&lt;p&gt;This got me to thinking that maybe agents are animals. :) but as I said mine is to spoiled and a big baby at that.&lt;/p&gt;

&lt;p&gt;Jimmy Buffett-my yellow lab&amp;nbsp;(known as Buff or Buffman) being the laid back big pup that he is would&amp;nbsp;&amp;nbsp;sell beach houses and out houses...he loves the water, he likes getting messy and he wants to just fling his blond body anywhere he can. He is happy doing a few decent deals a year, having a big bone and a few &quot;tasty&quot; waves to share with his clients!&lt;/p&gt;
&lt;p&gt;Bimini-my Sheba/Husky Mix, who is very beautiful,&amp;nbsp;snobby and cat like would sell penthouses and big mansions...that is it...take it or leave it she would say to her buyers...I have more where you came from!&lt;/p&gt;
&lt;p&gt;Bella-my mini Schnauzer would be selling duplexes and condos on South Beach&amp;nbsp;as she moves fast, likes change and is very colorful to say the least! I see her whizzing her clients around in her red sports car and writing contracts fast and furiously! PS...she only works with cash buyers from Europe!&lt;/p&gt;
&lt;p&gt;I keep thinking about Dr. Suess and Go Dogs Go...&quot;Do you like my hat&quot; &quot;I do not like you hat&quot;...&quot;Good-bye&quot; &quot;Good-bye&quot;! All those dogs running around in cars and having fabulous social lives like us humans. I just love that book!&lt;/p&gt;
&lt;p&gt;If dogs were Realtors there would be more loyalty and less back stabbing!&lt;/p&gt;
&lt;p&gt;My dogs would be great team members...diverse, dependable and full of enthusiasm for each and everyday!&lt;/p&gt;
&lt;p&gt;So next time you have a bad day...think about your dog or cat as a Realtor...it will put a smile on your face because lets face it...our animals are truly a reflection of who &quot;we&quot; are...I just happen to have 3 and I think I have a little bit of each of them in me!&lt;/p&gt;

&lt;p&gt;Ready for a quick sell!! Try an auction. Yes you can do it with proper marketing&amp;nbsp;and a little&amp;nbsp;work and here's how.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Order plenty of &amp;nbsp;signs, twenty five is a good start. Place them with in 3 to 5 miles in every direction. Have Auction and time preprinted on them with a viewing time like you would an open house. Mine are held open from&amp;nbsp;11-5 on Saturday and 1 to 5 on Sunday.&amp;nbsp;Leave a place at the bottom to write in the address in an erasable ink. &lt;/li&gt;
&lt;li&gt;Have a bigger sign with the same thing on it except the address (this one will be in the yard) but have a place for you to write the bedrooms, baths and two great amenties. &lt;/li&gt;
&lt;li&gt;Start on Monday have all the signs put up. Run an ad in the newspaper every morning for the whole week that looks just like your signs. &lt;/li&gt;
&lt;li&gt;On Saturday and Sunday&amp;nbsp;hold home&amp;nbsp;open just like a regular open house. Have a poster board for everyone to write&amp;nbsp;their bids on. &lt;/li&gt;
&lt;li&gt;After Sundays open house&amp;nbsp;is over at 5 pm then you start calling the lowest bidder and tell them the highest bid and ask if they want to top it. Then go to 4-3-2-1 and continue till the last one stops bidding. At the end you will have probably the best offer you could hope for either sell it to the seller or let the highest bidder know it is unacceptable. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;We have replaced most of our Open Houses with these style Auctions and have sold over 85% of the homes within a 3 week period. I try to hold them within the first two weeks of the listing. These have worked well with our short sales as well.&lt;/p&gt;

