10 Commandments for Home Buyers

Here are a few things that we should keep in mind when we are looking to make a home purchase. Thanks Jamie

1. Thou shalt not change jobs, become self-employed or quit your job. Longer employment time shows stability and a reduced likelyhood of default.

2. Thou shalt not buy a car, truck or van (or you may be

living in it)! This will increase your debt to income ratio.

3. Thou shalt not use charge cards excessively or let your

accounts fall behind. This shows poor money management and an increased risk of default.

4. Thou shalt not spend money you have set aside for closing. It costs money to borrow money - make sure you have enough.

5. Thou shalt not omit debts or liabilities from your loan

application. This is tantamount to fraud - never a good thing!

6. Thou shalt not buy furniture or other big ticket item on credit. Like buying a car, this increases your debt to income ratio.

7, Thou shalt not originate any inquiries into your credit. The algorhythm is a secret but you'll get dinged a few points for most inquiries.

8. Thou shalt not make large deposits without first checking

with your loan officer. Money needs to "season" in your bank account, typically for 60 or more days.

9. Thou shalt not change bank accounts. A strong banking history, like a strong employment history, shows stability.

10. Thou shalt not co-sign a loan for anyone. Like buying cars or furniture, this increases your debt to income ratio.

The Year Our City Was Invaded!! Were You There?

Ozark Music Festival Exhibited Through December 2009! "Seventies Flashback"

This was an invasion of our city that I will never forget! Although I was only 10 years old I can remember that there were more people in our city than I had ever seen in one spot in my life. I was not allowed to play outside for a whole weekend. My dad did take me, my grandad and and uncle for a drive in the peak of this invasion and what we saw was nothing but amazing and very eye opening for this 10 year old. The local McDonalds had paper sacks in the parking lot knee high to an adult man. The streets, store parking and yards were packed full of people just meandering around. I remember that most all of the men had scruffy beards and ladies......well the ladies had more skin than this 10 year old had ever seen in his life!

Crappie Fishing in Pettis County

There has been some upgrades to the Springfork lake in Pettis County Missouri.

The Missouri Department of Conservation has taken over the management of the Springfork lake southeast of Sedalia near Bahner Mo. With that have come several upgrades to the parking area, boat ramp and dock.

The old gravel boat ramp has been replaced with a nice concrete boat ramp which will make the launching process allot easier.

The drive and parking lot has been redone with the addition of a new restroom. Last but not least there has been a nice new covered dock complete with crappie beds installed.

Anglers are encouraged to harvest their limit of crappie, up to 30 a day, no matter the size. The crappie population is stunted, meaning they are growing slower. Less crappie will provide more food for the rest of the fish to grow bigger.

Electric motors are the only type allowed to operate on the lake. You can launch your boat with a gas engine on it but it must be kept up out of the water while powering your boat with the trolling motor.

My son and I fished this lake when he was growing up and caught many crappie from it. Most of all we had quality time together and he learned to appreciate our fishing and recreation lakes and more about wildlife.

With all of the upgrades and a renewed excitement about the lake I encourage everyone to take a kid fishing and support the recovery of Springfork Lake in Pettis County Mo. I will definitely do my part!

Sedalia Mo has allot going on. Our city is bound and determined to make things happen in this and any other economy that comes about.

I sat down today with Amanda Stice who is the Director of Communications for the Sedalia Area Chamber. The topic of discussion was promoting Sedalia. The chamber has many projects going on when it comes to getting the word out about our city.

The Dugan Paint company was started in 1871 by Ernest Dugan and is currently in the fifth family generation of management. The company was first started as a paint and glass store as many similar businesses of its type were back then. In January of 1980 the glass and paint store split off into two separate companies and the paint company started its growth. In 1983 the second store was opened in Laurie, Missouri to service the Lake of the Ozarks area. At that time the area was experiencing tremendous growth and we soon saw that we could not provide the complete service to both sides of the lake from one location. In 1992 the third store was opened in Osage Beach, Missouri to serve what we called the east side of the Lake of the Ozarks.

