Price reductions: Every week the small community I live and work in has a "brokers MLS meeting". It's 20% filled with new listings and 80% filled with price reductions. Enough said.
Realtor reductions: When real estate is going well - when jobs are good and the economy is strong, people are buying and selling and transaction numbers are high. There's also many eager buyers and sellers.  And if people are buying and selling, that tends to make it attractive for others to buy and sell real estate. It's not a pretty report. 17 out of 20 major real estate market showed a deceleration in housing prices. And 9 markets: Atlanta, Charlotte, Chicago, Detroit, Las Vegas, Miami, Portland, Seattle and Tampa hit their lowest since 2006/2007. 
 
These reports are from data collected up to November so I'm hoping the next report will show improvements from December and January. I know things have become a little better in my market. Like many downtown areas, Old Town Steamboat Springs is the center of Steamboat’s character. Within walking distance to Lincoln Avenue and Yampa Street, living in Old Town makes it convenient to stroll down for morning coffee or browse at the public library, not to mention checking out one of 75 local restaurants and bars.  My favorites might be Mambo for Italian around 5th and Lincoln and Ciao Gelato on Yampa Street & 7th. The Steaming Bean is my choice for coffee and treats. They are located on 7th and Lincoln.

What percent of the real estate is over-priced in your market? - 01/22/11 10:41 PM
I work with both buyers and sellers. So I know the market well and am able to accurately discuss values and prices with confidence. But as I show my local real estate I'm often discussing prices with clients and it's not often I say the words, "this home is well priced". Now in a downward or stagnate market this might be true for most because most agents / sellers don't typically adjust their prices every months.
