I did so well on Day 1 through 3 of the 31 Days to Build a Better Blog challenge...Well now it's Day 13 and I still have to catch up on days 4-13.  What the heck happened?
Distractions...
I know, no excuse right?  I'm so tired right now, I can barely hold my eyes open....Tomorrow I am doing volunteer work for the mini marathon.  The next day I'll have to work on catching up is on Friday.  But even then I have so much to catch up on, I'll likely have to split it up into another day or two.
I do have … (11 comments)

Pre-Qualification vs. Pre-Approval Which is Better? - 04/28/09 10:43 AM
Some of you looking to purchase a home may be wondering how a a pre-qualification differs from a pre-approval.
A Pre-Qualification letter essentially means you spoke to a lender about your desire to purchase a home...You let them know what your income is and your monthly obligations are (car payment, personal loan, child support, etc.). They may or may not run a credit report. Obtaining a pre-qualification letter is basically a quick conversation on the phone to see what you "may" (keyword is "MAY") be able to qualify for. It's simply an estimate.
A Pre-Approval letter requires a bit more work. … (3 comments)

Letting Off Some Steam!!! Part Deux... - 04/16/09 05:04 PM
Yesterday I posted about how my loan officer gave me news that my house appraised for much less than it should realistically be worth...
As a result, I did respond to her with information regarding homes that actually sold in my area and she responded back to me that I was giving her the "LIST PRICE not the SALES PRICE".  So at this point I'm thinking, maybe in my flustered state yesterday I did look at the comparable sales wrong (i.e. I looked for the List Price, not the Sales Price) and decide to take another look for comparable sales in my neighborhood.  … (9 comments)

Letting Off Some Steam!!! - 04/15/09 12:19 PM
In the past I posted about obtaining a HELOC for my home so I can finish up the things I've been wanting to do around the house for forever.  I did a CMA for my home based on sales within the last year for homes that are comparable to mine that are actually located in my neighborhood so I THOUGHT I had an idea as to how much my house would appraise for on the HELOC....I even went in with a lower estimate just to be on the safe side...or so I thought...
So today I get a call from the … (3 comments)

Should You Sell Your Current Home Before Buying a New One? - 04/10/09 08:33 AM
The answer is: It depends… Not what you wanted to hear, right? But there are many factors that can affect whether or not you should try to get your current home sold before purchasing a new one. If you have no money for a down payment (let’s face it unless you qualify for some of the various down payment assistance programs out there, you need money for your down payment and closing costs these days) and you have some equity in your home, you may need to sell your home in order to get the money you need for the down … (2 comments)

Pulte Buying Out Centex To Make Them Largest Builder in US - 04/08/09 07:52 AM
Pulte homes has agreed to buy Centex Homes for 1.3 Billion dollars along with Centex's 1.8 billion dollar debt. It should be interesting to see how this acquisition works out. It appears as if Pulte has actually done quite well through the decrease in home construction. They've only lost about 1.5% of their stock price while others have lost significantly more (Centex stock has lost 28% of their price this year) in their stock prices. Private companies have also been hit by the declining number of homes being built.
As for the Indianapolis market, it appears as if we are still … (8 comments)

What Did You Do Before You Grew Up to be a REALTOR? - 04/03/09 07:28 AM
As a child, I went through various stages of what I wanted to be when I grew up. First I wanted to be a teacher (probably like half the little girls on earth), then as I got older I wanted to be a business woman in the supervisor capacity. As I was finishing high school I finally settled on wanting to be an architect. As a kid, I used to draw floor plans of my dream house equipped with a mall or skating rink. I was pretty proud of myself back then, if I might add. :)
I actually started … (11 comments)
