      <title>Appraisal on Lower Level</title>
      <description>&lt;p&gt;We just have an appraisal done on a home that my buyer has made an offer. &amp;nbsp;The appraisal came back considerably lower than the contract price and raised some issues with me. &amp;nbsp;The home has a lower level (below grade) with a walk-out. &amp;nbsp;The appraiser (before adjustments) gave the main level a dollar/sq.ft. of $99. &amp;nbsp;The finished lower level that is really very well done received 33 per sq.ft. &amp;nbsp;I had previously thought that the lower level normally receives 50% of the main level. &amp;nbsp;I am curious as to the experience of others.&lt;/p&gt;

      <title>Square Footage</title>
      <description>&lt;p&gt;I have a question regarding square footage for a home that has a property tax record of one figure and an indicated square footage of about 1100 more. &#160;The property tax record indicates separate figures for the deck and swimming pool. &#160;Are these measurements for the deck and pool normal inclusions in the advertised sq. footage of a home? &#160;This home has a basement that has been converted to a finished status with the usual extra bedroom, bathroom, media room, etc. &#160;I assume that these square footages can be added to the sq. footage of the main floor.&lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;Thanks &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;Ron Gorman&#160;&lt;/p&gt;</description>

      <title>Swimming Pool</title>
      <description>My client and I have been discussing the value added of an inground swimming pool.&amp;nbsp; We are currently looking at ahome that has a very nice swimming pool&amp;nbsp; It&amp;#39;s dollar/sq.foot price is considerably above average for active listings and for those sold in the last 6 mo.within a 1/4 mile radius of this property.&amp;nbsp; None of the other listings have swimming pools. My client feels that the pool does not add to the value of the home.&amp;nbsp; I would appreciate your comments.</description>

      <description>Thanks to all who originally responded to my post as to whether the seller has to disclose the incident of a murder or suicide in the home that they are selling.&amp;nbsp; What happens if the buyer (before closing) is told by another neighbor about the incident?&amp;nbsp; Assuming that the now aware buyer is upset due to non-disclusure by the seller and wants to back out of the contract, is there any way to resolve this problem.&amp;nbsp; Of course, I realize that hopefully few or none of you has been involved in such an issue.</description>

      <description>&lt;p&gt;In my office, we have had many discussions regarding disclosure of incidents of murder and/or suicide in a home that is listed for sale.&amp;nbsp; Does the seller have to disclose the fact that a murder and/or a suicide occured in the home that he has contracted to sell?&amp;nbsp; I realize that there is a potential for the buyer to back out of the contract but what happens if the disclosure is not made and the buyer finds out after the closing?&amp;nbsp; The discussion is also based on the seller&amp;#39;s agent aware of these incidents.&lt;/p&gt;</description>
