&lt;p&gt;I just saw that you listed your house for sale. You have a lovely sign on your front lawn. A customer of mine saw your home on ListingBook the other day and had some questions.&lt;/p&gt;
&lt;p&gt;She wanted to know the condition - Your agent only has 5 old photos of the outside of the house.&lt;br /&gt;She asked about the kitchen and baths - I don't know, no pictures.&lt;br /&gt;She asked when she could see it - Again, no idea says no showings until after open house.&lt;br /&gt;She asked when the Open House was - I said, No idea, it is not on the listing.&lt;/p&gt;
&lt;p&gt;I did call your agent, left her 2 voice mails, maybe when you speak with her you can ask her to return her phone calls.&lt;/p&gt;
&lt;p&gt;Or maybe she is just keeping it quiet so she can sell it herself.&lt;/p&gt;
&lt;p&gt;Want to wish you luck with your sale, and when you&amp;nbsp;expire and are ready to really sell it - I'll be in touch!!&lt;/p&gt;

&lt;p&gt;Agents&amp;nbsp;who do things like this frustrate me. She is not a new agent, but she does this on ALL her listings. Guess she&amp;nbsp;just wants to get both sides of everything.&amp;nbsp;She has incomplete/incorrect listings, and if you do want to show one of her properties she makes you jump through hoops to do it.&lt;/p&gt;
&lt;p&gt;She is the opposite of everything that I try to be and it just gets me angry when people list with people like her. &lt;br /&gt;&lt;br /&gt;I put up the maximum number of pictures on MLS&lt;br /&gt;I make sure to have complete ACCURATE information&lt;br /&gt;Homes are displayed throughout the internet&lt;br /&gt;Brokers and public Open Houses are scheduled and advertising.&lt;br /&gt;I tend to get my listings written up in the local newspapers.&lt;br /&gt;&lt;br /&gt;My job is to SELL your home I&amp;nbsp;SELL houses,&amp;nbsp;I don't&amp;nbsp;collect them. If you have a customer, please show my homes.&lt;br /&gt;&lt;br /&gt;Thanks for letting me vent, now maybe my head won't explode.&lt;/p&gt;

Regardless of when type listing you go with make sure there is an opt out feature in case the agent is not doing what you expected.&amp;nbsp;&amp;nbsp;Just like all agents are not the same neither are listing fees or contracts. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When you choose a REALTOR&amp;reg;, you will most likely sign a listing agreement - a contract in which you agree to allow the REALTOR&amp;reg; to sell your home during a given period. The agreement says that you will pay the REALTOR&amp;reg; a fee when you sell your home. Most REALTORS&amp;reg; are independent contractors who work for a company operated by a licensed real estate broker. (A salesman is licensed by the state to sell real estate through a broker. A broker is licensed by the state to sell real estate to others for a fee and employ salesmen and other brokers.)&lt;/p&gt;
&lt;p&gt;The amount of compensation you pay a broker is negotiable, but the REALTOR&amp;reg; will generally follow the company's policy regarding compensation. The amount of the fee will be spelled out in the listing agreement. Make sure you understand how the fee will be paid before signing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Exclusive listing&lt;/strong&gt;&lt;br /&gt;Most REALTORS&amp;reg; will ask for an exclusive right-to-sell listing. This means that you will owe the broker a commission regardless of who finds a buyer during the listing period. In other words, if you decide to sell the house to your cousin, your broker still gets a commission. The advantage of this kind of arrangement is that the broker is motivated to work harder to sell your home.&lt;/p&gt;
&lt;p&gt;It's possible that a REALTOR&amp;reg; from another company will find a buyer for your home. In that case, your broker is the listing broker, and the second agent is the selling or cooperating broker. Many times your listing broker will agree to pay the cooperating broker a fee from the amount you pay the listing broker. Your listing broker cooperates with other brokers who procure buyers interested in your property and offers to compensate the other brokers for procuring a buyer.       <description>&lt;p&gt;A friend of who I love very very much sent this to me in a letter many years ago and I was going through some boxes tonight&amp;nbsp;and found it. What a beautiful letter and what beautiful memories to have.