free real estate class: Charleston Real Estate Investing Association offers free foreclosure class and home tour - 07/08/09 03:52 PM

Home buyers view four  pre-screened homes in one morning?
In the past, buying a foreclosed home was a very
challenging process. This was because of the limited supply of foreclosures. In many
cases, it took several weeks, if not months, to find a good foreclosure. Next, you had to
win the bidding war to buy it. And finally, you had to have a bank-truck-full-of-money to
repair the home.

Well, this has all changed with the recent foreclosure crisis. Today, there is a large
supply of great foreclosure opportunities. In fact, you can find these homes very quickly,
banks are … (0 comments)

free real estate class: Do You Know How Paris Hilton's Family Made So Much Money? - 03/30/09 05:15 PM
Unless you have been living in a cave, you know who Paris Hilton is...
but what you may not know, is how her family became so filthy rich.
Towards the end of the Great Depression, Conrad Hilton, Paris'
Great Grandfather bought up many hotels that were in or on the edge
of foreclosure...for dimes on the dollar!

When the economy recovered, and business travel boomed...
Conrad Hilton became one of the wealthiest men in America.
All around him, other investors bought  all kinds of real estate
and got rich when they re-sold..
(They bought very, very low, and sold very, very high)

free real estate class: "Be careful what you ask for...you may just get it" - 12/22/08 09:52 AM
Several weeks ago, during a Charleston Real Estate Investor's meeting we were trying to get feedback from our Mastermind Members as to who they would like to have as a "Guest Speaker"...
Who would they like to hear?
A motivational speaker? (someone mentioned our old friend Leon Humphrey)

That would be a pretty good way to kick-off 2009...
Someone else, suggested a "panel of experts."
And then, one of our newest members who owns a "few" properties, suggested on our message board that we have someone from our local "Code Enforcement" division visit with us.
...and I have to confess, … (2 comments)

free real estate class: Are you coming to our Charleston Real Estate Investor's Association Christmas party? - 12/13/08 12:45 PM

Ho! Ho! Ho!
Santa is going cruising!
For months, our local Charleston Real Estate Investor's Association members have searched high and low for a "memorable" place to have our inaugural Christmas party.
Since there are a lot of GREAT restaurants in Charleston to choose from, naturally we had to "test drive" several before we could decide on just the right location for our first ever Christmas party. After evaluating menus, location, service, price, beverages, desserts, entertainment, etc., we quickly realized that we could get more bang-for-our-buck with ......drum roll, please:
The Spirit of Carolina dinner cruise!

That's right...We're going on a moonlit … (1 comments)

I wish you could have been there.
It was close...very, very close.
It had all the excitement, the synergy, the trash talking of a WWF RAW Smackdown.
Our recent Charleston Real Estate Investors Association CashFlow 101 tournament had nervous newcomers and hardened, out-for-blood-in-their-eyes, veteran players all competing for the title of "The Best CashFlow 101 Player in Charleston, SC"!
CASHFLOW 101 is an educational program that teaches accounting, finance, & investing at the same time and makes learning fun...plus, it gives you an opportunity to network with "like-minded" people.
The defending Cashflow 101 champion Valerie Singley, who recently broke all previous "Get out … (0 comments)

free real estate class: Ladies & Gentleman, we may have a winner! - 11/18/08 09:31 PM

I am not sure when they actually hold the voting for the "dumbest criminal" award...
but Johnny Lindner (above) may get my vote!
In case you didn't hear, Lindner robbed a convenience store (they have him on video), stole a pickup truck, drove off in the wrong direction; when the stolen truck broke down, he called a taxi..which prompty drove him back to the scene of the crime and stopped and asked a cop for directions!
See the full unbelievable story here:

What do you think, is he a winner?

The retailing herd is getting thinner; sadly, it is a sign of the times.
Charleston area building supply retailer, Stock Building Supply announced that they were closing their outlet on Innovation Drive in Summerville, along with locations in Anderson, Florence and Pawleys Island.
Stock still has branches on Ashley River Road in Charleston and Azalea Drive in North Charlesto and is down to about 200 locations after closing 86 locations and laying off nearly 3,000 employees.

free real estate class: What does the Real Estate Market in Charleston SC look like in your rearview mirror for the month of October 2008 - 11/01/08 09:10 AM
I was sitting in a restaurant having lunch and couldn't help but eavesdrop on the three "suits" at the next table. I had already figured out that they were stockbrokers ( I use to be a financial planner, too) when I overheard one of them blurt out:
"I am telling you now is the time!" said the youngest of the three. "We take all of our money and buy as much real estate as we can."
'After the election." was the matter-of-fact answer from the taller guy. "After the election it will be at the bottom." The third broker just nodded his head in … (1 comments)

free real estate class: Where did you get your work ethic from? - 10/24/08 09:20 PM
Recently, I was going thru some really old family photos and realized that in almost every photo of my Grandparents - they were working. My Grandmother ran a small rural country store; my Grandfather was a journeyman carpenter; they were always working, either on their jobs, on their house or in their yard.
As I think back, I realized that they had an incredible work ethic and were probably the reason that I began developing my values, beliefs and work habits at a early age. For example:
At age 7, I was collecting used newspapers and selling them to fish markets to … (2 comments)

free real estate class: What Do Newspapers and Haunted Houses Have In Common? - 10/23/08 10:01 PM

The more they scare you...the more money they make!
This was the photo that covered the entire top half of our local newspaper yesterday with a headline that read,
 "DEPRESSION!"
P-L-E-A-S-E!
The insinuation was that "Times are as dire" now as they were back in the 30's during the Great Depression.
I do not have a problem freedom of speech.
I do not have a problem with the author, Brian Hicks.
I do not even have a problem drawing a comparison between then and now.
What I have a problem with is that on this particular day, (what many writers … (1 comments)

free real estate class: Who do you know that thinks their house is a "Teller Machine?" - 10/18/08 10:50 PM
On November 4th & 5th, local Masters-in-equity will auction 201 properties on the courthouse steps.
201 families, many of which have already abandoned their homes, will have to face the consequences of some bad choices.
One of them is a good friend of mine.
"Bill" (not his real name of course} had worked for the same company for 10+ years; he was earning around $70,000+ when he bought his house in 2003; with his wife earning $50, 000 a year, they could easily afford the $1200 a month house payments.
First year: Like most people, might have overspent a little in furnishing … (0 comments)

free real estate class: Who is the "BEST" CashFlow 101 Player in Charleston? - 10/17/08 09:47 PM

His name is James Harrison!
James "out played, out witted, and
out lasted" over 30 challengers at the
recent Charleston Real Estate Investor's
Association CashFlow 101 Tournament.
Cashflow 101 teaches players how to get out of the Rat Race and how to place the money you earn , so that your money works for you, instead of you working for your money.
It is noted for its real world practicality and application. Cashflow 101 is an education board game that does not feel like an "educational" game.
It is much more realistic and engaging. It teaches accounting, finance, investing, … (0 comments)

Close your eyes for a second, take a deep breath...and think back to the day that you saw a Doctor standing there with a huge needle preparing your school vaccination injections!Did your heart skip a beat ?
Did you want to run away?
Were you scared almost-to-death?
