Above are the Febuary Vancouver (west side) real estate graphs  for houses, townhouses and condos. Sales down and listings up, in all categories.
Condo listings increased to just over 1500 vs. nearly 2000 a year ago and are equal to May and Oct'09.  New Listings -  Feb 601, Jan 850,  Dec 349, Nov 621, Oct 833 , Sept 798. Sales Feb 342, Jan 298, Dec 397,  Nov 483, Oct 529  a Sept 477.  
For the year, the busiest price range is $350,000 to $400,000 (up from $300-350k in Jan). Year to Date sales over $1 Million - 27 sales. Total of 640 sales for the year vs 362 in 2009.

Above are the January Vancouver (west side) real estate graphs  for houses, townhouses and condos. Sales down and listings up, in all categories.
Condo listings increased by 50% from 1000 to 1500 vs. nearly 2000 a year ago and are equal to May and Oct'09.  815 new listings in January, vs 349 in Dec, 621 in Nov, 833 in Oct and 798 in Sept. Sales decreased to 298 vs 397 in Dec, 483 in Nov, 529 in Oct and 477 in Sept.  For the year, the busiest price range is $300,000 to $350,000 . Year to Date over $1 Million were 20 sales. Total of 298 sales for the year 177 in 2009.

The November graphs for Greater Vancouver real estate show the average price of Greater Vancouver homes, townhomes and condos are back to the top, having regained what they lost last year. Prices have been rising since March. The graph shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.  The Vancouver market peaked in 1981, 1989,1993 and 2008. Vancouver real estate didn't appreciate much between 1994 and 2002 but they did between 2002 and 2008 and are now testing the highs of 2008.
Following are the stats for Vancouver West Side
Listings decreased from October and so did sales.

September, compared to August. Townhome and Condo prices were up slightly. Prices have been rising since March. The graph shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.  The Vancouver market peaked in 1981, 1990, 1995 and 2008. Vancouver condos didn't appreciate much between 1990 and 2002 but they did between 2002 and 2008. The above graph shows prices have recovered remarkably well and are not much below the peak of 2008.  Listings and sales for Greater Vancouver increased in September compared to August.

Above are the Vancouver real estate graphs for August for houses, townhouses and condos on Vancouver's west side.
Median house and condo price is up, townhouse price is down.
Condo listings are stabilizing at 1300 from nearly 2500 a year ago. The monthly new listings are also stabilizing. Sales  increased from January to June and dropped slightly since then. For the year, the busiest price range is $300,000 to $450,000 . Year to Date over $1 Million saw 165 sales  in Vancouver West Side (up from 30 for the first quarter). Total of 3305 sales for the year

The graph shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.  The Vancouver market peaked in 1981, 1990, 1995 and 2008. Vancouver condos didn't appreciate much between 1990 and 2002 but they did between 2002 and 2008 and prices are back to where they were in mid to late 2006.  Listings decreased in August and sales were up slightly, compared to July.

Above are the Vancouver real estate graphs for July for houses, townhouses and condos on Vancouver's west side. The houses performed slightly different to the townhouses and condos.
Condo listings continue to decrease and are now less than 1500 from nearly 2500 a year ago. The monthly new listings are down slightly.  Sales have increased every month since January and are the highest for the past 12 months.  For the year, the busiest price range is $300,000 to $400,000 . Year to Date over $1 Million saw 104 sales  in Vancouver West Side (up from 30 for the first quarter). Total of 2270 sales for the year.

Above are the Vancouver real estate graphs for May 2009, for houses, townhouses and condos in Vancouver west side. They show an improvement in the marketThe April trend continues, showing a drop in listings, a spike in volume and an increase in solds for the month of May and an upturn in the average price.

Vancouver's Downtown condo market saw listings drop slightly to 416 (compared to 426 in March) and are the lowest since January 2008.  51 condos expired and came off the market (vs. 78 in Jan). Sales down from 129 to 117. and are the highest since Mar'08.  Average days on the market for condos that sold are down to 49. The average price for Downtown condos that sold are down a tad to $391,929 (from $400,000).  The average $ pr sq ft for condos that sold up to $543.  A whopping 89% of the sales were under $500,000 and only 1 over $1M. Downtown Vancouver only has a 3.5 month supply of condos (vs.16 months in October). Home sales in March 2009 returned to levels witnessed at the beginning of the decade, with 2,265 sales recorded across Metro Vancouver for the month, a 53 per cent increase over February but a 24.4 per cent decrease over March 2008, when 2,997 sales were recorded.
 
Since 1999, March sales have increased 31 per cent, on average, over the month of February. March 2009 marks the second consecutive month that sales have outperformed the ten-year average for this month-over-month comparison.

The above graphs show the total listings, new monthly listings,  monthly sales, average and median prices and volume, over the past 12 months for Vancouver homes, townhomes and condos.
Vancouver condo average and median price is up since November 2008. Number of new listings in all categories was up in January and $ volume in all categories has been on a steady decline since May 2008. 
For Vancouver West Side, house prices are up 54.5% over the last 5 years. Townhomes are up 69.2% and condos are up 48.5%.
