real estate advice: Should Mortgage Professionals and Real Estate Professionals Give Tax Advice, or Any Other Advice for That Matter? - 07/29/10 04:00 PM
There have been a wide variety of posts on this exact question, the vast majority of them saying that real estate professionals and mortgage professionals should not be giving tax advice, financial advice, or any other type of advice and strictly adhere to only what they should talk about.  Many of these professionals do hit on some “advice” topics, of course with the caveat that they should seek a “appropriate professional” for further advice.
One case in point is the recent topic of points and whether or not they are deductible.  I am not sure which post started Lenn Harley’s post, … (3 comments)

real estate advice: You Want to Own Your Own Home, But Do You Own it the Right Way? (Part 1) - 06/06/07 10:39 AM
Most Americans think the same way and do not realize the old way of getting a mortgage is the wrong way to get the mortgage.  They need to realize that things change and we need to change with them to take full advantage of the opportunities we can receive.
Let's take a look at two individuals that are in the same situation.  There names are Stan and Tom.  They both currently earn $75,000 per year and have $50,000 in cash.  They both go out and buy $250,000 homes.  Tom wants to minimize his mortgage, so he uses his $50,000 in savings as … (3 comments)

real estate advice: Which is the Safer Investment - Home Equity or Burying Your Money in the Backyard? - 01/28/07 07:07 PM
Your first reaction to this title is what the heck is he comparing these two for, it is clearly home equity, right?  Well, let's take a closer look at these two "investments".  In order to do this, we have to understand the three areas that determine a good investment...liquidity, safety, and rate of return.
Let's start off with the rate of return.  Obviously, if you bury your money in a tin can in the backyard, you will not have a positive rate of return on the money.  In fact, you will lose money due to inflation.  Home equity is the same way, … (9 comments)

real estate advice: Turbulence - How to avoid it - 12/13/06 09:51 PM
I was just reading and commenting on Karl Christen's post Good offense is always a better defense. As I was formulating my comment, it dawned on me to make this post about what I have learned to avoid turbulence while flying and how it applies to the turbulence he mentions regarding the real estate transaction.
While the turbulence Karl mentions does not directly relate to flying, there are things pilots do to help avoid turbulence, or at least minimize its effects.  Therefore, the focus of this post is on what I do as a pilot and how you can use it in … (4 comments)

real estate advice: Interest Rates and Their Effect on Potential Homebuyers - 11/12/06 09:28 PM
When reviewing a survey that was conducted about a year ago, it reminded me of what really drives potential homebuyers to make that home purchase.  In light of the fact interest rates may start rising again, what effect would that have on the real estate market during a recovery, or any time for that matter.
The survey, conducted by Lawyers.com, although small in comparison to other surveys, does highlight the reasons potential homebuyers primary motivators are in the purchase of a new home.  And believe it or not, at the bottom of the list is what the interest rates are.  In fact, interest … (9 comments)

real estate advice: Interest Rates - How Does it Affect Our Net Worth? - 11/07/06 09:12 AM
While reading a great post by Jeff Belonger titled The Myths about ZERO point mortgages instead of paying points upfront...... and it got me thinking, as he usually does.  His post was great and showed clearly how if we go back to basic math, we can come up with good answers to his question.  Sometimes simplicity is a good thing.
While creating my comment, and the fact that I love learning how things really work, that's due to my background, I realized something I hadn't thought about in a while.  When we start factoring in all variables of the all-time favorite loan, the 30-Year … (16 comments)

real estate advice: Mortgage Advice from Telenovelas? - 10/23/06 09:25 AM
Yes, your read it correctly.  People can now learn about mortgages and take advice from telenovelas.  What next? Days of Our lives teaching us how about mortgages as well?
OK, some of you may not know what telenovelas are, so let me explain.  Simply put, they are the Spanish version of Soap Operas.  What shocked me was that this story was on the front page of the money section in the Miami Herald Sunday.  Frankly, I am not sure what to make of it.
Are we such a TV dependent society that we need to educate ourselves via Soap Operas?  Is "edutainment", … (18 comments)

real estate advice: Are you in Compliance with ALL laws? The answer may surprise you. - 10/10/06 02:07 PM
Identity theft is a topic that we hear about every day at this point.  A laptop gets stolen or misplaced, some company's database gets hacked into, or something else.
We also read about the numerous victims (about 10 million annually) and all of the struggles they go through to clear their name and try to get back to living the life they once had.  Eventually, they find out that the reality is that they will never get free of this tragedy.
The question is, what do they do when they become a victim?  How will it effect your business?  No one seems to … (4 comments)

real estate advice: Who Am I? - 10/09/06 09:32 PM
