1 If you are buying a foreclosure do not start ouot by thinking, "The bank should be happy to take..." The Bank is not happy to take. In fact as 2012 progressed we saw an increased amount of multiple offer situations on foreclosures. Many going for more than asking. Are there still great deals? Yes. But you need to be realistic. 2 If your credit score is low or your income to debt ratio high you are not going to (1 comments)

The concert on the green at Big Canoe was another great success. This year there was a change as we heard the Dale Baroni swing and jazz band. This band was great and so was the weather. The turn out for this free event in Big Canoe was wonderful as well.
As usual we brought food and had a good group. This years picture is Mike who had a really good time
What makes the Concert on the Green so wonderful aside from the music and great friends is the setting. So while we are enjoying the music this (2 comments)

jasper homes for sale: Thought for today - 09/11/12 06:27 AM
Today is my wedding anniversary. 11 years ago the way we view this day changed. Now we celebrate on the 12th. This is a minor impact for us compared to what others went through. My subway stop in the morning when I worked in NYC was Cortland St , The World Trade Center. I worked about 2 blocks form the trade center. I worked in lower Manhattan for 10 years. When the list of the dead came out and I went on line I went through it. There are people on that list that I worked with. As my wife says, (4 comments)
jasper homes for sale: There NEVER was a Housing crisis (mini rant) - 08/28/12 06:35 AM
I have to tell you I am sicked and tired of hearing about the housing crisis, the housing bubble, or how when housing rebounds so will the economy. Along with the above phrases go the causes, People never should have got the loans. The government forced banks to make loans. Etc etc. It is all BULL. The problem in housing was, plain and simple the financial industry. It was the financial industry that got deregulated , had tons of money and needed a place to put it. They put it in housing. And when they could not stuff more in housing (3 comments)

jasper homes for sale: Big Canoe Mountain Update - 06/22/12 12:34 PM
The Big Canoe community is located in the North Georgia Mountains. Why should you consider the North Georgia Mountains in the summer ? Consider the weather. Most folks like to run to the beaches in the heat. Today I was in a Northern Atlanta suburb. When I got into my car the outside temperature registered 92 degrees. I drove back to my mountain home. As I pulled into the driveway the temperature registered 81 or 11 degrees cooler !!!! This drop in temperature is due to elevation and the great green trees in our mountains. I am 2500 feet up. jasper homes for sale: North Georgia Mountain Real Estate - 06/08/12 08:55 AM
The state of the North Georgia Mountain Real Estate market is improving. The mountains did not suffer the same growth spurt as many other areas of the country. Therefore we did not have to rebound as far. Factors influencing us are , The Atlanta Market, the retirement market, the jobs market, and the Florida Market. 1 The Atlanta Market. The foreclosure rate in Atlanta is still higher than the National average. The unemployment rate is also a bit higher than the National average. However this is off set by growth in North Georgia and North of the city. There fore, coupled (1 comments)
jasper homes for sale: Has the Dream shifted to renting? - 05/30/12 06:47 AM
Has the American Dream of home ownership shifted to renting ? This is the question I ask today. Why are more and more folks renting today? The Renting argument 1 There are credit issues. Many were caught in the mortgage crunch and have a foreclosure or a short sale they are working off. It may still be a couple of years before they can buy. And the bad taste of their prior experience may turn them off to buying again 2 It is cheaper to rent that to buy. In many markets rents are lower than payments for homes. Folks are (8 comments)