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &lt;strong&gt;Recently, I overheard a mother and daughter in their last moments together at the airport. They had announced the departure. Standing near the security gate, they hugged, and the mother said, 'I love you, and I pray you enough.' &lt;br /&gt;&lt;br /&gt;The daughter replied, 'Mom, our life together has been more than enough. Your love is all I ever needed. I pray you enough, too, Mom.' &lt;br /&gt;&lt;br /&gt;They kissed, and the daughter left. The mother walked over to the window where I was seated. Standing there, I could see she wanted and needed to cry. I tried not to intrude on her privacy, but she welcomed me in by asking, 'Did you ever say good-bye to someone knowing it would be forever?' &lt;br /&gt;&lt;br /&gt;Yes, I have,' I replied. &lt;p&gt;Congress has extended the $8,000 first-time homebuyer tax credit and offered a new credit to other types of buyers, but some analysts are downplaying the controversial stimulus' effect on the housing market.&lt;/p&gt;
&lt;p&gt;In a recent interview, Fox-Pitt Kelton analyst Robert Stevenson said the Senate's proposal for extending the $8,000 tax credit for new homebuyers will have a &quot;limited impact&quot; on home sales.&lt;/p&gt;
&lt;p&gt;A Senate committee reached a deal to extend the $8,000 tax credit and offer a smaller $6,500 credit for some existing homeowners.&amp;nbsp; The main pitfall of the proposal is that it only pushes back the expiration of the tax credit to the end of April, Stevenson said.&amp;nbsp; It is currently set to go away on Dec. 1.&amp;nbsp; Stevenson said he's skeptical the tax credit will drive activity during the slower winter months.&amp;nbsp; The prime selling season for the housing market kicks off in the spring and tends to run through the warmer months.&amp;nbsp; &quot;Of course, Congress could come back and extend it again,&quot; the analyst said.&amp;nbsp; &quot;When the next selling season starts, the housing market will depend on the state of the economy and mortgage rates, rather than tax credits.&quot;&lt;/p&gt;
&lt;p&gt;The $6,500 credit for some repeat homebuyers would let more buyers participate albeit at a lower level, &quot;but a lot of those people are effectively trapped in their current homes,&quot; Stevenson said.&lt;/p&gt;
&lt;p&gt;From their peak in 2006, U.S. home prices have fallen about 30% through the end of August 2009 during the housing downturn, according to the S&amp;amp;P/Case-Shiller home price index.&amp;nbsp; More Americans are falling behind on their mortgage payments or losing their homes in the recession as job losses pile up.&amp;nbsp; Rising foreclosures are another key worry.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yet hopes that a recovery is in place were fueled by a report showing the fourth straight month of rising home prices.&amp;nbsp; Some attributed the tentative rebound to buyers rushing to cash in on the expiring $8,000 tax credit.&amp;nbsp; The push to extend and expand the credit has been led by home builders, Realtors and other groups connected to the housing market.&lt;/p&gt;
&lt;p&gt;&quot;Failure to act now could derail the fragile housing recovery even before it has time to take root,&quot; said Jerry Howard, president of the National Association of Home Builders, in a statement urging Congress to stretch the tax credit.&amp;nbsp; &quot;The consequences would be devastating for both housing and the economy.&quot;&amp;nbsp; Howard said the tax credit has already helped create nearly 200,000 jobs, drive home sales, stem foreclosures and stabilize prices.&amp;nbsp; Homebuilder stocks were up sharply in the wake of the news on the Senate compromise.&amp;nbsp; Still, some economists say the incentive's impact is overblown.&lt;/p&gt;
&lt;p&gt;&quot;I am not applying the recent home-price rebound to the tax credit,&quot; said Cameron Findlay, chief economist at LendingTree, in a recent interview.&amp;nbsp; &quot;I don't think the tax credit makes as big an impact as people make it out to be, although it certainly motivates first-time buyers,&quot; he said.&amp;nbsp; &quot;If it had expired, I don't think it would have shaken the housing market as much as some had predicted.&quot;&lt;/p&gt;
&lt;p&gt;One potential snag with the extension of the tax credit is a recent government report that uncovered fraud and abuse associated with the tax credit.&amp;nbsp; Thousands of ineligible taxpayers have received millions of dollars under the program, according to the report.&lt;/p&gt;
&lt;p&gt;Stephen East, an analyst at Pali Research, said the proposed new $6,500 credit would likely have some impact on the lower-end of the move-up market.&amp;nbsp; &quot;In essence, this could slowly start to prime the pump,&quot; East forecast.&amp;nbsp; &quot;That said, we remain wary that any measurable impact will be seen until after the holidays and investors need to reconcile their expectations to that.&quot;&lt;/p&gt;

