Has the Dream shifted to renting?

Has the American Dream of home ownership shifted to renting ? This is the question I ask today. Why are more and more folks renting today?

The Renting argument

1 There are credit issues. Many were caught in the mortgage crunch and have a foreclosure or a short sale they are working off. It may still be a couple of years before they can buy. And the bad taste of their prior experience may turn them off to buying again

2 It is cheaper to rent that to buy. In many markets rents are lower than payments for homes. Folks are reluctant to stretch.

3 The perception of appreciation and investment is not there. Even though from census to census home vales have continued to rise. That's right from 2000 to 2010 they have still gone up. In spite of this folks feel that the investment is shaky. They are concerned that they will not be able to build the nest egg.

4 Congress keeps talking about getting rid of the tax advantage home owners have thus taking away another incentive to buy.

5 Jobs are becoming more and more mobile. If it is harder to sell your your to move with your job then why not be mobile and rent?

The buying argument

1 Even though Congress is talking the reality is you have a home ownership tax advantage today that is real.

2 Ownership is a great hedge against inflation. The thirty year fixed will be the same in 10 years but rents will go up.

3 The security of ownership and not having to worry about the property being sold out from under you is a big plus.

4 It is still in the American miind that a measure of sucess is ownership. In fact Warren Buffet has often said that real estate ownership is one leg on the stool of wealth.

5 Mobility is an issue. But more and more folks are enabled by technology, and can work from home. So the mobility issue cuts both ways

At the end of the day the notions and assumptions that home ownership is preferable to renting are being challenged today. Will we see a shift towards renting that is not driven by the economy but by choice ? I do not know. But I do believe the rules of the game have been changed by the housing crisis. Those changes may have a more lasting effect on the American Psyche long after the economic issues have faded.

The low ball offer

So I am working with a young couple who are buying. This process is 2 years in the making. They are now financially ready to buy. Out of the blue they call me ( Big ego boost for me). We put in a couple of offers on foreclosures and do not get them. Then we see this lovely 3/2 priced really well. The selling agent says they have no offers on it yet. We look at the house and the buyer says to me, " what should we do?" I say , " this house is priced under homes we have offered on and in fact is less than you have offered for homes. Go in at full price." the buyer pauses and agrees.

So I have his pre qual letter and put in a full price offer. I call the selling agent. The agent says to me , "which offer are you?" I say," wait a minute yesterday you had NO offers on the house. " Well now I am one of 3. I am awaiting the dreaded highest and best phone call. But instead I get accepted!!! Why ? Because there was only 1 full price offer and only one offer that went in with a pre-qual. And that offer was mine. The other 2 offers were with in 3,000 of mine.

So my buyer saw the value and did not low ball. He listened to the agent and now we have a contract. Buyers need to know if the deal is really good then it is good and go for it.

Big Canoe Spring time sight ( pictures)

Yes it is Spring in the mountains. I did a blog a little while ago showing some spring pictures. These 2 pictures are a real joy.

The Geese are out on Lake Petit with their babies. it is really fun to watch them. But do not get too close as mommy and daddy are very protective

Crossing the road on the Dam at Lake Petit is a real sight. The parents stand out in the road like crossing guards and all the little ones scurry across . Big Canoe in the spring or for that matter any season has wonderful sights. all are different and beautiful in their own unique way. This is just one of the many sights that folks in our North Georgia Mountains are treated with.

It Must be Spring 1 (photos)

Mountain Laurel is really pretty. This year it bloomed a bit early. The flowers are delicate and long lasting. The beauty of this woody plant is that is grows here wild. The leaves are evergreen so you have green year round!. It requires no care or feeding. You just sit back and enjoy the beauty. Yesterday I sat on our front porch and enjoyed our woods and this pretty gift from nature. The North Georgia Mountains whether you are in Big Canoe or not are where we at All Mountain Realty work. Bear On the Square

The Bear on the Square Festival in Dahlonga Georgia is a great kick off to the Spring / Summer season in our North Georgia Mountains. The festival is a free event featuring musicians roam all over our Mountains

Here is just one of the many groups that camped out including a clogging platform for those who were so inclined. Below you can see just one of the streets filled with folks and musicians playing

The whole square was full for the whole weekend. The Gold Museum is in the photo below. It sits ion the center of the square. Dahlonega was the site of the first gold rush in the country in the 1820's. People still pan today .

So after all that walking around and listening to music, What does one eat to capture the Mountain Spirit?

While I cannot bring you the flavor of the food in this post, I can bring you some of the sounds. So enjoy the music and you will get a good feel for this great festival. The North Georgia Mountains are a wonderful place to live and play. Let the folks at All Mountain Realty be your guides

RETSO was a blast !!!

I just spent 2 days at the great RETSO event in Atlanta. There were folks there from as far away as Australia !!! They handed out stickers with a hand and a five on them for all the folks who had been to every RETSO since it started. I was one of the folks that was proud to have a 5 sticker . I learned a ton of stuff that I think will be great for my business. I always come away with at least 1 great idea to implement. This year there were 3

It's Back !!

Big Canoe Spring sights

It is Spring in Our North Georgia Mountains. Driving through Big Canoe is always a great experience in the Spring. You never know what is going to happen when you round a bend.

These gentlemen were leisurely crossing the road. Now the interesting thing about them was they would all stop at the same time stick out their necks and gobble. They were in perfect sync. I had never seen that before. So I stopped and watched as they went away

They walked across the road and up a hill and out of sight. But then I looked back to the left and ....

This gent was in full display. As a child of the 60's I thought "This must be the jive Turkey". Sorry could not resist . Have a great holiday weekend all

Old Fashioned Barber Shop wins award

The old Fashioned Barber shop in Jasper Georgia has won a "Keep Pickens Beautiful and Green" award.

The shop features the large chairs as well as coffee and donuts for those who are waiting to get a Hair cut. Since opening in the last year and 1/2 the shop has gone from 2 to 3 to 4 hair cutting pro's

The ladies who work in the shop, from left to right are Misty, Mary (the owner) Crystal, and Heather. The good news about this group is that every one of them gives a great haircut. Even with 4 Barbers you may have to wait. This is because the atmosphere is one of unrushed quality. Rumor has it the shop may be adding a 5th Barber soon.

Don't delay

There are things that we all delay on. They are different for all of us for sure. For me with my 2 year old PC with all kinds of tech support it is creating a back up. No I did not blow up. But my partner that does our books did have a blow up. And so today I sent him a bunch of files. Right after that I signed up for a back up service.

Since I am now on a back up , well soon any way, I would recommend one of the off site companies. Why, Because if you get a virus or have PC problem you can transmit it to your back up system and go no where when trying to restore. Any way the back up company thinks it will take a day maybe 2 to back me up and not impact my work while I am doing it. It will cost me about 144 a year. But the peace of mind will be priceless.

So if one of your delay issues is backing up your pc maybe this post will move you to action. Just think about what would happen if ....

Why Pictures are important in a listing

NAR and major sites all do studies of how long people look at a listing. The time is in seconds but if you have pictures , and I mean good pictures of your listing and a lot of them folks will linger longer.

Today I had rather an interesting experience. I was showing a home in Big Canoe to some folks. This was their first time in Big Canoe. As we were in the house the wife said, " I have been in this home before ! I recognize this art work" Now I am thinking, they said they had never been in Big Canoe before what gives? The husband said you have been in this home virtually.

The wife had seen it on line and the quality of the pictures were good enough for her to recognize the interior. This created a feeling of familiarity and ease. It made the showing go very well

We at All Mountain Realty do at least 25 pictures( the max for our MLS) as well as use virtual tours and a professional photographer. Why? Because we want folks to know our properties and see them. Pictures may be low tech but they are critical to your listings.

The irony of the housing market bubble

What strikes me with this is the following; In the late 90's and into the 2000's there was a great push to get everybody into a home. This is the American Dream after all. Yes there were people who should not have been able to buy, in my opinion. But of course they were lent too. You can say it was due to government programs. I believe the fact of the matter is that there was so much money coming into this country that it had to go somewhere in order to make money. Housing ended up as being it . But I am digressing a bit.

Now after reading Elaines post what we have is a situation where housing and interest rates are at such a low point that the American Dream has never been more affordable !!! This affordability has come on the backs of hundreds of thousands of foreclosures and short sales. So the tragedy of the crash has created a market where the dream is more obtainable now than ever before. That to me is the irony of the housing crisis and bubble bursting.

How's the Market ? A better question is, how are attitudes ?

We all know that markets are local. So one market may be hot while another is not. But I suspect that attitudes of buyers and sellers may be a more universal thing. So I am asking the question and would like your answers on How are attitudes ? Lets first focus on buyers. Here are some thoughts. Is your market hot because of great prices or availability of jobs ?

In my market the attitude of buyers is mixed. Investors are moving in and are very definitely bullish on our market. There are first time buyers trying to get into what they think is a great market. So the attitude of buyers in my market is there are deals out there. How can I get in on them. Other buyers want a simpler country way of life and feel the mountains can satisfy that requirement. Job wise folks seem to be more settled that before and willing to take a chance. They like the low rates as well as the programs out there. Is this a trend in your market ? Is it a national trend ? If it is a trend how can we capitalize on it

Now on to sellers. Sellers in my market are almost always selling because they have to. They are being relocated. They lost a job. They are selling an inheritance after a death. We do not see folks selling and moving up as may be the case in other markets. This is our trend in the North Georgia Mountains. What is yours?

So if your market is hot or not it is more important I think to understand the underlying attitudes. Look forward to your feedback

For a couple of days this weekend we were in the Florida Panhandle. We were visiting son Joe who is in the Navy. He is soon to be shipped out west so we thought it would be a good time to visit. I love the North Georgia mountains and their beauty. However there is something to be said for the gulf as well. The picture below was taken at Fort Barracas. It over looks the gulf. The sail boat in the distance made good speed as it was a windy day. All in all there is a lot of natural beauty in our country.

We enjoyed the trip and the change of scenery

The trends for Big Canoe and the jasper area are as follows;

Average Listing Price:	$376,710	-0.06%
Average Listing Price/Sq Ft:	$129.00	0.05%
Total Listings:	766	2.61%
Total Listings Previous Months: August July	212 214	-0.01% -0.02%

The numbers reflect the whole Jasper area including Big Canoe. However for Big Canoe you can see listings are 212. That is a number lower than we have seen in over 1 year. What this means is the Big Canoe inventory as part of the whole Pickens county area is being reduced. Good news for buyers is that prices have been significantly reduced. This is due to a re-alignment of prices in Big Canoe to the total mountain market. Big Canoe is a great buy right now . The other think is broken out the Big Canoe Sort Sale and Foreclosure numbers are about 3 percent of our market. this indicates a strong community. NOW is the time to buy in Big Canoe. Home Owner tip, or wear suspenders and a belt

Many Home owner today look for places to store their important papers. Many home Owners wear a Belt. What I mean by that is they go out and buy a safe and use it to store papers in. They look at the safes rating and decide that it is fire proof and in case of a fire their important papers will be saved. But they need to where suspenders too!

The suspenders in this case are making sue the safe is also WATER PROOF ! What do folks who fight fires use to put them out? That's right water. As a Volunteer here in the North Georgia Mountains I can tell you that some times the safe was saved but the contents looked like a big spit ball. So you have the belt, wear the suspenders too. If you are not sure about your fire proof safe being water proof use oven bags to store your things in. They should give yo the water proof protection as well as be heat resistant and not melt.

Why are the association fees so high in Big Canoe ?

The Association fees in Big Canoe are approximately 225. 00 per month. The main reasons for these fees are simple:

3 days a week I go to a 7 am class in the fitness center in Big Canoe. In the winter it is dark on the way there. But coming back at 8 am it gets pretty crossing the dam over lake Petit and watching the day start.

The sun in ths pictue is just coming up over lake Petit. The lake is 95 acres and just clean and beautiful.

When one turns around you can see the sun reflecting on the mountains. Now it is winter here but can you see any homes? They are there. Big Canoe does a great job through architectural control of making sure homes blend in with nature. In this photo there are actually some 4 and 5 bedroom large homes. You do not see them easily.

If you look the other way you see Cox mountain in the distance. below is a ball field ? walking track. In addition the tennis cours are near by as well as the fitness center. Big Canoe is a place where you can enjoy nature and be active
