atlanta homes: Home Sales Drop in Atlanta Area. - 08/22/10 07:16 PM
INFORMATION By AJCHOMEFINDER.COM When condominium sales across metro Atlanta hit the wall in 2009, Ryan Plantz had a front row seat. He had been condo shopping the year before but didn't see what he wanted in his price range, so he watched and waited for the market to tank. It didn't take long. In November he closed on a new one-bedroom condo in Midtown's 30308 ZIP code for 20 percent less than what he would have paid just a year earlier. "I couldn't be happier with what I got," Plantz said. "I feel like I got a great deal." At least

atlanta homes: Tax Breaks for More Home Buyers - 12/19/09 09:44 AM
Congress recently extended and expanded the homebuyer tax credit program that was responsible for generating some new residential purchase activity this past year. This tax credit program, coupled with historically low mortgage rates, and an abundance of homes to choose from, helped push a difficult real estate market forward this past year. Congress has extended the $8,000 first time homebuyer tax credit through April 30, 2010. A new $6,500 tax credit program has been created for repeat or step up buyers who are purchasing a principal residence if they have been residing in their current residence for five consecutive years out

atlanta homes: Home Buyers and Home sellers. - 10/23/09 10:09 PM
Through the years we all get older...even our homes, cars etc. Proper maintainance on a home is a steady, and some times costy effort to keep up with. That brings me to this residential code I think all home sellers need to know.International Residential Code Council Ref {R102.7}- Provisions allowing the legal occupancy of a residential structure to continue without fully compling with current codes are grandfather-In. The IRC provides such relief to home owners. To impose regulations to bring existing structures into current compliance would be impractical and unreasonable and penalized the owners. Since the structure was constructed in compliance with

I have worked at the muncicipality level 14yrs before enterting the privite sector. After about five thousand home inspections - performing only two per day, maximum - I have seen - quite literally - only a handful of houses that needed significant structural work. The things I have run into are things that has happened after the {municipalitiy} framing inspection. You have electrician, plumbers, Hvac, tradesman finishing their rough-in tie in.You have the hvac techs.Installing flex duct, setting register, supply returns, running line sets(refrigeration lines),Setting vibration pads, mounting exterior disconects, ans so on.I have seen alot of problems in this area with mis matching, air handlers, supply

atlanta homes: Atlanta New Homes - 01/13/09 08:11 AM
Buying a home for the first time can be scary, but as with anything else in life, the right preparation brings about good results. Remember, the right home for you is one you want and can afford. Step 1: Ask yourself if you're ready. You need to decide whether you're financially ready to buy a home.First-time buyers ask themselves some simple questions: Do you have a steady job and income? Do you plan on remaining in the same area for a few years? Do you have enough money set aside for your down payment and closing costs? Do you have

atlanta homes: What are EMF'S/Accurate Home Inspection of Atlanta - 12/08/08 12:03 PM
What are EMF's and why should I care? Electricity is all around us. In order to transmit electricity, it is nescesary to transform it ito alternating current (AC) which reverse polarity 60 times per second(60 cycles). When alternating currents are sent through wires and appliances, they produce Electro-Magnetic Fields (EMF). Some scientist fear the EMF produced by poer lines increase the incidence of cancer. They have been confirmed by two studies from sweden that shows as much as a fourfold increase in the risk of luekemia among children who live near power lines, as well as increased rates of cancer of ultility

atlanta homes: Winter Coming/Natural Gas Health Effects/Accurate Home inspection Atlanta - 09/25/08 07:49 AM
Although the conventional human health toxicity of natural gas has been assumed to be low, many people with chemical sensitivities react extremely adversely in the presence of even minute traces of natural gas. This adverse reaction may either be owing to impurities or odourants in the gas, or to the gas itself. Methane, the main component of natural gas, is believed to have low conventional toxicity but is an asphyxiant. Inhalation of high concentrations of methane can cause symptoms ranging from a craving for fresh air, rapid and irregular breathing, headache, fatigue and exhaustion, to loss of consciousness, convulsions and death

atlanta homes: Energy Efficiency/Home savings/Accurate Home Inspection of Atlanta - 09/17/08 02:58 PM
WWW.Findmeaninspector.com PEX piping offers reduced heat loss and improved thermal characteristics when compared to metallic pipe. In addition, less energy is used by the water heater because of shorter delivery time for hot water with PEX parallel plumbing systems. Cost Effectiveness-PEX plumbing systems have lower installation costs than rigid metallic plumbing systems.Installation time and labor required is greatly reduced. In service, the use of PEX systems can reduce energy and water use by delivering water to the fixtures faster and by reducing losses in the piping. Noise Reduction-When properly secured, PEX piping can be significantly quieter than rigid systems.

