Barclay Downs is an established neighborhood of over 400 homes located literally right next door to SouthPark Mall, considered by many to be the premier mall in the Carolina area.

Heritage Green is a great subdivision for first time home buyers featuring uniquely styled traditional single family homes. The community of Bradfield Farms lies east of uptown Charlotte in an unincorporated part of Mecklenburg County. The main entrance to this neighborhood of is on Reedy Creek Road near the Harrisburg Road/I-485 interchange. Bradfield Farms was developed in the early 1990's with homes being built primarily by Centex Homes, although other quality builders, such as Crosland, Hovnanian, Torrey, and Fortis each built a section.

Providence Hills, a highly popular south Charlotte subdivision noted for its exception community life is located at McKee and Pleasant Plains Roads. Forbes magazine recently released their 10 best cities in which to buy a home right now. To determine what cities are smart buys, Forbes computed the premium of home ownership and where economists predict that home prices will go up the most over the next five years.

Last November, the Homebuyer Tax Credit was extended giving first time home buyers a tax rebate of $8,000 and $6,500 for qualified buyers who already own their home.
The tax credit applies to homes purchased before April 30, 2010 and to homes under contract by April 30, 2010 which will close by June 30, 2010.
Stop for a moment to consider the fact that it might take several weeks to choose the right home, it will take adequate time to negotiate the right price and terms, and another 30 days or so to process your mortgage loan. You’re looking at upwards of 60 days or more before you can close the transaction and move in.
Whether you are a first time homebuyer, or you are looking to move up to a larger home, now is the time to move forward on that home purchase. Charlotte has so many great neighborhoods in which to look for that dream home. The current prices are very attractive, interest rates are favorable, and there are some great deals out there.

The number of closed residential transactions fell 10.7% in January compared to December, but increased 8.4% over that for January a year ago. Contracts written for the month increased a surprising 25% over prior month, indicating that the tax credit is continuing to have an effect and that, perhaps, the market activity overall is beginning to take shape for 2010.
Seller price concessions increased to 12.5% for January compared to 10.5% in December. A year ago we saw pricing discounts of only 9.8%, and in 2008, the average price reduction on contracted sales was just 6.4%. It is not clear whether the new home or resale segment of the market is most influential in these numbers, as those figures are not available separately.
Hopefully, the anticipated spring buying season and the impact of the home buyer tax credit will have a positive effect on our market as we move forward in 2010. As in other areas of the country, our market will need to benefit from an improvement in the job market and the housing markets from which so many people relocate to the Charlotte area.
