ACTIVE RAIN has been a tremendous resource for me with input from knowledgeable professionals in the real estate community as well as blogs from some very interesting (and funny) people. I have been in the real estate business a long time and have never been exposed to such a diverse group who always seem willing to share information and assistance. So I have now decided to join in becoming an ACTIVE RAIN-maker.

WASHINGTON - Home resales rose in September to the highest level in more than two years, beating expectations, as buyers scrambled to complete their purchases before a tax credit for first-time owners expires.
The National Association of Realtors said Friday that sales rose 9.4 percent to a seasonally adjusted annual rate of 5.57 million in September, from a downwardly revised pace of 5.1 million in August. Sales had been expected to rise to an annual pace of 5.35 million, according to economists surveyed by Thomson Reuters.

Across the Nation we are hearing that the very high end of real estate held without a mortgage is moving. We are told that large double digit million dollar all cash sales are occurring with substantial price reductions negotiated. But, they are happening!
On the other end of the spectrum, sales at the low end of the market (due mostly to the $8,000 credit) are driving up the housing stats but at least 50% of these sales are short sales or foreclosures, weighted highly on the foreclosure side which is highly advantageous to the financial institutions. Florida's existing home sales rose in July 2009. This is the 11th month in a row that sales activity increased in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors® (FAR). 
Keep it coming Florida because this is not only good news for Florida but for the entire housing market.

real estate activity: IDENTIFYING GREEN FEATURES ON THE MLS? - 06/28/09 07:45 AM
From what I am told, there is a movement to include a GREEN section on the MLS' that serve the NE.  This is already in place out West and will include a designated section on the listing sheet/screen that will allow the Agents to include environmentally friendly features existing in their listings. This will certainly help in identifying properties for our environmentally sensitive buyers.
I welcome it and can't wait.

real estate activity: SPRING HAS FINALLY SPRUNG SO TIS THE SEASON TO BE JOLLY! - 03/21/09 05:25 PM
I hope that I am not being overly optimistic but it looks like the home shoppers are starting to come out in full force.  All of a sudden my phone is jumping, my email Inbox is full of inquiries, and the Showing Desk in my office is very busy making appointments.  I know that we are now moving into Our Season but could it be that the housing slump is leaving NJ? 
I like to believe that buyers are anticipating a surge and they don't want to miss out on any opportunities to snap up those lovely bargain-priced homes that have been drastically reduced from original asking. We have a lot … (4 comments)