What you have to do is convince him that you are going to take over his mortgage for a specified period of time until you can find a suitable buyer for the property. When the property is sold, the sale proceeds of the property can be used to pay off the mortgage. The difference amount is your profit.&lt;br /&gt; &lt;br /&gt; &lt;strong&gt;Mortgage Take Over&lt;/strong&gt;&lt;br /&gt; &lt;br /&gt; There is a paragraph in virtually all loan agreements which is called &quot;due-on-sale&quot; clause. This clause stipulates that when the title of a property is transferred, the lender has the right to demand full settlement of his loan. According to this clause it is the lender's prerogative whether or not to demand full settlement of loan. If you take over a mortgaged property and make timely payments there is every chance that the lender will not exercise his right of &quot;due-on sale&quot;. &lt;p&gt;Here's a good rule to follow - &lt;em&gt;don't take advice that is generic for everyone&lt;/em&gt;!&amp;nbsp; Why?&amp;nbsp; First of all, you don't know the person giving the advice and their qualifications to advise you.&amp;nbsp; Secondly, does it apply to you?&amp;nbsp; Everyone's circumstance is different, so generic advice is never good advice.&lt;/p&gt;
&lt;p&gt;So, should young couples rent or buy?&amp;nbsp; Right now, the $8,000 tax credit, the low interest rates and the home prices are all reasons to consider buying.&lt;/p&gt;
&lt;p&gt;The Investment News article says the strongest reason to not buy right now is that prices could fall further.&amp;nbsp; This surprises me, as the industry that uniformly teaches &amp;lsquo;Buy and Hold' rather than trying to time the market with stocks or mutual funds turns around and says, &quot;Time the Market!&quot;.&amp;nbsp; Waiting for prices to fall further is a sure setup for disappointment.&amp;nbsp; Think about it, even if prices fall further, will rates be higher when that happens?&amp;nbsp; Will the loan program that you can qualify for today still exist then?&amp;nbsp; What if prices fall, but rates are 1-2% higher than they are now?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What if you did not buy a $250,000 house today because you &amp;lsquo;knew' prices were going to drop by another 10% in the next 12 months?&amp;nbsp; Didn't you make a good choice?&amp;nbsp; Well, if interest rates rose from 5% to 6.5% (from where they are today to where they were 1 year ago), your payment on the lower priced home next year would actually be $77 higher than if you bought right now.&amp;nbsp; Couple that with the money you threw away in 12 more months of rent (and for some, the loss of the $8,000 tax credit), and you are talking about a significant difference.&lt;/p&gt;
&lt;p&gt;Why not buy now?&amp;nbsp; Don't buy if you are going to move in less than three years.&amp;nbsp; Don't buy if you haven't been stable in your employment for the last few years.&amp;nbsp; Don't buy if you don't want to stay in the town in which you are looking to buy.&lt;/p&gt;
&lt;p&gt;Fear or uncertainty of the future are never valid reasons for not taking action - there will always be economic uncertainty, change, and surprises.&amp;nbsp; If you aren't going to buy because the &amp;lsquo;economy is bad', then realize you are forcing yourself into a situation where,&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;You will never buy a home as the economy will always be bad, just starting to recover, or starting to get bad. &lt;/li&gt;
&lt;li&gt;You'll never buy because you don't know what tomorrow will bring &lt;/li&gt;
&lt;li&gt;You will buy, but only when the economy is strong, in which case you will be buying a house in a strong market, which means the prices and interest rates will be higher. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;You can find a million reasons to buy a home or not buy a home right now.&amp;nbsp; Separate the facts from the headlines, consult with an independent professional and let them guide you through a sound decision making process.&amp;nbsp; Don't take advice from a newspaper or magazine article as everyone's circumstances are different.&amp;nbsp; Evaluate your choices in light of your unique circumstances.&amp;nbsp;&lt;/p&gt;

At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 25% of all the homes sold last year were sold for sale by owner (FSBO). &lt;br /&gt;&lt;br /&gt;However, close to half of the FSBO's said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. &lt;em&gt;&lt;strong&gt;Why?&lt;/strong&gt;&lt;/em&gt; &lt;br /&gt;&lt;br /&gt;Many FSBO's told us that the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions. For others, the financial savings were even more disappointing.
