Although the Internet is a great tool for searching for homes in your price range, Open houses are still one of the easiest ways to get out there and view properties. Of course as Realtors we would prefer you call us to make appointments to preview properties, but many buyers aren't ready to commit to a Realtor until they have met a few, and a good way to interview a Realtor is meeting them at an Open House. As a buyer, you don't have to spend the entire day viewing homes, two or three each Sunday or Saturday can really help you

Sometimes I feel a little bit sorry for my buyers who are watching the reo market. We both have to work smarter and faster. I can't preview all the reo properties out there. I really need you to do some drive bys for the properties that you think interest you. This segment of the market can move very quickly. If a home interests you, you need to get out and do a drive by immediately. Sometimes you can't wait for the weekend and expect the property to still be there. The good ones are gone before you know it. See if

Buyers work with their agents many times without the agent having ever been to their homes. Recently a client suggested that I pay a visit to his home, not so much for the listing aspect but for the insight I might gain in helping him find a home. Great idea, instead of meeting at the office to greet your clients, meeting at the client's house might be a good alternative. Especially when you have a buyer who doesn't have to sell in order to buy. You may not get to the listing table for a number of months. In the

buyers: Tough times for Sellers Strongsville Real Estate - 09/16/08 03:12 PM
Sad to say, most sellers today are either in disbelief or denial that their homes can not sell at fair market value or for the values that have been set by their county auditors ( or their own misconception of what is happening in today's market). The selles who bought their homes 2 or 3 years ago are finding that those pricesare today's prices or in some cases HIGHER than today's prices. Sellers are still in shock when they see a seller's net sheet and find out they will have to either bring money to the table in order to close their deal because

We have seen a slight ( and I mean slight!) surge in our buyers. Some properties are moving at a little bit better pace than we saw last fall. But overall, we have not seen the offers or contracts we had hoped for our sellers. It's still pretty stiff out there! Never would I have believed that any of my listings might not appraise for the low price we accepted. AND for me that's still the struggle in this market. It's still a buyer's market but because of the quality of buyers, I'm not sure it makes our job any easier.

Geez! What a trip getting an offer these days! There is no sense of urgency in writing or countering. Buyers write low offers and inch themselves up or walk away. It takes days to get a counter and no body wants to put anything in writing ( probably so they are free to go bid on another home while they wait for your seller to mull over this low offer, afraid that it may be along time until they get another one!) . I haven't seen too many buyers these days that you actually got the feeling that they absolutely LOVE
