Here are a few things that we should keep in mind when we are looking to make a home purchase. Thanks Jamie

1. Thou shalt not change jobs, become self-employed or quit your job. Longer employment time shows stability and a reduced likelyhood of default.

2. Thou shalt not buy a car, truck or van (or you may be

living in it)! This will increase your debt to income ratio.

3. Thou shalt not use charge cards excessively or let your

accounts fall behind. This shows poor money management and an increased risk of default.

4. Thou shalt not spend money you have set aside for closing. It costs money to borrow money - make sure you have enough.

5. Thou shalt not omit debts or liabilities from your loan

application. This is tantamount to fraud - never a good thing!

6. Thou shalt not buy furniture or other big ticket item on credit. Like buying a car, this increases your debt to income ratio.

7, Thou shalt not originate any inquiries into your credit. The algorhythm is a secret but you'll get dinged a few points for most inquiries.

8. Thou shalt not make large deposits without first checking

with your loan officer. Money needs to "season" in your bank account, typically for 60 or more days.

9. Thou shalt not change bank accounts. A strong banking history, like a strong employment history, shows stability.

10. Thou shalt not co-sign a loan for anyone. Like buying cars or furniture, this increases your debt to income ratio.

Ozark Music Festival Exhibited Through December 2009! "Seventies Flashback"

This was an invasion of our city that I will never forget! Although I was only 10 years old I can remember Rock and Roll Music of the 1970's, Old time rock and roll, that there were more people in our city than I had ever seen in one spot in my life. I was not allowed to play outside for a whole weekend. My dad did take me, my grandad and and uncle for a drive in the peak of this invasion and what we saw was nothing but amazing and very eye opening for this 10 year old. The local McDonalds had paper sacks in the parking lot knee high to an adult man. The streets, store parking and yards were packed full of people just meandering around. I remember that most all of the men had scruffy beards and ladies......well the ladies had more skin than this 10 year old had ever seen in his life!

There has been some upgrades to the Springfork lake in Pettis County Missouri.

Sprink Fork Lake Conservation Department Road Sign

The Missouri Department of Conservation has taken over the management of the Springfork lake southeast of Sedalia near Bahner Mo. With that have come several upgrades to the parking area, boat ramp and dock.

The old gravel boat ramp has been replaced with a nice concrete boat ramp which will make the launching process allot easier.

The drive and parking lot has been redone with the addition of a new restroom. Last but not least there has been a nice new covered dock complete with crappie beds installed.

Anglers are encouraged to harvest their limit of crappie, up to 30 a day, no matter the size. The crappie population is stunted, meaning they are growing slower. Less crappie will provide more food for the rest of the fish to grow bigger.

Electric motors are the only type allowed to operate on the lake. You can launch your boat with a gas engine on it but it must be kept up out of the water while powering your boat with the trolling motor.SpringFork Lake Pettis County Mo, Kids Fishing

My son and I fished this lake when he was growing up and caught many crappie from it. Most of all we had quality time together and he learned to appreciate our fishing and recreation lakes and more about wildlife.

With all of the upgrades and a renewed excitement about the lake I encourage everyone to take a kid fishing and support the recovery of Springfork Lake in Pettis County Mo. I will definitely do my part!