&lt;p&gt;Short Sales can be a great deal.&amp;nbsp; However, you won't know if it's a great deal until the lender has &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;approved&lt;/span&gt;&lt;/strong&gt; the short sale price.&amp;nbsp; The home will be listed by an agent at a price that they feel is appropriate or will bring buyers, and will be adjusted once the lender has completed a thorough analysis of the home and decides on the actual sales price.&amp;nbsp; In general, the lender approved price is listed below the current market rate in order to sell quickly.&amp;nbsp; But remember, there are many buyers looking for the same great deal.&amp;nbsp; Especially in the first-time home buyer price range, $400K and below, there is lots of competition, which drives up the price of the home during the multiple offer &quot;war&quot;.&lt;/p&gt;
&lt;p&gt;Until the lender has approved the short sale and price of the home, it's a big waiting game.&amp;nbsp; From the time a home is listed on the market to the time the price is approved by the lender it can take between 2-3 minimum and up to 6 months+ before the short sale has been approved and priced to sell.&amp;nbsp; &lt;span style=&quot;text-decoration: underline;&quot;&gt;Anything&lt;/span&gt; can happen during that time!!!&amp;nbsp; The home owner could negotiate a loan modification, which is great for them, or simply not cooperate to show the home and decide to let it go into foreclosure.&amp;nbsp; If you have made an offer at the beginning of the short sale process, don't be surprised if other offers come in once the short sale has been approved.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Not to discourage anyone from buying a short sale, they can be great deals, I just want you to be aware of what to expect.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;BANK OWNED HOMES&lt;/strong&gt; (Real Estate Owned - REO's)&lt;/p&gt;
&lt;p&gt;These are the homes that everybody wants.&amp;nbsp; Why?&amp;nbsp; Because they are &lt;strong&gt;priced right&lt;/strong&gt; and they are &lt;strong&gt;ready to be purchased&lt;/strong&gt;.&amp;nbsp; No long waiting and no guessing.&amp;nbsp; The challenge is to beat the competition.&amp;nbsp; Not only in the lower price ranges, but in any price range, the competition is high.&amp;nbsp; Once a bank owned home hits the market, you'll need to be one of the first ones to be there and make an offer.&amp;nbsp; The stronger your offer, the better chance for you to win the bid.&amp;nbsp; A strong offer is one that comes closest to the list price, including above asking price offers, with either a cash offer or a high down payment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Where do we find Bank Owned Homes?&amp;nbsp; In today's market you'll find them in pretty much every city.&amp;nbsp; However, those that are in more high-end neighborhoods, 1 Million and up, they are much harder to find.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&quot;REGULAR&quot; LISTINGS&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you are looking for a bargain you &lt;strong&gt;should not ignore &lt;/strong&gt;homes that are sold by owners.&amp;nbsp; Most sellers who are listing their home in today's market have a very good reason to sell and understand that they have to compete with the foreclosure homes.&amp;nbsp; Many sellers have to sell due to personal, job related or financial reasons.&amp;nbsp; Others would like to sell and are simply curious if their home will sell and give it a try.&amp;nbsp; Either way you'll know very quickly how motivated a seller is once you make an offer.&amp;nbsp; Many times I can find out before hand how much room there is for negotiations or simply make an offer that would be a good deal for you and a fair price for the seller.&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>A Parrot's Thanksgiving and Happy Thanksgiving to you all.</title>
      <description>&lt;p&gt;A young man named John received a parrot as a gift. The parrot had a bad attitude and an even worse vocabulary.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Every word out of the bird's' mouth was rude, obnoxious and laced with profanity. John tried and tried to change the bird's attitude by consistently saying only polite words, playing soft music and anything else he could think of to 'clean up' the bird's vocabulary.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally, John was fed up and he yelled at the parrot. The parrot yelled back. John shook the parrot and the parrot got angrier and even more rude. John, in desperation, threw up his hand, grabbed the bird and put him in the freezer. For a few minutes the parrot squawked and kicked and screamed.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then suddenly there was total quiet. Not a peep was heard for over a minute.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Fearing that he'd hurt the parrot, John quickly opened the freezer door. The parrot calmly stepped out into John's outstretched arms and said &quot;I believe I may have offended you with my rude language and actions. I'm sincerely remorseful for my inappropriate transgressions and I fully intend to do everything I can to correct my rude and unforgivable behavior.&quot;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;John was stunned at the change in the bird's attitude.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As he was about to ask the parrot what had made such a dramatic change in his behavior, the bird spoke-up, very softly, &quot;May I ask what the turkey did?&quot;&lt;/p&gt;

&lt;p&gt;1. Balancing a checkbook&lt;/p&gt;
&lt;p&gt;Balancing a checkbook is a crucial skill in money management. &amp;nbsp;It's a lot easier today with software (like Quicken), but there are simple instructions printed on the back of most bank statements. &amp;nbsp;The next time you get a bank statement, take a few minutes to show them how it's done. &amp;nbsp;Knowing the real amount you have in your checking account is the first step to avoiding overdrafts. &amp;nbsp;Make sure your teenager knows the how of balancing a checkbook, but more importantly, the why.&lt;/p&gt;
&lt;p&gt;2. Budgeting money&lt;/p&gt;
&lt;p&gt;Balancing a checkbook tells you where your money went, but using a budget tells your money where to go. &amp;nbsp;Teens learn how to control their money when a parent takes the time to teach them how to set up, use, and prioritize their budget and it's categories. &amp;nbsp;A budget teaches how to properly allocate your money to what's important and how to be flexible when the situation demands. &amp;nbsp;As a parent, the best way to teach your teenager the importance of budgeting is to walk the walk yourself.&lt;/p&gt;
&lt;p&gt;3. Establishing credit&lt;/p&gt;
&lt;p&gt;Teach your 18 year old the importance of establishing a sterling credit reputation before they go off to college so they can know how to handle the temptation to get more credit cards after they get there. &amp;nbsp;Good credit all boils down to a few things:&lt;/p&gt;
&lt;p&gt;&amp;sup3;Having only a few accounts open and paying them on time;&lt;/p&gt;
&lt;p&gt;&amp;sup3;Keeping your balances low in relation to credit limits;&lt;/p&gt;
&lt;p&gt;&amp;sup3;Better yet, paying off outstanding balances each month.&lt;/p&gt;
&lt;p&gt;Good credit can be established for 18 year old+ teenagers by getting a secured credit card.&lt;/p&gt;
&lt;p&gt;4. How to pay for college&lt;/p&gt;
&lt;p&gt;In an ideal world, parents would have plenty of money saved for their teenager's college experience, but we live in reality, don't we? &amp;nbsp;With the continuing increases in college costs, 18 years of savings might not be enough. &amp;nbsp;As a result, either the parent or the student will have to apply for financial aid. &amp;nbsp;There are other options though, ranging from:&lt;/p&gt;
&lt;p&gt;&amp;sup3;Work a semester, go to school a semester (pay as you go).&lt;/p&gt;
&lt;p&gt;&amp;sup3;Attend a local junior college for the first two years.&lt;/p&gt;
&lt;p&gt;&amp;sup3;Go to college online.&lt;/p&gt;
&lt;p&gt;&amp;sup3;Take advanced placement courses in high school.&lt;/p&gt;
&lt;p&gt;5. Identifying wants vs. needs&lt;/p&gt;
&lt;p&gt;I believe it's important to keep some wants in front of you. &amp;nbsp;After all, needs aren't particularly motivating. &amp;nbsp;But it's important that teens recognize that some things in life really aren't priorities when put in proper perspective. &amp;nbsp;Paying for groceries is more important than paying for a house party. &amp;nbsp;Paying car insurance premiums is more important than another road trip.&lt;/p&gt;
&lt;p&gt;6. Dealing with debt&lt;/p&gt;
&lt;p&gt;No matter how much you teach, chances are pretty good that your teenager will rack up some sort of debt, whether through credit cards or through student loans. &amp;nbsp;Plan to teach them early how to attack debt and get it wiped out quickly.&lt;/p&gt;
&lt;p&gt;I'd recommend Debt is Slavery as a short but captivating book on dealing with debt.&lt;/p&gt;
&lt;p&gt;7. Paying taxes&lt;/p&gt;
&lt;p&gt;Yeah, I don't like paying taxes either, but they're as inevitable as dying for about 50% of the population. &amp;nbsp;When April rolls around each year, make sure your teenager has already filed his or her taxes or has a plan in place to do so. &amp;nbsp;With software packages and free online options, filing your taxes is as easy as setting up a budget or balancing your checkbook. &amp;nbsp;Paying them isn't always easy, but filing is.&lt;/p&gt;
