      <title>Vancouver Real Estate 30 Year Graph</title>
      <description>&lt;p&gt;&lt;strong&gt;The February&amp;nbsp;graphs for Greater Vancouver real estate show the average price of Greater Vancouver homes, townhomes and condos&amp;nbsp;are slightly above their last peak, having regained what they lost last year.&amp;nbsp;Prices&amp;nbsp;have been rising&amp;nbsp;since March. The graph&amp;nbsp;shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.&amp;nbsp; The Vancouver market peaked in 1981, 1989,1993 and 2008. Vancouver real estate didn't appreciate much between 1994 and 2002 but they did between 2002 and 2008. Then it dropped about 20-25%&amp;nbsp;and&amp;nbsp;has now&amp;nbsp;surpassed the highs of 2008.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Following are the stats for Vancouver West Side -&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;February saw listings down and sales up&amp;nbsp;compared to January.&amp;nbsp;Now a better selection for buyers who are returning to the market after the Olympics.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;New Listings -&amp;nbsp;&lt;/strong&gt;&amp;nbsp;&amp;nbsp;Feb&amp;nbsp;907, Jan 1166,&amp;nbsp;Dec 469, Nov 834,&amp;nbsp; October 1155,&amp;nbsp; Sept 1244, July 1069, Jun&amp;nbsp;1128.&amp;nbsp;&amp;nbsp;There were 904 new listings in Feb'09.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales -&lt;/strong&gt;&amp;nbsp;&amp;nbsp;Feb 526,&amp;nbsp;Jan 436,&amp;nbsp;592 in Dec 592,&amp;nbsp;688 in Nov, 807 in Oct, 733 in Sept,&amp;nbsp;795 in Aug, July 774,&amp;nbsp;June&amp;nbsp;949.&amp;nbsp; Year to date sales&amp;nbsp;956 vs 559 same period last year&amp;nbsp;.&amp;nbsp;In Feb 2009 there were 382 sales&lt;/p&gt;

&lt;p&gt;For the year, the busiest price range&amp;nbsp;is $350,000 to $400,000 (up from $300-350k in Jan).&amp;nbsp;Year to Date sales over $1 Million&amp;nbsp;- 27&amp;nbsp;sales.&amp;nbsp;Total of&amp;nbsp;640&amp;nbsp;sales for the year&amp;nbsp;vs&amp;nbsp;362&amp;nbsp;in 2009.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Townhouse listings&lt;/strong&gt; 200 vs&amp;nbsp;400&amp;nbsp;a year ago.&amp;nbsp; N&lt;strong&gt;ew listings&lt;/strong&gt; for&amp;nbsp;Feb&amp;nbsp;86. Jan 30,&amp;nbsp; Dec 34 , 77 in Nov, 94 in Oct and 136 in Sept.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Sales&lt;/strong&gt; were&amp;nbsp; for the month &amp;nbsp;54, Jan 30, Dec 62, 64 in Nov,&amp;nbsp; 78 in Oct&amp;nbsp;and 81 in Sept. &lt;p&gt;&lt;strong&gt;&lt;a href="http://www.economist.com/blogs/gulliver/2010/02/liveability_rankings" target="_blank"&gt;The Economist &lt;/a&gt;has again voted Vancouver the World's Most Liveable City! &lt;/strong&gt;Canada does exceptionally well in The Economist's Intelligence Unit Ranking due to its perfect scores in health care and education and achieving 98 out of 100 points. On a sunny and balmy 12 degrees in February, the mountains and ocean are certainly breathtaking.&lt;/p&gt;

      <description>&lt;p&gt;Just released by &lt;a href="http://www.bcrea.bc.ca/economics/HousingForecast.pdf" target="_blank"&gt;BCREA&amp;nbsp;&lt;/a&gt;&lt;br&gt;Gold medal recovery limited by economy, affordability&lt;/p&gt;
&lt;p&gt;Residential units sales through the Multiple Listing Service&amp;reg; (MLS&amp;reg;) in BC are forecast to increase six per cent to 90,100 units in 2010, before edging back three per cent to 87,500 units in 2011.&lt;/p&gt;
&lt;p&gt;MLS&amp;reg; residential unit sales sprinted from an annualized rate of 50,000 units during the first quarter of 2009 to 112,000 units during the fourth quarter. However, waning pent-up demand and eroding affordability is expected to moderate the pace of home sales going forward, particularly on the South Coast.&lt;/p&gt;
&lt;p&gt;While market performance in Victoria, Vancouver and the Fraser Valley markets were largely responsible for pulling the provincial aggregate significantly higher last year, MLS&amp;reg; residential sales are expected to grow more rapidly outside these major markets in 2010, as the full impact of low mortgage rates, attractive home prices and improved consumer confidence are just now taking hold.&lt;/p&gt;

