Many people who hear about the Ballantyne area immediately think of country club homes on golf courses and high dollar residences that they could never afford. When you tell someone that you live in the Ballantyne area they will say "oh, that is a nice area to live". Well, they are right and what's more is you don't have to fork over your retirement savings in oder to live there.

There are many great neighborhoods in the Ballantyne area that provide the same immediate access to Stonecrest, the Ballantyne Village and Theater and Ballantyne resort as the country club homes. I know because I live in one. Great location is everything in today's growing South Charlotte and the following neighborhoods have it all except a high price tag.

Danby- This neighborhood is truly an undiscovered jewel. With the lowest price tag for a desirable neighborhood that is just minutes from the center of Ballantyne you cannot beat it. Edinburgh- Many homes in Edinburgh back up to the large homes of Ballantyne Country Club. Edinburgh is a great community of 3 and 4 bedroom homes that offers low prices and convenience. You will find homes from the high 190's to 220's.

Raeburn- If you like mature trees and varied home styles check out Raeburn. This community offers excellent location just south of the Elm lane and Ballantyne Commons intersection. Searching for homes in Charlotte has never been easier!

Today's home-buyers have wonderful tools available to find and research current listings. One of the most recent enhancements is the map-based search tool. To me, this tool just makes sense. Instead of having a home-buyer sift through a long list of homes, why not let them search for homes by using a simple map platform such as Mapquest that they are already familiar with using? This makes the search easier and more efficient because they don't have to "map" each individual home to see where it is, since they already have its location!

Charlotte Home Market- Good News!

Why the Charlotte area home market is arguably the strongest in the country:

North Carolina has been named the 6th fastest-growing state in the country according to the U.S. Census Bureau.
Charlotte is the top metro area for price growth according to the most recent S&P/CaseShiller index. While over 11 metro areas posted record home price declines, Charlotte had the highest growth in home prices from 2006 to 2007 among all other metro areas!
Charlotte was ranked number 1 in 2007 by the U.S. Dept of Commerce in its affordability index for cities with population between 400,000 and 1,000,000.
The average sales price for a home in the Charlotte area increased to $233,141 in October of 2007, which is a 6% increase since the same time period in 2006 according to Carolina Multiple Listing Service stats.

Market Climate:
Although the current inventory of homes for sale is higher than 2006 levels there is still a great opportunity to sell if your home is priced competitively and thoroughly marketed.

The market is providing excellent conditions for home buyers due to the value represented in the market and the wide selection of homes that are available. Many sellers are also offering financing concessions to help with buyers' closing costs or interest rate reductions.

Mortgage rates remain attractive despite recent mortgage industry problems and economic pressures on availability of credit.

The National Association of Realtors® stated in their price analysis for our metro area that "The outlook is positive...home prices are still affordable compared to many parts of the country. With job gains continuing at a solid pace, a price increase will likely continue."