Geothermal heat pumps for homes and other buildings is way up - and likely to go higherThe geothermal heat pump is a green technology which, unlike solar and wind power, doesn't get a lot of attention. Geothermal heat pumps utilize the Earth's constant temperature to heat and cool water that is pumped underground through a closed loop pipe that runs up intoa house or other building. Geothermal heat pumps are an environmentally-friendly source ofheating, cooling and hot water. While geothermal heat pumps still account for less than 1% ofthe U.S. heating and cooling market.Did you know Google is investing $10 million in

atlanta homes: Rapidly increasing cost of energy /Accurate Home Inspection of Atlanta - 09/05/08 08:37 AM
Accurate Home Inspection of Atlanta 404 680-4578 www.Findmeaninspector.com Walls are the largest exterior surface areas of most homes and are also exposed to wind load and large amounts of air infiltration. Uninsulated or poorly insulated walls are ideal for convection heat transfer because of internal wall cavities. These cavities, which are more prevalent than most people think, are caused by little or no insulation or poorly-installed insulation. Exterior walls with an air cavity between their cold and warm side allow air currents inside the walls to carry warmth from one side of the wall

atlanta homes: Real Estate/Cement substitutes/Accurate Home Inspection of Atlanta - 08/26/08 10:41 AM
Producing cement uses a great deal of energy, so finding a waste product that can substitute for cement makes good environmental sense. According to Environmental Building News (EBN), as much greenhouse gas is created producing the Portland cement used in the U.S. as is created operating 22 million compact cars. In addition, the U.S. imports about 20% of the 100 million metric tons of cement it uses annually, adding to its cost and using more energy. Burning coal to make electric power creates a great deal of waste "fly ash," and a smaller amount of slag is created when producing iron

Do you know your flood risk?Call your local emergency management office, building department or floodplain management office for information about flooding. Ask to see a flood map of your community. There may be a projected flood elevation for your neighborhood. This information will help you determine how much water is likely to come in.Do you have enough flood insurance?Even if you have taken steps to protect your home from flooding, you still need flood insurance if you live in a floodplain. Homeowners' policies do not cover flood damage, so you will probably need to purchase a separate policy under the National

atlanta homes: Proper Home Ventilation/Part 2/Findmeaninspector.com - 08/17/08 10:44 AM
Determining the Humidity Limits- Many people believe that 25 percent relative humidity as a lower level is still too high. The debate breaks predictably into several camps with the engineers (the aircraft people being the most vocal) arguing for no lower limit for health and only a discussion on comfort. Whereas the lung researchers and some MD's argue that until there is definitive research, why not keep the level high from a prudent avoidance perspective. This of course terrifies the microbiologists and mold researchers since higher lower limits clearly lead to mold growth in buildings and are associated with microbial contamination

atlanta homes: Proper Home Ventilation/Part 1/Accurate Home Inspection of Atlanta - 08/08/08 04:51 PM
Building code inspector officals have been inconsistant in their reactions to the concerns about indoor air quality.Concerns about energy consumption in the 1970's forced many building code inspectors to severly restrict the amount of outside air used in the building.Indoor air quality concerns have reversed that trend, with some communties now insisting on very large amounts of outside air for wall cavity, and many other building applications. Building Pressurization-Outside air intrduced into a building and inside air exhausted to the outside are both forms of ventilation.Properly using and balancing each type of air is essential.Stack effect and wind influence a building's internal pressure.Stack

More than a million decks are built and replaced each tear in the united states. While decks are a popular feature of many homes, the construction and safety of decks have come to be a big concern in the building industry.Improper deck building has resulted in a growing number of deck failures and related injuries and death. Slab Foundations A slab foundation is a foundation built directly on the soil with no basement or crawl space. Slab foundations are common in areas where soil conditions are not suitable for a basement, and are the most common foundation found in warmer areas such as Florida, Arizona, California and Texas, Georgia or anywhere where the depth between the soil and stable underlying rock is very shallow. Slabs are the quickest and cheapest foundation because they require less labor, skill and materials cost. They consist of a concrete slab that is typically 6 to 8 inches thick. atlanta homes: Construction Defects/Accurate Home Inspection Atlanta - 05/08/08 07:45 PM
A construction defect can be so severe that it causes cracks all over your house. The source of the construction defect will dictate what areas of the house will be most affected. Ceilings and fireplaces may show signs of a construction defect rooted from soil issues or water issues, but are not limited to just these two construction defects. Expansive soil is a major cause of construction defect. Although we have the technology to determine if the land being built on contains expansive soil, builders and/or developers cut corners by disregarding this fact at times. It is necessary to choose a construction
