As we can see, home sales for January this year are on par with those of January last year. Pending sales, however, are lower now than they were at this time in 2013. In Lafayette parish, there are currently 464 home sales pending compared to 582 last year and in Acadiana, the number is 714 compared to 834 in February 2013. Home buyers in our Lafayette parish market have been feeling the pressure: Inventory is thin, rates are still low, and many can't find what they are looking for. The buyers who are out looking right now are already feeling the seller's market we seem to be heading into. Technically, we are not in a seller's market, yet. We will be in seller's market once the months of inventory fall below 5 months and stay there a while. A buyer's market, on the other hand, is when there are more than 7 months of inventory. I think we can safely say that most of the numbers are in for August. Needless to point out that Isaac disturbed our home sale numbers. The end of the month is when many sales occur and some of the closings that were scheduled for last week got pushed into September.
And while sales were down for August compared to July, the number of pending sales in the area is still very high. September sales should be good.
At this time last year, there were only 295 home sales pending in Lafayette parish and 513 in all of Acadiana. (0 comments)

With all the never-ending news about the housing bubble, the record number of foreclosures, and the fall of home prices on a national scale, I can't count the number of times that I've had to explain to my clients that none of this applies here in Lafayette, Louisiana. Real estate is a very local thing and Lafayette has been a different kind of place in the past few years when it comes to housing and housing prices. If we look at home prices on a national scale since the 1970s, the bubble is obvious. Home prices almost doubled in a 7-year (0 comments)
The number of home sales pending is also slightly down in Acadiana from the middle of May when it was at 743. As of now, it is 735, which is still higher than what we have seen in the past few years. In June 2011, for example, there were 498 home sales pending in Acadiana. Today, we have that many sales pending in Lafayette parish alone.
While the rise of sales in the spring is somewhat typical, home sales this year surpass that of last year and even 2010. Between January and April this year, 763 homes sold in Lafayette parish compared to 637 for the same period last year and 723 in 2010. And while home sales are rising steadily, our inventory has remained stable and some would argue on the low side. If you (0 comments)

Home sales were down in November compared to October. This is somewhat typical for this time of year. However, sales in Lafayette parish were not down as much as those in Acadiana as a whole. Here, I usually show how sales in Lafayette parish compare to that of last year. Today, instead, I've decided to show the graph of sales for Lafayette and Acadiana for the same period last year. What is really obvious here is that the home buyer credit created a boom in sales up until June when it expired and sales really dropped afterwards. Home sales were nevertheless (0 comments)
This is good news since sales usually are slower in the fall and going into the new year. When compared to last year, home sales in Lafayette parish were pretty much what they were in 2010 with only 5 more homes sold in October of this year. Pending home sales have also been pretty stable. There are more pending sales in Lafayette parish this month but slightly fewer in Acadiana. Available homes are the same this month in Lafayette parish (1 comments)
If we look at the numbers from last year for Lafayette parish, there were less sales this year in September although the difference is less than what it was in July and August.
Inventory is slightly down right now in Lafayette parish and Acadiana while pendings are up. There are currently 286 properties under contract in Lafayette parish, compared to 278 last month. Below are actives for the past 4 months.
