What is a HAFA Short Sale
Before 2008 very few real estate agents knew what a short sale actually was. We didn't have too. The expectation before then was if you buy a house, a few years later you should be able to make enough money to pay off the loan, pay a real estate agent to market the home, and usually have good amount of money left over to put in the bank. Well, times have changed. The dip in the economy, including real estate, has made the term short sale a necessary evil.

Below are the Market Statistics and Sold Terms for homes that were sold in January 2011 in the metro Charleston SC real estate market. There are a few things that are interesting to note about this graph.
The first thing that jumps out at me are the number of conventional loans that are being used to buy homes as opposed to FHA. These numbers are based on all sales in the three major counties; Charleston, Berkeley, and Dorchester. Below is the third quarter metro Charleston SC housing report. All statistics gathered for this report are as of the last day of September. The report covers the major counties of Charleston, Dorchester, and Berkeley that make up the metro Charleston SC area. As you can see from the report the largest inventory category of active listings in the area is under $150,000.