&lt;p&gt;8. Saving and investing for the future&lt;/p&gt;
&lt;p&gt;Saving and investing for the future can potentially be the hardest thing to teach. &amp;nbsp;The &quot;future&quot; seems just so far away when you're young, but if you teach them to save for a trip or a gadget, they will get some sense of what it's like to hit a goal. &amp;nbsp;From there, ask them if they have any advice for a 10 year old, given their life experience since then. &amp;nbsp;Then ask if they would be willing to listen to your advice to them, given your life experience since your teen years. &amp;nbsp;They just might listen.&lt;/p&gt;
&lt;p&gt;From there, I'd recommend reading How a Second Grader Beats Wall Street for some simple, yet effective investment advice and then setting up a savings account.&lt;/p&gt;
&lt;p&gt;9. Understanding the total cost of ownership&lt;/p&gt;
&lt;p&gt;Teach your children that a price tag is a liar! &amp;nbsp;What is rarely implied is the cost of ownership, not just from the physical standpoint, but from the opportunity standpoint. &amp;nbsp;Sure, that &quot;gently used&quot; BMW may seem like a good deal, until you factor in the cost of tires, brake jobs, oil changes, tune ups, and the inevitable minor fender-bender, but what about the cost of lost opportunity? &amp;nbsp;That car may cost more in the long run than a less flashy, more expensive Toyota!&lt;/p&gt;
&lt;p&gt;Economics is simply about the decisions we make with our money, and since money is a finite resource, making one decision precludes others.&lt;/p&gt;
&lt;p&gt;10. Choosing a thrifty lifestyle&lt;/p&gt;
&lt;p&gt;Everything in life boils down to choices, and that's one of the points of The Wisdom Journal. &amp;nbsp;Making the wise choice to live a frugal lifestyle isn't about being cheap. &amp;nbsp;It's about saying no to gluttony (the desire to consume more than you need) and yes to temperance (the constant mindfulness of others; practicing self-control, and moderation).&lt;/p&gt;

&lt;p&gt;As a homebuyer, your first consideration will be the amount of your monthly mortgage payments.&amp;nbsp; If you owe a lot of debt, lenders may consider you to be a high credit risk, which makes debt-to-income ratio a leading factor in determining how much of a house you can afford.&lt;/p&gt;
&lt;p&gt;Most lenders will discount any loans that you will have paid off within one year when determining how much of a home you can afford.&amp;nbsp; As a general rule, your mortgage payment should not exceed 25-30 percent of your monthly take-home pay.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Loan Term &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Although you will end up paying more interest in the long run, you will find that you can afford a more expensive house if you request a loan term of 25-30 years, compared to a shorter term of 15 years.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Interest Rates&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When you look at an interest rate, all you see is a number.&amp;nbsp; Hopefully, it's a single digit that's comparable with current market rates.&amp;nbsp; Most homebuyers already know that their interest rate affects their monthly payment which, in turn, is determined by the borrower's income.&amp;nbsp; Lower interest rates mean that you can afford a larger principal loan amount, which means a more expensive house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Credit History &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Because your past credit history will play a large role in determining your interest rates, it will also impact the affordability of a house.&amp;nbsp; For instance, a buyer who pays six percent interest will save a considerable amount of money over a buyer who pays eight percent interest on their home loan.&amp;nbsp; It may not seem like much now but, when averaged over time, the savings could be tremendous.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Down Payment Amount&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Believe it or not, the amount of your down payment will not only show the lender how serious you are about buying a home, but it will also affect your ability to afford a particular house.&amp;nbsp; For instance, if you were to qualify for a home loan of $200,000, but your dream home was currently listed for $250,000, a down payment in the amount of $50,000 would get you into the home.&lt;/p&gt;
