What's in a name ? EVERYTHING! We work in the mountains in Big Canoe and surrounding mountain communities. The buyers all want the same thing. They want a foreclosure. They want a short sale. Use those names and your listings will get activity. Do you remember at the start of the housing crisis buyers wanted a DEAL?  Now they no longer use the word deal. They have substituted the words short sale or foreclosure for deal.

Today in the North Georgia mountains it is sunny and i the 50's. Over New Years it was n the 60's. Now you may remember me posting snow pictures only a week before.  That is what makes winter in the Mountains so good. You do not get the oppressive long cold snowing dark winter weeks.

Te evidence is clear . Foreclosures are being held until 2011. I have heard this from multiple banker friends. So if you are looking to buy a foreclosed property you might want to sit back and enjoy the holidays. I can tell you a lot of my BPO business has dried up and some of the plans we have for working foreclosures have been put on hold with lenders.

Every person that comes to us for a loan modification we send to the Government web site www.makinghomeaffordable.gov. We do this because almost every one that is working directly with their lender is getting everything but a loan modification. This leads us to the DUH factor.
Banks are slammed with foreclosures. They are signing blindly to try and keep up with their paper work. This short post was inspired by Charles Buell. He did a post on fire places chimneys etc. it got me thinking and so here goes.
You have a fire place or a wood burning stove. You can either buy wood , or do likeIi do scavenge and help neighbors clear. Now comes the question. Most would say leave the wood out to dry and then split it up in the winter. The old saying is , "Wood warms your twice. "  But what you should do is split the wood after it is cut while it is wet. ball ground: The irony of a broken windshield - 06/23/10 09:43 AM
My car with LESS THAN 3,000 miles on it has now gotten a new windshield. It was hit by a rock from the road. I am really peeved as you can imagine. But here is the irony. The repair man told me that more and more folks have broken windshields. Why? Because they used to use ground up windshields in Asphalt and the agents in the old windshields had a bonding effect that kept stones from breaking off the road and being thrown up by cars.
Now I find that ironic

Once again we are having snow in the North Georgia Mountains. I have been here 22 years and have not seen a winter like this. So I am not showing property today that is for sure. But in case you think I am wimping out here is what it looks like where I live.

It is sunny and going to be 50 today here in the North Georgia mountains. I mention this for a reason. Yesterday and the day before I posted great ice pictures. A couple of weeks ago I posted some pictures after our winter storm. But today it is great

Thanksgiving is becoming a holiday that may be better called Reconnect day. It is a time to reconnect with family and friends . During the year we become involved in day to day. A low appraisal hurts your seller we all know that. But what about the reverse situation? Mr and Mrs Smith are selling their home. They need a quick sale. Their home is appraised at 300k but they are selling for 200k.
The Jones are approved for 200k . They see the Smith home and fall in love with it. The Jones family has been looking for a while so they know the Smith home is worth every bit of 300k.

I have been reading posts this morning about Labor Day and I have discovered the true meaning. Labor day is when the working person takes a day off from the toils and tribulations of a paying job.
In its' place you substitute the toils and tribulations of working at home on a non paying job. There has been a garage cleaning post today and I am installing a garbage disposal. What Non paying labor are you performing today ?
