Does anybody have experience with LINKEDRE? I received some information regarding their web activity and would appreciate receiving any feedback regarding your successes or lack of experiences.

Recently, I had an agent invite me to join FACE BOOK.  Although I have obviously heard of Face Book, I have never used it  Have you had any experience in using it for your real estate business?  Has it been productive?

 

 

 

Occasionally, I am asked by buyers what the crime stats are for an area in which they wish to purchase a home.  How do you handle these requests?

 

We just have an appraisal done on a home that my buyer has made an offer.  The appraisal came back considerably lower than the contract price and raised some issues with me.  The home has a lower level (below grade) with a walk-out.  The appraiser (before adjustments) gave the main level a dollar/sq.ft. of $99.  The finished lower level that is really very well done received 33 per sq.ft.  I had previously thought that the lower level normally receives 50% of the main level.  I am curious as to the experience of others.

I have a question regarding square footage for a home that has a property tax record of one figure and an indicated square footage of about 1100 more.  The property tax record indicates separate figures for the deck and swimming pool.  Are these measurements for the deck and pool normal inclusions in the advertised sq. footage of a home?  This home has a basement that has been converted to a finished status with the usual extra bedroom, bathroom, media room, etc.  I assume that these square footages can be added to the sq. footage of the main floor.

My client and I have been discussing the value added of an inground swimming pool.  We are currently looking at ahome that has a very nice swimming pool  It's dollar/sq.foot price is considerably above average for active listings and for those sold in the last 6 mo.within a 1/4 mile radius of this property.  None of the other listings have swimming pools. My client feels that the pool does not add to the value of the home.  I would appreciate your comments.
 
Recently I was contact by one of their representatives trying to get me to sign up for their program.  It seems that the program can be successful if you are willing to commit to it for several years.  I would appreciate getting feedback from others regarding their success or lack of success.  They offered me 6 leads per month for approx. $300/mo...one year contract.


 
Thanks to all who originally responded to my post as to whether the seller has to disclose the incident of a murder or suicide in the home that they are selling.  What happens if the buyer (before closing) is told by another neighbor about the incident?  Assuming that the now aware buyer is upset due to non-disclusure by the seller and wants to back out of the contract, is there any way to resolve this problem.  Of course, I realize that hopefully few or none of you has been involved in such an issue.
 

In my office, we have had many discussions regarding disclosure of incidents of murder and/or suicide in a home that is listed for sale.  Does the seller have to disclose the fact that a murder and/or a suicide occured in the home that he has contracted to sell?  I realize that there is a potential for the buyer to back out of the contract but what happens if the disclosure is not made and the buyer finds out after the closing?  The discussion is also based on the seller's agent aware of these incidents.