&lt;p&gt;The above scenario is just an example, but it does show how a down payment can affect the price of the home that you are able to afford.&amp;nbsp; Some lenders may only require a five percent down payment, but you are free to pay as much above that as you wish.&amp;nbsp; A larger down payment can also reduce the principal loan amount, which thereby reduces the monthly mortgage payments.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Foreclosure Solutions-Hope for Home Owners&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The current U.S. housing market and national financial crisis has caused untold stress and heartache for many American families. Foreclosure is one of the most devastating financial challenges that a family can face and one that many times can be avoided. The options available to home owners for foreclosure are many. Following is a brief explanation of these solutions:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1.) Reinstatement &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The homeowner simply requests the total amount owed to the mortgage company to date and pays it. This solution does not require the lender's approval and will 'reinstate' a mortgage up to the day before the final foreclosure sale.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2.) Forbearance or Repayment Plan&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;A forbearance or repayment plan involves the homeowner negotiating with the mortgage company to allow them to repay back payments over a period of time. The homeowner typically makes their current mortgage payment in addition to a portion of the back payments they owe.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3.) Mortgage Modification&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;A mortgage modification involves the reduction of one of the following: the interest rate on the loan, the principal balance of the loan, the term of the loan, or any combination of these. These typically result in a lower payment to the homeowner and a more affordable mortgage.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4.) Rent the Property &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;A homeowner who has a mortgage payment low enough that market rent will allow it to be paid, is able to convert their property to a rental and use the rental income to pay the mortgage.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5.) Deed in Lieu of Foreclosure&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Also known as a 'friendly foreclosure', a deed in lieu allows the homeowner to return the property to the lender rather than go through the foreclosure process. Lender approval is required for this option, and the homeowner must also vacate the property.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;6.)Bankruptcy &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Many have considered and marketed bankruptcy as a 'foreclosure solution,' but this is only true in some states and situations. If the homeowner has non-mortgage debts that cause a shortfall of paying their mortgage payments and a personal bankruptcy will eliminate these debts, this may be a viable solution.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;7.) Refinance&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If a homeowner has sufficient equity in their property and their credit is still in good standing, they may be able to refinance their mortgage.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;8.) Servicemembers Civil Relief Act (military personnel only) &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If a member of the military is experiencing financial distress due to deployment, and that person can show that their debt was entered into prior to deployment, they may qualify for relief under the Servicemembers Civil Relief Act. The American Bar Association has a network of attorneys that will work with servicemembers in relation to qualifying for this relief.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;9.) Sell the Property &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Homeowners with sufficient equity can list their property with a qualified agent that understands the foreclosure process in their area.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;10.) Short Sale&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If a homeowner owes more on their property than it is currently worth, then they can hire a qualified real estate agent to market and sell their property through the negotiation of a short sale with their lender. This typically requires the property to be on the market and the homeowner must have a financial hardship to qualify. Hardship can be simply defined as a material change in the financial stability of the homeowner between the date of the home purchase and the date of the short sale negotiation. &lt;p&gt;I know&amp;nbsp;I needed this reminder since Sears isn't always my first choice.