard of Oz, Mr. Smith Goes to Washington, Dark Victory, Wuthering Heights or the very glamorous Greta Garbo in Ninotchka. Most movie buffs and historians agree that 1939 was Hollywood’s best year by far.

Another way to pass the time in 1939 was a visit to the New York World’s Fair. Among the many amazing attractions at the fair was a section called The Town of Tomorrow. A group of nationally known building products companies constructed a village of fifteen homes that featured all the latest gizmos and gadgets. The homes ranged in size from a small two bedroom bungalow (The Small Home of Wood sponsored by the National Lumber Manufacturers Association) to a stately colonial (The Electric Home sponsored by General Electric Company).

National companies exposed the thousands of visitors to their latest building products, while a series of architects pushed the envelope and showed Americans that there was an endless possibility of design options for them to consider in a home. Shown here is Home #21, The Motor Home.

Architects Adams & Prentice of New York created a unique and functional design that was built around the motor room (garage). Between the glass garage doors and the home’s primary access through the motor room, it was evident that the family’s automobile should be featured prominently and displayed much like china or artwork. Furnished by the then famous John Wanamaker department store, all bedrooms, including the Owner’s Suite, showed only twin beds which was the only respectable option in 1939.

Back in 1908, well before the advent of the homebuilding industry as we know it today, one of the most popular places to shop for a new home was the Sears, Roebuck & Co. catalog. Over the next several decades, the company shipped around 75,000 home “kits” to various areas of the United States through their mail-order Modern Homes program. Every piece required to build the home was shipped via railway to your hometown, right down to nails and plumbing fixtures (Assuming of course, that the design you selected offered indoor plumbing). The kits were available in three finish levels with the Sears Honor-Bilt program being the top of the line. The company offered 400 hundred designs over the years that ranged from simple weekend cabins to elaborate two-story mansions. Prices for the kits ranged from a few hundred dollars to over $5,000. Shown above, is the Modern Home Number 145 priced at $1,294. Whether your architectural taste ran to bungalow-style, colonial, Cape Cod, English Tudor, French Provincial or even Spanish, Sears had the perfect plan for you and your family. On Sunday, September 30th, from Noon until 5 p.m. Red Tail Golf Club is hosting a celebration to introduce new single family golf course model homes and showcase the renowned country club lifestyle it has been known for since opening in 2004.

Free rounds of golf at Red Tail will be given to everyone who takes the new home model tour. The Clubhouse will offer complimentary food and beverages, with live music on the veranda overlooking the 18th fairway.
