Big Canoe is one of North Georgia's great communities. It is a Mountain Gem. It is over 8,000 acres. The 2 photos below are just one sample of what you can see. I took these from the top of a dam. The first one overlooks Lake Petit. The dam is the second largest earthen dam in the State. A friend of mine from Florida called me and said , "Hey I have a friend who is buying in Georgia. " I said. " good send him to me and I will help him. " My friend called me back and said , " Oh, sorry he is working with another agent." "No problem" I said." thanks for thinking about me."

Big Canoe Fire Department , or how to spend a Saturday - 04/25/09 04:34 PM
This Saturday I continued to work on my volunteer fire fighting. Yes I took a day off from Real Estate. When buying in the mountains insurance prices are influenced greatly based on fire coverage. Some communities like Big Canoe have their own fire Department. And while you do pay monthly fees in the end your insurance is down. I am one of the volunteers and spent this Saturday Training. So I could not help including this photo.
What did I learn? NEVER stand in front of a fire hydrant when it is being bled!!!

Your walking along in the woods. Maybe you see a stream. You are looking at the birds and the trees. In the summer the woods can be dark and cool. Fun to walk in and then you see it. Take a closer look (below). The mushroom is this small intricate thing that springs out of the ground. It is life. It has it's own birth, death, and reproduction. Yes first there was a strange noise and then with Camera in hand i ran out the door. I was not looking up at the sky but down at the ground. This big Tom Turkey was moving through my yard and I managed to snap him going through.He looked to be about 20 pounds. which is big for a wild guy.

Gardening in the Mountains - 04/20/09 11:00 AM
Gardening in the Mountains can be a real chore. We have a hill full of a few different types of Daffodils. The problem is they need to be split and moved to keep flowering. This leads to gardening in the Mountains. Mountains are after all rock covered with dirt. You do not have to dig far down to hit rock. But also what holds the dirt on the side of a mountain? Trees! So yes if you miss the rock you usually hit some roots. Here you Garden with a pick ax.

The North Georgia Mountains are beautiful. These pictures are in Big Canoe. They are the same shot but different seasons. You can tell by looking at them why folks want to be here and why it is so beautiful here all year round.

Ok so we all know how to list homes. We all have , or should have presentations that are slick. If you do not stop reading. But what about selling the listing.
Somewhere in your presentation there is a slide that shows how activity happens right in the beginning. But how many of you take the listing and get it on line before the work needed on the property is done. At All Mountain realty it takes us 2 days to do a listing. Why? When we formed all Mountain Realty in Sept of 07 we set out goals. I laugh about the one I tell folks , We want to get in at the bottom. (Achieved). Some tell me at least you didn't have to go through the pain of scaling back.
One of the goals was to go after buyers. That has been a strategy. Contrary to the mantra you need sellers, and you do, we focused on buyers instead. Why , we figured that is who has the money. Kind of Willie Suttonish.

Use the Lion as your example for how you should be in your business. The Lion uses all his strength even when the prey is a rabbit. So in your business you should be a Lion too. Small closings, a general inquiry, something that seems more of a distraction than actual business can pay unexpected dividends.
It only happens if you are a Lion. Face it a Lion is respected ,held in awe, and feared . You should be respected, and held in awe by your clients. You should be feared for your tenacity by your competition. So study the Lion.

Georgia has been hit really hard in recent years with a drought. But this winter and spring as well as toward the end of last summer lake levels have been rising. Lake Lanier for example was down 20 feet last August. Now they are open for fishing tournaments. So if you are planning a holiday in te mountains or near one of our great mountain lakes. Things look good. In fact it is raining right now here. Enjoy hiking and baoting in our Nroth Georhia mountains.  See you on the trails

I was searching for information and came across some interesting statistics about our market. Over the last 8 years housing prices are up. Over the last 2 years they are relatively flat. In terms of numbers of sales this is where we see the greatest swing. As numbers of units sold over the last 2 years are down.

Currently in North Georgia land sales are slow. The reasons for this is are clear.
1 Investors have become skittish or in fact were over extended and have been forced to pull back
2 Land loans are not as easy as they once were
3 People are not buying as much to build as the inventory of existing homes is high, and priced well.
4 Construction loans are harder to get than conventional loans

North Georgia Mountain Update - 04/01/09 07:28 AM
This year so far has been tough in the mountains. Winter seems to have lasted forever. Also lay-offs in some of the industries, notably carpet have effected the local economies. We are often a lagging indicator of the market. So while other areas were experiencing high rates of value decline not so much us.