      <description>&lt;p&gt;Federal Finance Minister Jim Flaherty announced changes to mortgage insurance rules this morning, which are set to come into force on April 19th, 2010. This means the government will adjust the rules for government-backed insured mortgages as follows: Require that all borrowers meet the standards for a five-year fixed-rate mortgage even if they choose a mortgage with a lower interest rate and shorter term. This initiative will help Canadians prepare for higher interest rates in the future. Lower the maximum amount Canadians can withdraw in refinancing their mortgages to 90% from 95% of the value of their homes. This will help ensure home ownership is a more effective way to save. Require a minimum down payment of 20% for government-backed mortgage insurance on non-owner-occupied properties.       <title>The History of Vancouver's Kitsilano</title>
      <description>&lt;p&gt;History:&amp;nbsp; Named after a chief of the Squamish Nation Khahtsahlanough. Kitsilano has the distinction of being the second most recognized neighbourhood in Canada.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One of the area's first non-native settlers, Sam Greer, lived on Kits Beach, currently voted the world's third sexiest beach! &lt;/strong&gt;&amp;nbsp;In 1882 Sam, an Irishman, who had been an unsuccessful gold prospector in the Cariboo, claimed he bought 160 acres, bounded by lst Avenue, Trafalgar and the beach.&amp;nbsp; He moved his wife and daughter into a small cabin at the present site of the Kits Beach bathhouse.&amp;nbsp; His land claim was never recognized by the CPR.&amp;nbsp; They began proceedings to prove his claim was worthless and that the railway had legal title. The CPR was given authority to evict Sam and sent in the sheriff.&amp;nbsp; Sam grazed the sheriff with buckshot and was convicted of common assault in 1891.&amp;nbsp; He died in 1925 at the age of 82.&amp;nbsp; Greer Street commemorates this colourful early citizen.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sam's daughter, Jessie Hall, married John Hall, the city's first notary public.&amp;nbsp; Born in 1872 Jessie was the first settler baby in the Cariboo.&amp;nbsp; In 1908 the Hall family built&lt;/strong&gt; &lt;strong&gt;Killarney Manor&lt;/strong&gt;at Bayswater &amp;amp; Point Grey Road.&amp;nbsp; The stone mansion had oak and mahogany woodwork, elaborate stained glass, bathroom tiles set with gold, a massive fireplace inlaid with carved shamrocks and a fully outfilled ballroom with a sprung floor.&amp;nbsp; Jessie was known for her charitable work and when she died in 1949, an era ended for Kitsilano.&amp;nbsp;&lt;/p&gt;

      <title>Coal Harbour Real Estate Analysis</title>
      <description>&lt;p&gt;Coal Harbour real estate analysis in&amp;nbsp;January saw sales&amp;nbsp;down slightly and listings up by 35%, compared to&amp;nbsp;December,&amp;nbsp;and no sales over $2M for the secon consecutive month. (vs 5 in November).&amp;nbsp;&amp;nbsp;80% of the sales were under $1M. The inventory doubled to 8 months. December was a low for number of listings, so we expect them to rise. &amp;nbsp;&amp;nbsp;Days on market&amp;nbsp;dropped from 61 to 43.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;List price to sale price ratio&amp;nbsp;increased to 98%, showing little flexibility on the part of sellers.&amp;nbsp;&amp;nbsp;We expect to see&amp;nbsp;the inventory increase as listings come on at &lt;a href="http://www.vancouverreflections.com/2010/01/31/featuring-fairmont-rim-estates-coal-harbour-vancouver-waterfront/"&gt;Fairmont Estates &lt;/a&gt;which has prices from $1800psf.&amp;nbsp;&amp;nbsp; Fairmont and Three Harbour Green are the last remaining new waterfront buildings.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Listings -136.&lt;/strong&gt;&amp;nbsp;&amp;nbsp;34&amp;nbsp;listed under &amp;nbsp;$500,000.&amp;nbsp;&amp;nbsp;48 listed between $500,000 and $1M.&amp;nbsp;26&amp;nbsp;listed&amp;nbsp;between $1M and $2M and&amp;nbsp;28 listed over $2M, including&amp;nbsp;7 over $5M&amp;nbsp; and 9 expired, down from 20 in Dec and 4 in November.&lt;/p&gt;
&lt;p&gt;40% are listed over $1M,&amp;nbsp;up from 33% last month&lt;/p&gt;

      <title>Greater Vancouver listings up, sales down in january</title>
      <description>&lt;p&gt;&lt;strong&gt;Diverse selection and favourable interest rates continue to drive demand in the Greater Vancouver housing market&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver totalled 1,923 in January 2010, an increase of 152.4 per cent compared to January 2009&lt;/strong&gt; when 762 sales were recorded and a 23.5 per cent decline compared to the 2,515 sales recorded in December 2009.In terms of historical perspective, January ranked as an average month for number of residential housing sales over the past decade, with higher sales in January 2002, 2003, 2004, and 2006.&lt;strong&gt;Over the last 12 months, the MLSLink&amp;reg; Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver increased 17.2 per cent to $573,241 from $489,007 in January 2009.&lt;/strong&gt; This price is 0.8 per cent above the previous high point in the market in May 2008 when the residential benchmark price sat at $568,411.&amp;nbsp;"Although home prices in the region have largely returned to their previous peaks, we still see a significant number of first-time and move-up buyers in the market, thanks to low interest rates and the diverse range of properties available today," Jake Moldowan, REBGV president-elect said.&lt;strong&gt;"There is also closer alignment between supply and demand in today's housing market&lt;/strong&gt;&lt;/p&gt;
