charleston reia: Who else wants to "pick the brains" of Charleston County Auditor Peggy Mosley? - 03/01/10 04:45 PM
When is the last time the tax assessor came to your home?
What is "assessed value" and how is my tax bill determined?
Why does a home tax assessment change?
Why is my home tax assessment different than the price I could sell my house for?
How do I appeal my home tax assessment? Is it expensive? What do I have to prove?
House property taxes in my community are too high and out of control. What can we do?
If you, your clients, or any of your family have questions about property taxes, you might want to make plans to … (2 comments)

charleston reia: What single marketing idea did you utilize in 2009 that gave you your best results? - 12/14/09 03:57 PM
I was looking back over the past twelve months attempting to analyze what one marketing idea that I used that gave me the best results, (so that I could focus more on it...and less on other non-productive ones)

So, I wanted to survey my brother and sisters on ActiveRain and see what has worked best for them in 2009.
"What did you do in 2009 that gave you the biggest bang for your buck?"
P.S. By the way, I'll share my biggest "Ah-Ha" moment in 2009....when I bit-the-bullet and re-started by newsletter campaign to everyone that I met or came in contact … (1 comments)

Recent statistic show that "shorts sales" & "Bank Owned Properties" are accounting for 50% of the properties for sale in the Charleston area.
"How do you "short sale" a property" is a question many new members ask....
but the question that they should be asking is..."How can I make money off of short sales?"
Tomi Dinkins, is considered to be one of the top experts in the state on the subject of Foreclosures & … (1 comments)

charleston reia: As a Real Estate Professional, how many times do YOU look at an advertisement before YOU are ready to buy? - 07/10/09 02:18 PM

I came across an interesting article about advertising and after reading it,
I thought about how it applies to the real estate business; take a look at
the article below and think about if (and how) it applies to you.
(Don't cheat and look at the date that it was originally written)

The first time a man looks at an advertisement, he does not see it.
The second time, he does not notice it.
The third time, he is conscious of it's existence.
The fourth time, he faintly remembers having seen it before.
The fifth time he … (0 comments)

charleston reia: "What do you think of Donald Trump's comments? - 04/16/09 07:46 AM
Last night on Larry King, Donald Trunp was promoting his newest book, "Think Like A Champion"
and was asked by King, the same question that hundreds of people ask every day:
"What if you want to buy and you can't get the mortgage?"
"The Donald" never blinked as he responded:
"Larry, this is a great time to buy real estate. And as far as financing is concerned, the only financing -- the only financing you should be thinking about is seller financing. If the seller won't give you financing, don't do it, because the banks are not doing their job. They're not … (1 comments)

charleston reia: Are You One Of The "Criminals" That Use Bandit Signs? - 02/23/09 10:30 AM
Do you use signs to market your business or service?
You know the kind that I am talking about; the bright yellow signs that are nailed to telephone poles, or trees or are stuck in the ground near high traffic areas.

Investors called them 'Bandit Signs" or "Snipe Signs"
Several years ago, when I first began investing in real estate, I had a friend that ordered 500 of these signs every month to "get-the-word-out" as he says, about his business; when I asked him, "Why 500?" he replied, "Because "They" keep taking them down!"
He never could explain exactly … (1 comments)

A lot of us that were around back in the 60's, remember Steve McQueen, Yul Brynner. James Coburn, Charles Bronson, Robert Vaughn, Brad Dexter, & Horst Bucholz, teaming up to star, in what many movie fans would argue, is the greatest western of all time:
The Magnificent Seven!

It is the story of seven highly skilled professionals that joined forces to help a small Mexican village. The original movie started a decade of great sequels, (The Guns of the Magnificent Seven, Return of the Magnificent Seven, etc) and helped pave the way for the "Spaghetti Westerns" that made Clint Eastwood (The Good, The Bad, … (0 comments)

charleston reia: Can something as simple as a calendar make a difference in your 2009 production? - 01/07/09 06:55 PM
Many years ago, when I entered the financial services business, Salespeople were taught by management to "give every person we met" a calendar with your name and telephone number on it, so that at any time of the year, if they had a need for financial services, this person would think of you, call you, and you would make some money.
In an attempt to be like the "big boys", I ordered them by the cases!
Gave them away to anybody who moved - and a couple to people who didn't move quick enough!
The printer who printed the calendars made money; the shipping company … (4 comments)

charleston reia: Who is the "Best" CashFlow 101 player in Charleston, SC? - 12/30/08 06:20 AM
Normally, there is a lot of "trash-talking."
"You're going down!"
"You couldn't beat my Grandmama!"
"Yea, yea, yea!"
A little "testosterone" (by the way, the above comments were made by the ladies) occasionally appears, but generally, it is a pretty good group that gets together every month to see:
"Who is the the "Best" Cash Flow 101 player in Charleston...
and the answer, this morning, to that question is:

Tim Dorst of Mt. Pleasant, SC
Tim, who was a "newbie" first time attendee,
   outplayed, outlasted, outwitted, and out
leveraged everyone to win the title.

charleston reia: It's Official! Charleston Real Estate Investors Association Christmas party recoginized As "The Party" of the Season - 12/23/08 05:58 AM
Well, first of all, it wasn't much of a contest...not even a "photo finish."

Maybe you have heard the term, "Recent surveys show" but never quite understood exactly "who" conducted the survey or "who" was polled for the results...well, as an old Boss of mine was fond of saying, "Trust me, I have it on good authority"
It is official; results are in and modestly, I must agree, our Charleston Real Estate Investors Association's 2008 Christmas party on the Spirit of Carolina harbor dinner cruise was "The" party of the season.
Proof you ask? Just listen to what party goers had to say:
