Mountain Community update - 09/28/11 01:36 PM
We are starting to see the return of second home and retirement buyers to the North Georgia mountains. As folks are more able to sell their existing homes, they become able to buy here. We also see younger families leaving the big cities for a more traditional way of life. If you are in Atlanta or Philadelphia or Minnesota or where ever and are looking for natural surroundings in a good climate consider the North Georgia Mountains. We are affordable, amenity rich, and just a great place to be. Take  it from a NYC transplant !

You found Problems during your inspection , How do you handle it? - 09/26/11 05:13 PM
You have found your dream home. And it is priced well . You are having an inspection. Now if you are dealing with a foreclosure you need read no further. The Seller will tell you it is as is. So here we have the home you love , not a foreclosure , and the inspector has found some issues that you feel need fixing. Often the seller is asked to make the repairs. I do not like this approach and here s why;
The seller is selling the house. Is he going to find EL Primo repair person or El Cheapo? I … (5 comments)

Its not like on TV !!! - 09/21/11 11:30 AM
We are doing a bathroom renovation. It is more than just cosmetic stuff. Now on HGTV you see they get in done in 2 days. In our case, as well as most cases it take 2-3 weeks. So it is not as easy or as fast as it is on TV. The same goes for buying or selling a home. The stager comes in and wham 100 buyers come to the open house and in a day they have a contract. A buyer makes an offer and it is smooth sailing as they buy their dream home. Well it is not that … (5 comments)

The Hammer and the PC - 09/14/11 10:37 AM
This is NOT a post about taking a hammer to your PC or ipad. It is a post about understanding. In today's world we are often overwhelmed with Technology. So to me the key is to understand why a hammer and a PC are very much the same. First the Hammer.
If you look at a hammer you can see it has a blunt area, a handle, and a forked end. Even if you weren't sure what a hammer was for you might be able to guess. It is in fact a tool . It is a tool with a specific design. It has … (19 comments)

Remembering those - 09/11/11 12:35 PM
Today I remember Gary Lee who I knew and worked with. Gary was in the twin towers and died on September 11. I also remember Peggy Luque who worked in that area and later developed a cancer, I am sure from the dust and debris. When we lived in NYC  I worked 2 blocks from the towers. The World Trade Center was my subway stop in the morning.
I have been back and looked down Liberty Street from Broadway and saw the hole where the towers were. It matched the hole in my heart and I am sure many others. There are others I … (5 comments)

How the conversation should start - 09/10/11 01:04 PM
I do a lot of work with first time buyers. My conversation starts the same way EVERY time. Have you gotten your pre-approval from your lender ? If not do you have a lender? if not I can send you a list of good lenders. I then explain why this step is critical. I usually set them up on Listing Book and send out an email with lenders. I do follow up in a couple of days about the Lender. If we do not get past that first step we go no where.
Explain to your first time buyers why doing … (9 comments)

Set one goal - 09/09/11 03:28 PM
Look around. Look at all the info that is out there. Then ask yourself," If I set only one goal what would it be?" It should be the goal that you think will give you the most bang for the buck. Then set it. Make a plan on how to achieve it and have at it. Once you are successful you will want to do more .
Want to teach a horse to jump? You could set the bar where it needs to be and work like crazy to get the horse to go over it. Or you could set the … (2 comments)
