Why the Making Home Affordable program may fail - 12/31/10 10:17 AM
The making home affordable plan put into place by the Government may be bound to fail. Let's review the plan. In part the plan allows folks under certain conditions to refinance their mortgage. The idea is some folks can afford to stay in their home, just not at the current payment rate. The under lying theory is, it is better to keep someone in their home than to foreclose on them.
If the above is the case why then is this program not much more successful ? There are too many well documented cases of folks being foreclosed on while they … (1 comments)

Start the New year off right - 12/29/10 04:43 PM
This Friday night our old year ends. So rather than talk about the old year and what is going to happen in the New Year here is a simple way to start the New Year off right. Have a great time on New Years Eve. Go to parties. see old friends. Steal a kiss at midnight. But have a designated driver. Don't start the New Year with a D.U.I. Don't drive impaired and start the New Year in a hospital. Or worse yet don't start someone else's New year off in the hospital. Have a great New Year and take the first … (2 comments)

Snowed in in Big Canoe Day 2 - 12/26/10 10:57 AM
So we are snowed in today for sure. On my last post Christmas day, I received a comment from a kate who lives on Deer Run Ridge. Well Kate if you are reading today we live on Deer Run Ridge too!!!!
So here is what it looks like at 11 am on Sunday here in Big Canoe. You can see the mountains in the back ground and some of the slope in the fore ground. This is the walk up I had yesterday when I foolishly "braved " the elements.

The road in the picture lifts up on the … (10 comments)

Big Canoe White Christmas - 12/25/10 11:49 AM
It was just a few blogs ago that I said we may have a White Christmas here in Big Canoe. I guess one should be careful for what they wish for;

This is at 11 am Christmas day. I went earlier to take out the trash . Got half way down the mountain and realized this was not such a good idea. The car is safe on the side of the road and I got my Christmas exercise walking up about 600 feet on the snow covered switch backs.

Well my sister in law is here from England but … (12 comments)

It is Christmas ( Almost) - 12/24/10 10:14 AM
First let be be among the chorus here at ActiveRain to wish everybody a happy holiday. We all have Christmas wishes. Mine would be that every day be like Christmas, in terms of the spirit and the happy feelings. But that is really an impossible wish. So I am going to scale it down. At some point tomorrow I am going to go out on my back porch and just breath and look at the mountains. That whole process should take about 30 seconds. I am going to smile and go back to enjoying my day. I am going to try and … (5 comments)

2011 foreclosures - 12/22/10 03:09 PM
Te evidence is clear . Foreclosures are being held until 2011. I have heard this from multiple banker friends. So if you are looking to buy a foreclosed property you might want to sit back and enjoy the holidays. I can tell you a lot of my BPO business has dried up and some of the plans we have for working foreclosures have been put on hold with lenders.
If you are trying to or thinking about selling your home  now might be a good time to put it on the market . Get Ready for round 2 or is it … (1 comments)

The ActiveRain Referral Network - 12/19/10 11:05 AM
One of the tools here on ActiveRain is it's great referral network. I have received business and closed deals from it. Here is why it is important to me. You can post on the network and when you get responses look at agents profiles here on ActiveRain. How a person blogs and what is in their profile gives you a good indication of how they will treat your valuable referral. I have given more thank 20 referrals out that I can think of. The major criteria I used was the profile of the other agent and their blog.
Using the referral … (18 comments)

Big Canoe Christmas - 12/18/10 06:05 PM
The chapel will be decked out for a great Big Canoe Christmas. There are many parties to go to. This week so far I have seen a bunch of Florida and out of area tags on our roads. This is a great sign. The North Georgia Mountains are beautiful around this time of year. Whether you are celebrating in Big Canoe , Bent tree or anywhere in our great Mountains have a save holiday. Drive safely as it can get slippery when it is cold.

