atlanta inspector: Home inspectors provide a final backup in the consumer protection process! - 02/09/09 10:05 AM
Accurate Home Inspection of Atlanta           www.findmeaninspector.com

The bottom line,is this:  All new homes have defects, regardless of the competence and integrity of the builder or the construction supervisor.  If this were not the case, the essential imperfection of humanity would be disproved.  Some new homes have repair lists that are long, while other lists contain only a few items.  In most cases, defects are minor in nature, but serious problems, such as violations of safety requirements, are not uncommon.  A home inspector can spend three or more hours searching for construction errors in one home; a municipal inspector cannot.

atlanta inspector: Proper Performance of Wood flooring-Inspection Atlanta - 02/07/09 12:25 PM
Moisture comes from a variety of sources-from the earth itself, from surface water (i.e., rain water runoff),as well as from the interior atmosphere. Let's consider the various ways that moisture problems originate, and how they can be controlled and prevented. With the introduction of engineered flooring, hardwood floors can be used in virtually every room in the house, even in basements.Water on or near the building site cannot be ignored or neglected.
A room that is exposed to excessive moisture would be prone to trouble if solid wood flooring were installed in it.Most complaints concerning hardwood flooring are related to changes in the … (0 comments)

atlanta inspector: Residential Foundation Insulation/Accurate Home Inspection of Atlanta - 01/25/09 10:33 AM
www.FindmeanInspector.com
Introduction   Homes being constructed today are more energy efficient than those built even just a few years ago, primarily due to significant improvements in building products and techniques as well as development of high-performance heating and cooling systems and other appliances. However, the benefits of foundation insulation are often overlooked. Heat loss from an uninsulated, conditioned basement may represent up to 50 percent of a home's total heat loss in a tightly sealed, well-insulated home. Foundation insulation is used primarily to reduce heating costs and has little or no benefit in lowering cooling costs. In addition to reducing … (3 comments)

atlanta inspector: Air Conditioners/Accurate Home Inspection of Atlanta - 01/19/09 05:49 AM
Air conditioning does more to your home environment than just lower temperatures. Air conditioners and central air conditioning systems can also have a profound impact on the quality of the air you breathe.
Among the most important considerations are size and energy efficiency. A properly sized, highly energy-efficient air conditioner will provide you with optimal comfort for a reasonable cost to both your household energy budget and the environment.
Size refers to the air conditioner's cooling capacity measured in British Thermal Units (BTUs), which in turn refers to the amount of heat that will be removed per hour. A 5,000 BTU … (1 comments)

atlanta inspector: Consumer report/Consumer Reports investigation - 01/14/09 08:17 AM
A few years back, a Consumer Reports investigation found that 15 percent of new homes had serious problems and defects, requiring homeowners to spend millions of dollars on repairs.During that building boom, the fast pace of construction was a major cause of shoddy construction. While today's real-estate market has weakened significantly compared with the robust market of recent years, you still need to be on the lookout to avoid buying a flawed home.
Sometimes problems can be associated with a poorly done renovation or addition that compromised key structural members.Windows and doors that don't sit well in frames or close properly could … (0 comments)

atlanta inspector: Real estate/Energy efficient/Consumer information - 01/07/09 09:30 AM
Energy efficient depends on the entire system being used, not just one piece. Some builders and designers prefer 2x6 construction for several reasons. Most obvious is the fact that the wider studs permit using thicker insulation. A 2x4 stud wall, which is 3 1/2 inches deep, allows 3 1/2 inches of insulation. This could be as high as R-13 or R-15 with the new high-density fiberglass batts or about R-13 with dense-pack cellulose. A 2x6 stud wall, on the other hand, gives you 5 1/2 inches of space for insulation, enabling you to use R-19 or even the new R-22 batts … (0 comments)

This is a test of code to builders or code inspector.Consumer are even welocome.

Is it the intent of Section 322.1 to regulate the proximity of sill plates as well as other components of wall framing, such as studs, with respect to exposed ground, or is the intent of the code met simply by installing a pressure treated sill regardless of the location of the studs?

Accurate Home Inspection of Atlanta  www.FindmeanInspector.com
Throughout the United States, even in desert areas, there is moisture in the ground from groundwater being absorbed. Even in an apparently dry crawlspace, a large amount of water is entering the home.    In a dry crawlspace, the moisture is drying out as fast as it is entering, which causes high moisture levels in the crawlspace and elsewhere in the house. A solid vapor barrier is recommended in all crawlspaces and should be required if moisture problems exist. This vapor barrier, if properly installed, also reduces the infiltration of radon gas. Of course, if the moisture is coming … (0 comments)

What are EMF's and why should I care?
Electricity is all around us. In order to transmit electricity, it is nescesary to transform it ito alternating current (AC) which reverse polarity 60 times per second(60 cycles). When alternating currents are sent through wires and appliances, they produce Electro-Magnetic Fields (EMF).
Some scientist fear the EMF produced by poer lines increase the incidence of cancer. They have been confirmed by two studies from sweden that shows as much as a fourfold increase in the risk of luekemia among children who live near power lines, as well as increased rates of cancer of ultility … (0 comments)
