The Black and Blue and Tennis shoe second annual fund raiser for the Big Canoe Fire Department is being held November 12 at 6pm in Sconti. The Big Canoe fire department is 80 percent volunteer. Not only do we work in Big Canoe but we are called out to Dawson and Pickens county to assist. We are proud of the fact that as a community Big Canoe has one of the lowest fire insurance component costs in our mountains. As a volunteer in the Fire Department not only do I work with structure fires but I am part of the North Georgia Wild land fire task force.

What this all means is that many of us give back in many ways to our respective communities. So this is my pitch for your help. If you are in North Georgia tickets go on sale this month. They are $75.00 each. We will be sold out. The event we hold is a casino night. you get 2 drink tickets, and 1,000 "dollars" in chips. These chips are cashed in at the end of the night for drawings for some GREAT donated prizes. The prizes include getaway weekends. Free chimney sweep , Restaurant coupons and a lot more. Along with the 2 drinks we are serving hot food and there is entertainment. Last years event was the talk of the community and many folks from in and out of Big Canoe are planning to attend.

Volunteer fire departments are really the first line of defense in rural America when it comes to fire. The Terraces at Big Canoe are a great part of our overall mountain experience. Recently though great work and co-operation between the Terraces committee, the Developer and various builders a new and expanded facility is planned. For those of you who do not know Big Canoe the Terraces is privately owned by the Big Canoe Chapel.

So what does this mean? Next year the concert series will be even better than ever. the facilities will be updated and expanded. The great news is no property owner money is involved. The Title of this blog is a direct quote from Senator Johnny Isakson of Georgia. For those of you who do not Know. Sen. Isakson was a Real Estate Broker. He still contributes to RPAC. He is one of the sponsors of the 8k credit. He wanted to make it 15k. His Career in Real Estate was VERY successful as he grew from the ground, North side Realty. One of the largest independent brokerages in Atlanta.

Sen Isakson spoke at the Real Estate FMLS show in Atlanta this  past week. He talked about the many down turns in real estate that he had been through. His answer to the what is going on in the market is simple. We are at the bottom and bumping along there. It is a great time to buy as rates .prices, and availability of homes has never been better for a buyer. So forget about all the doom and gloom . Throw away your newspaper, turn off your TV, and get out and help folks get their first homes while the market is so good. He did it in 2 down turns and he did quite well for himself. Nuf said

Early last week, the House of Representatives passed an emergency supplemental appropriations bill.  That bill includes a provision to both reform and restart the USDA (Rural Housing Service) single-family guarantee program. 

President Obama signed the measure H.R. 4899 on July 29th making it law.  The presidential signing was expected to happen without any resistance.  This measure covers a variety of topics, including $34.7 billion in funding for the wars in Iraq and Afghanistan.  There are provisions for other international and domestic government programs as well.  The Gulf oil spill received $275 million in funding.

Specifically, the RHS provision gives the Agriculture Secretary the authority to increase the upfront premium on all RHS backed loans.  The maximum approved upfront premium increase can be as much as much as 3.5%.  This is up from the current upfront premium of 2%.  This increase will enable USDA to cover the cost of the new loan guarantees being issued.  The additional funding will also make program self-funding. 

The USDA secretary also has been given the option of charging a 0.5% annual premium, similar to that of FHA.  Currently, USDA does not charge an annual premium.

This little guys picture  was captured in a pond in Big Canoe. I have to give credit to Justin the photographer who is the son of friends of ours. Our mountains are indeed home to many beautiful sights. You do have to keep your eyes open to see some of them !!!

 

The Pickens Board of Real Estate meeting this month was a little more interesting than usual. We had a guest speaker, Tom Cunningham, from the Atlanta Federal Reserve speak. Tom is a VP with the Fed and is in Charge of research and development as it relates to real estate. So his talk was much anticipated. Here are some of the points he made that we all can find interesting

1 The Fed intervened in the financial markets to try and prevent a melt down. The Fed bought a tremendous amount of Treasuries as well as mortgage backed securities.The problem came in evaluting securties and the lack of assigning value to them caused a run in the markets.

2 The Fed has pretty much stopped buying Mortgage backed securities and has them off their books. Opinion was that once the Fed stopped buying these securities interest rates would rise. This did not happen. The indications are that the market for good mortgage backed securities is more bullish than anticipated ( good news)

3 The U. S, economy is growing at a rate of about 2 percent. This is good news as it dampens the worries over inflation. The bad news is growth needs to be higher to reduce the unemployment rate.

4 Productivity gains in the private sector account for more job losses in the U.S. moving jobs overseas. This is something that is not equally felt across job markets. "Low end" jobs are moving over seas but "high end" jobs are actually increasing.

5 Consumer spending in the US accounts for about 75 percent of our GDP. The only other country whose economy is so dependent on consumer spending is , interestingly enough , Greece.

6 The Bush tax cuts did little to stimulate the economy. Their expiring may have a negative effect on the economy. However data is inconclusive and some models actually show the tax expiration having a positive effect. So the jury is out on this issue.

7 Housing in Georgia is very dependent on influxes of people from other areas. Georgia has grown more than the national average due to this influx. However as people in other parts of the country cannot sell to move it has had a negative impact on the Georgia housing market.

8 Potential problems for our recovery are, strength of the world economy. Right now the world economy is good and so we have the ability to export and build jobs and revenue. Our exports over all are actually increasing.

9 The Fed is waiting for financial reform legislation to come out of Congress. This legislation is needed to regulate going forward

10 When asked if the Fed is advocating a return to Glass Steagall the response was that is a political issue and the Fed has no position .

11 States are faced with balancing budgets with reduced sources of income, even if a State does not have a balanced budget law. The problem is States that do not balance their budgets will have a hard time raising capital through the sale of bonds. This is a troubling issue in the economy.

Over all the picture for the economy is mixed, with job creation, or lack there of being a major concern. The financial picture however is a lot better than it was 2 years ago and that is a good sign

I have hit the high lights of Toms talk and hope you find it interesting. These folks are numbers people so his conclusions are mostly drawn from data. So stuff like, why does bank X stink at responding to short sales and questions like that were things he was not at our meeting to talk about

 

 

 

 

This post was some what inspired by Lenn Harley and her re posting of information. OK here goes. Washington  JUST ASK !!!!!!

You folks are creating rules and regulations in a Vacuum. You continually change them because after they are put into effect they bomb. So JUST ASK. I know you mean well, yes I believe that, but you are screwing up.

DO NOT ASK the heads of NAR . The last time they sold something the contracts were signed with Fountain pens. Do not ask the heads of banks. The only homes they see are the ones they live in when they get out of their tinted glass limos. ASK BROKERS both in Mortgage and Real Estate. Ask  the people who are in the trenches. Ask people who day to day have to live with your uninformed decisions or your uniformed non decisions !!!! 

ASK , ASK, ASK the people who day to day see the market. Then guess what ? You will not be guilty of the sin , There is never time to do it right but always time to do it over. We the people might even start to like you again. Wouldn't that be a real American Revolution.