&amp;nbsp;Amazing when you think of how long the war has lasted and they haven't withdrawn from their&amp;nbsp;&amp;nbsp;&amp;nbsp; commitment. Could we each buy at least one thing at Sears this year?&lt;br /&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;How does Sears treat its&amp;nbsp;employees who are called up for military duty? By law,&amp;nbsp;they are required to&amp;nbsp;hold their jobs open and available, but nothing&amp;nbsp;more. Usually, people&amp;nbsp;take a big pay cut and lose benefits as a result of being&amp;nbsp;called up.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Sears&amp;nbsp;is voluntarily&amp;nbsp;paying the difference in salaries and maintaining all&amp;nbsp;benefits, including&amp;nbsp;medical insurance and bonus programs, for all called up&amp;nbsp;reservist employees&amp;nbsp;for up to two years.&lt;br /&gt;&lt;br /&gt;I&amp;nbsp;submit that Sears is&amp;nbsp;an exemplary corporate citizen and should be recognized&lt;br /&gt;for its contribution.&amp;nbsp;I suggest we all shop at Sears, and be sure to find&amp;nbsp;&amp;nbsp;manager to tell them why&lt;br /&gt;we are there so the company gets the positive&amp;nbsp;reinforcement it well deserves.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Pass it&amp;nbsp;on.&lt;br /&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Decided to check this before I sent it forward. So I sent the following e-mail&amp;nbsp;to the Sears Customer&lt;br /&gt;Service Department :&lt;br /&gt;&lt;br /&gt;I received this e-mail and I would&amp;nbsp;like to know if it&amp;nbsp;is true. If it is, the Internet may have just become one&lt;br /&gt;very good source of&amp;nbsp;advertisement for your company. I know I would go out of&amp;nbsp;my way to buy&amp;nbsp;products from Sears instead of another store for a like&amp;nbsp;item, even if it's&amp;nbsp;cheaper at that store.&lt;br /&gt;&lt;br /&gt;&amp;nbsp;This is their&amp;nbsp;answer to my&amp;nbsp;e-mail:&lt;br /&gt;&lt;br /&gt;&amp;nbsp;Dear&amp;nbsp;Customer:&lt;br /&gt;&lt;br /&gt;Thank you for contacting Sears.The&amp;nbsp;information is&amp;nbsp;factual. &lt;p&gt;Well, it's now four months later. Your listing agent now has nine months experience and he proudly tells you about his latest two sales, omitting that they are his first two sales and neither has closed yet.&lt;/p&gt;
&lt;p&gt;You're visiting with agent because he's got an offer from that guy who tried to list your house for $200,000.00. He explains that guy ask to present the offer himself, but that he wouldn't allow it. He had to protect you, from this low-ball offer, he was only showing it to you because it was the only offer you've received.&lt;/p&gt;
&lt;p&gt;He says the offer is for only $195,000.00. He reminds you your house is worth $235,000.00. He tells you the guy sent over notes about several sales where the sellers got cheated selling houses like your's for under $200,000.00. He tells you he already turned the buyer down, but the agent insisted that according to state law he had to present the offer. Your agent explained the offer was insulting and he'd already written rejected across the acceptance/counter offer box and page 33! He ask you to initial it.&lt;/p&gt;
&lt;p&gt;Offended at being offered only $195,000.00 you reject the offer! Or possibly counter at full list price.&lt;/p&gt;
&lt;p&gt;
&lt;p&gt;
&lt;p&gt;&lt;strong&gt;You just became a real estate speculator!&lt;/strong&gt;&lt;/p&gt;
&lt;strong&gt;Broke with your savings gone,&lt;/strong&gt; hanging on by your fingertips you just invested in speculative real estate, advised by the least experience real estate agent you know!&lt;/p&gt;
&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Truly, when you reject an offer it's the same as buying your house today&lt;/strong&gt; with the hope of selling it for a profit in the near future!&lt;/p&gt;
&lt;p&gt;A more experienced agent would likely have put it to you just that way. &lt;strong&gt;Today's real estate speculator is more likely to speculating on his own home and more likely to lose money than at any time in our history.&lt;/strong&gt; Like most losers the cause is two fold, personal ignorance and poor advice!&lt;/p&gt;
&lt;p&gt;I'm not suggesting that all low offers be accepted, but all offers should be considered not rejected out of hand! When you reject an offer even a low one from a willing and capable buyer you are speculating.
