Are you considering Lake Monticello? one of my associates is the expert in the area. They lives there, play there and work there. Always use an expert when buying (ask me why).
Fluvanna County is located South East of Charlottesville. One of the main draws to Fluvanna is the Lake Monticello Area. Here you can get a home on a lake at a great price and the commute to Charlottesville is about 30 minutes on beautiful county roads!

There is a Realtor Association meeting this morning at CAAR but I will be missing it. You see, this morning I am off to show homes in the county which is a lot more fun!

I think that Debbie has really outlined several key items that Buyers are looking for. Many times we forget the little things that buyers are looking for, please read on... Via Debbie Atwood (Century 21 Real Estate Center Everett, WA): 7 Important features home buyers are looking for.
From 1950 to 2004 the average sq footage of a home rose 140%. The "McMansions" are a thing of the past. Practicality is "in" - in 2010. Homeowners are looking for homes that will compliment their lifestyles, many of which have been down graded recently due to the current economic uncertainty. Features that home buyers are looking for include open floor plans that combine a large kitchen with the living areas bringing families closer together and rooms that offer flexibility and simplicity. Check the list below for more home features most popular with today's home buyers.
1. A large kitchen with an island is most favorable among home buyers in the market today. If you are getting your home ready to sell and want to know where your dollar is going to get most value - it's the kitchen. 
2. For home buyers that are moving into their "next" home,granite counter tops are important. First time buyers will forgive this feature.
3. Energy efficiency is an important feature for home buyers. Windows, insulation and appliances. Go green has been popular recently but most especially with these items. Programmable thermostats are a plus.
4. The home office gets an A+ in the important features most desired with access to internet and cable wiring.
5. A Main floor master bedroom has gained even more ground recently.
6. Soaking tubs and large showers are important. The tubs don't have to be jetted anymore.
7. A Two car garage.
In small communities such as senior living type communities and condominium communities, walking paths and playgrounds are favorites on the Important features list for home buyers.
