How does NWA compair to National Markets - 08/27/08 08:12 AM
I just saw on the CRS blog that New home sales are up but prices are down. Existing sales are up more than expected but about 1/2 of of normal times. (pre-bubble) In our market new home sales are doing quite well with FHA financing and an average sale price of around $85 per Sq. Ft. That is contrasted to $95 to $100 per Sq. ft. in the past. Land cost have come down and builders are working on thinner margins. Existing home sales are moving when the market perceives a bargain and Auctions are working fairly well. This was the week that the Legacy Condo Building was to go on the block. In order to prevent this it looked like Mr. Barber put his company in Chapter 7 Bankruptcy. The bank (Legacy of Springdale) is not going to give up. It seem, from what I read in the paper, that when the company on the note files for relief in Bankruptcy the bank can then go after the people who co-signed. Fewer building permits OK - 08/20/08 06:16 PM
Business headlines today were about the decrease in building permits being issued. Well, that is good news considering the number of new homes on the market. Paul Bynum's Mount data report showed an eighteen present increase in real estate activity over last month. The median sale price is staying even and slightly higher in Washington County. Foreclosures are less than one half of our surrounding states and clearing up in the Ft. Smith area. As we go into fall I think the public will realize that the market is rapidly returning to normal.

Market leveling out - 08/15/08 07:31 AM
It was in the morning news and when I saw the "Skyline Report" from Arvest it would appear that the NWA Real estate market is leveling out. Median price was actually up about 5% in Washington County. It was down a little over 3% in Benton County. I real intresting part of the Report was almost a 10 surplus of vacant lots.
In the last three classes I taught in the last week and 1/2 I have had Realtors from the River Valley. The report from Ozark, Ft. Smith, Alma and Greenwood was things are picking up. They are experiencing a … (0 comments)

Big Sale this past Saturday - 08/04/08 10:16 AM
Arvest had it's big auction Saturday. 176 properties were on the Block. There were 5 properties with no reserve but the auctioneer was not allowed to tell which 5 they were.(very clever trick) Over 600 people showed up and the bidding was good. We won't know how successful the bank was until each high bidder is notified if their bid met the reserve. The auctioneers wre from United Country/Block Auctions. Paul Covin, the main caller, did a very good job.