As business continued to grow in the Sedalia area, a need for a larger main facility was evident. In January of 1997 we completed our relocation from our 4,000 square foot location on west 16th street to our new 10,000 square foot location at 3103 Erika avenue. Also, that same month, January 1997, we took over the operations of the Zeke's Paint and Design center in Warrensburg, Missouri giving us our fourth store location. With the addition of the Warrensburg location we are able to circle our main store and warehouse with satellite locations making shipments efficient and timely. In January of 2000, our new facility in Warrensburg was completed and we moved from the downtown district to 709 East Hale Lake Road. In December of 2000, a 2000 square foot addition was completed at the Sedalia warehouse. As the Lake of the Ozarks area continued to grow, a need for additional warehouse and showroom space was needed so a new store location was created in Laurie at 120 Dogwood Lane and it was moved in February of 2003. Three new warehouses have been built or purchased since 2004 giving Dugan's Paint and Flooring Centers the ability to service our customers better than any other paint and flooring store in central Missouri.

Whiteman AirForce Base Missouri- Possible home to Global Strike Command

Whiteman AirForce Base located in Missouri is a one of six finalists to be picked for the newly created Global Strike Command.

Because Whiteman is already the home of the B-2 nuclear bombers plus its active reserve and gaurd not to mention its sprawling 5000 acres make its chances of being picked very good.

Air Force officials are using a certain criteria that will applied to each finalist. The criteria consists of the availability of requisite expertise, type of facilities and its infrastructure, support capacity, transportation and access, the communications capabilities and bandwidth. Also in consideration will be the security capability to support the Global Strike Command headquarters.

Local officials in the surrounding cities and counties including Sedalia and Pettis county Missouri are writing letters in support of Whiteman hoping to encourage the Air Force to bring the command here.

Officials plan to announce the location of the command in June of this year.

Air Force Strikes Again!!!

Have you ever heard Tops in Blue perform? I just did and it was an excellent performance!

The wife and I learned of a group that was putting on a free performance sponsored by Whiteman Air Force Base in Missouri. We decided it would make a nice evening out and went to dinner then made our way to the Mathewson Exhibition Center Located here in Sedalia.

We were not disappointed. The performance is a musical with a twist of comedy. It was a packed house and the croud rose a gave them a standing ovation during there entire last performance.

I would recommend that everyone go to the Tops in Blue web-site and see when there performing in your area. It's a great show at an even better price.

Have you ever wondered how our water wells actually fill up (or not)?

I was doing some research on a piece of ground and found a very interesting and informative web-site about ground water. I have just scratched the surface of this site and already have found much useful information. Thought it would be good to share for those not aware of it. Required Documents For Loan Preapproval

When we are searching for the perfect home we often put off one of the most important things that needs to be done. Prequalifing for a loan. This should be the FIRST thing that is taken care of whether your looking on your own or plan to contact your Realtor. To make it as painless and smooth as possible here is a list of the most common required documents that you may need.

Not all documents are applicable to all borrowers and your particular lender may require additional documents not listed here.

Last 30 days pay stubs with year to date earnings
Last 2 years W-2's and tax returns with schedules
Last two months bank statements
Last statement for mutual funds, stocks, money market, cd's
Last two years employment history to include employer name, address, phone number, position held and start to end dates. If in school provide transcripts
Letter of explanation for employment gaps greater than 30 days within the past 2 years
Letter of explanation on any derogatory credit with supporting documentation
Bankruptcy papers, divorce papers
Letter of explanation for any unusual (non-payroll) deposits with supporting documentation
Last 2 years residency history with landlord information (name, address and phone number)
Home insurance agent name & phone number
Veterans must provide DD214
If sing gift funds for a down payment or closing costs, you will be asked to provide the donors name, address, phone number, amount of gift funds, proof of receipt of gift funds and proof of donor availability of gift funds.

I hope that this list will help your home buying process go even a little bit smoother. Always being as prepared as possible can never hurt.

Home Builders Demolish Unsold Homes! "ARE YOU KIDDING ME?"

I am sitting here watching the news and there talking about helping the housing market by demolishing new unsold homes. Believe it or not I guess some area's are really doing this.

It's a hard pill for me to swollow. I think we need to let the market go through it's correction (as it always does) and then cary on as usual.

If you were king how would you fix the housing market?