Best Bagels in Atlanta - 12/17/10 04:12 PM
Today I had lunch at B& B Bagels just out side of Atlanta. B&B is on McFarland road between Highway 9 and Georgia 400. You can't miss it . It is a diner with a whole bunch of cars parked around it. I am a transplanted New Yorker and so heard about B&B. I stopped by for bagels . Almost immediately my nose smelled New York Deli. The place was packed. I bought a couple of bagels and went home and feasted. They are as good as any bagel I have ever had in the tri -state, ( you North Easterners … (7 comments)

It is different in Georgia - 12/16/10 10:01 AM
Atlanta is a great hub for business. Other areas of Georgia are great retirement areas, or just beautiful and you would want to live there. So if you are moving to Georgia there are some thinks that you should know about how we process real estate transactions.
1 Wwe are a title State. This means that if you are unfortunate and face foreclosure it is non judicial. Fact is you sign at the closing saying you can be foreclosed on with out going to court.
2 We use closing attorneys. We almost never close in Escrow.
3 Up until 2010 we … (5 comments)

North Georgia Weather Alert - 12/14/10 07:00 PM
The LAST thing we n the mountains want to hear is a weather alert. but tomorrow afternoon sleet and freezing rain with some snow is expected to move in. You can be from Alaska, it does not matter you cannot drive in this. 4 wheel drives just means you will skid more elegantly off the side of as mountain. Chains and tire studs MAY help some. So stay close to home. And more importantly do not do stupid stuff. In this case the definition is something that could end up with you needing EMS. They are going to have a hard … (4 comments)

Snow Day in North Georgia (Pictures) - 12/13/10 10:14 AM
Yesterday around 5  o'clock in the afternoon I was talking to a friend. "Hey," I said, "this snow isn't so bad". I was then told that the real snow was not coming till later last night. So we woke up this morning to this.

The haze you see around the sun is snow coming down. It looks cold and guess what it is cold

So today is a snow day. The high today is only supposed to get into the 20's. Normal high for us this time of year is in the 50's. Whatever happened to global warming ? … (8 comments)

It is snowing !!!! - 12/12/10 12:21 PM
Not ready for a picture yet but we have snow today! I have lived in North Georgia for 23 years. I have never seen a white Christmas yet. Now it could be in the 70's on Christmas or.......
If the weather keeps up like this I will be splitting more fire wood today and taking snow pictures tomorrow. I cannot imagine folks in the North who get shut down over snow. For us it is only a day . I am rambling a bit but it is so exciting to see the first snow fall. Also by tomorrow it will likely … (6 comments)

Big Canoe Weather update - 12/11/10 04:34 PM
One of the things about living in Big Canoe is our security staff puts out weather updates. As a mountain community it is great to get emails about potentially icy weather coming our way. Big Canoe is a great mountain experience. But in addition to being in the mountains it is a community . Part of what that community does is help folks. The weather updates are just part of the Big Canoe experience.
By the way stock up a little because tomorrow mught be a bit slippery

my kodak moment - 12/05/10 07:01 PM
I am posting this ppicture for the contest. It is special to me for many reasons. I was taking my 9 year old son to a wedding in South Carolina. This was the first time my son ever wore a suit. He was under strict orders to be good . He was great. So in winter, as promised, we went into the hotel pool.
The ppicture is of me 'launching" him. It is special because this was the last time I was able to launch him before he got too big. Also my mom took this picture of us. It was not long … (12 comments)

The Beach in Winter - 12/04/10 05:13 PM
We have just returned fro a small vacation in Hilton Head. we played tennis most of the week. There were even 2 days I did not look at my PC ! ( I did leave my phone on). To me the beach in winter is a wonderful thing.
Summer beaches are for families. Children play endlessly on the beach. Single men and single women walk up and down the beach displaying their stuff. In winter the beach is for couples. Couples walk together, hold hands, feel the wind on their bodies, and reflect. Here is what I mean

There are … (9 comments)

Title Insurance now more than ever !!! - 12/01/10 02:37 PM
Title Insurance is that "pesky" thing a good Realtor will insist you get on a home or a piece of land. Now more than ever you need it. Just one claim where you have to go out an hire and attorney will cost you more , even if you are OK, to defend than the money you spend one time at the closing.
I insist all my Buyers get titile insurance and if they do not I send them an email advising them that they should get this. I ask them to respond to me and tell me they got my … (7 comments)
