Here is the Pensacola, Pace and Gulf Breeze area at last record I had sold 17% of my listings in less than 7 days and it never fails people ask why I charge the same as homes that take longer. Jokingly I say that we can wait a couple of more months and they can make a couple more payments ( that would be more than they are paying me to sell their home) but in reality it is because of my unique 27 step marketing syste.

Knowing Joyce this is probably a political statement but I would say we need to get out the vote this time. We are easy to whine and complain but then we don't get involved. As far as I am concerned an election has never made me or broke me but I do vote and stand for what I believe. Well would they? Here is a good post and from our surveys of folks after closing I am enjoying a 97% completion rate and a 93% approval rate. We do a survey after each event, such as listing appointment, showing and closing. We also survey the Realtor, title closer and mortgage person to see what we could do better.

I am always surprised at the folks believing National Statisics or polls for that matter. All politics is local and real estate. But let's talk real estate, here in Pensacola Florida we trail the national averages generally by 3%. But the National averages are so schewed right now by the politics that it is ashamed.

Tammie writes a very good, easy to understand post about how we as Realtors get bad. I especially and regretfully like the part of how a buyers agent gets cheated. You hear how agents literally do nothing but drive folks around and look at one or two homes and POOF get a huge paycheck of several thousands of dollars. This week I have had more than the norm of first time buyers and while most still have rather large wish list they are willing to compromise as long as they can get a monthly payment that they can live with. Will St. Joe's new plans effect the market in the Pensacola and Panhandle area? Going forward, St. Joe says it will cut back on infrastructure and amenities in developing its master-planned communities. It will also reposition its communities to increase sales, which could include selling properties in bulk, selling undeveloped parcels and lowering sales prices. Long standing in the area what St. Joe does or doesn't do will have effects, I feel they were instrumental in the building of the Northwest Florida International Airport which will create 1000's of jobs for years to come.

Attention Pensacola Sellers, there can be many reasons for a offer to be rejected and here is a great starter list. When a buyer makes an offer there is usually reasons for dates to be adhere to and although all things are negotiable keep in mind that if you are not reasonable you in essence are buying your home back for the offered price. My suggestion is if I as the seller do not think that I would buy the home at the offered price then take the offer.
