Wintergreen Home - 05/28/08 02:27 PM
We were driving up towards Wintergreen yesterday and decided to stop by and see this home that is on the MLS (truth is I have a client who will be building a simular home).
One thing I want you to notice is the beautiful surrounding area:

The front yard would make a great soccer field for your family and the views are just spectacular. One of  the great things about being a "buyers agent in Charlottesville" is that I can show you any and all homes on the market.
Feel free to contact me about this home or any Charlottesville … (17 comments)

A Winter Deal in Summer! - 05/27/08 06:28 PM
While driving near Wintergreen Virginia we stopped at the Ski Barn.

Great deals are to be had as they are selling Winter Items at 40-50% off.
Why not buy at off season? Makes sense and may pay for the extra gas it takes to go shopping.

The Ski Barn is open for business all year just stop on by. It is a little strange to see this log cabin ski barn open this time of year but the saving are worth it!

Come and visit our area for Charlottesville Real Estate and do not forget we have skiing … (9 comments)

The Handoff... - 05/25/08 07:56 AM
Why did I refer you to another agent? (The Handoff)
When you contacted me you were looking for a specific type of property in a certain area. Well I want you to know that that is not my expertise. However I know the agent you need to work with.

I am not brushing you off at all, I am looking out for your best interests. I have learned over the years that clients will respect you more if you give them "full service" and sometimes full service is letting go of a commission in the best interests of the … (20 comments)

Memorial Day...remember... - 05/23/08 02:09 PM

What is Memorial Day?

Memorial Day is a United States federal holiday that is observed on the last Monday of May (observed this year on 05/26/2008).

It was formerly known as Decoration Day. This holiday commemorates U.S. men and women who have died in military service to their country. ...

This weekend many of us will have parties, BBQ's and time with family and friends and this is grand!

But please spend a few minutes and remember our U.S. men and women who have died for our freedom!

Remember to share these thoughts with … (9 comments)

Always Look on the Bright Side of Life - 05/23/08 01:27 PM

Lately I have been reading a lot of blogs both in Active Rain and outside of Active Rain and I am starting to see way to much Negative vs Positive out there.
I am seeing bloggers talking down their Real Estate market. Seems they must feel better to say we are "in a declining market" or "that the national real estate market stinks". Why would anyone in their right mind consistently put down their area?
Is it a way to justify that their personal sales are down or "in a decline". What is the value in it for them to … (11 comments)

It just takes time... - 05/23/08 01:05 PM
When we moved into our home in Western Albemarle our yard was little more than a little grass seed and a few builder plants....

Well my wife loves to work in the yard and has gotten the kids and I involved too. Over the last few years I am actually taking plants out as they are growing so fast here in Virginia!

These photos are taken at about the same angle just about 6 years apart.
Take a look at this Japanese Maple as you walk to the front door:

More Data for my Clients! - 05/22/08 04:00 PM

As your REALTOR there are many things that I can not discuss with you (my client) about an area. It is called "steering" and our code of ethics is very strict about this.
Information is what my clients want and there is a site that has a lot of this information available for you.
As your Real Estate Agent I can be the "source of the source" and that is exactly what this is all about. You can research and gather your own information and conclusions.
Take a look at : policymap
Per the site: "...combines sophisticated technology and the … (10 comments)

Dad was having Fun! - 05/22/08 09:35 AM
I have to admit it I was having fun!
We arrived in Myrtle Beach and really had no set plans. Well we saw that they had Nascar races (mini Nascar) and we just had to go.
We got tickets for the kids and mom and I watched them race around the track! It really looked like fun and my daughter (who is very sweet and generous) offered me her last ticket.
I said no, but she insisted that I try it and that I would have fun.
So I did and you you can tell by the photo "Dad was having … (15 comments)

Bottom Feeders... - 05/21/08 11:48 AM
Bottom Feeders The dictionary refers to a "Bottom Feeder" as :
A bottom feeder is an aquatic animal that feeds on or near the bottom of a body of water. The body of water could be the ocean, a lake, a river, or an aquarium....
What is a Charlottesville Real Estate Bottom Feeder? In Real Estate a Bottom Feeder may take on a new description.
Case in point: at a recent open house I met a woman who told me the following:
1. I will only put in low ball offers
2. at least 10-15% lower than asking regardless of if … (38 comments)

Myrtle Beach for fun! - 05/21/08 11:08 AM
All work and no play... well you know how the saying goes...
Last weekend I took my family to Myrtle Beach in South Carolina. A long drive but boy did we have fun!

The shore is beautiful and the sand is white! We went to the IMAX theater, played miniture golf and even drove Nascars!

It is always good to take a break and visit a new place.

When kids are involved spend time doing what they want to do and you will enjoy yourself too!

Cut and Grow - 05/20/08 05:38 PM
Every Year I cut it back and it comes back stronger than ever. This crazy plant (no not a weed) started in a little pot a few years ago.
We planted it below our deck and now it is taking over. Every year I cut it farther back and every year it comes back with thicker vines!

Wisteria!
Here is a little fun fact:
Wisteria vines climb by twining their stems either clockwise or counter-clockwise round any available support. They can climb as high as 20 m above ground and spread out 10 m laterally. The world's largest known Wisteria … (18 comments)

Charlottesville Schools - 05/14/08 06:45 PM
Charlottesville Schools
When you are buying a new home schools are one of the most important decisions. They say "Location, Location, Location" but the truth is that location is usually based on schools!

When discussing schools agents need to keep in mind that we can not "steer" you to or from a school. What we can do is be sure you are armed with enough information to make an "educated" decision!

Below are links to detailed information on Charlottesville City schools, Albemarle County schools and schools in our surrounding areas. Also check below for Private schools in Albemarle.

Rivanna Rowing Club - Charlottesville - 05/12/08 07:11 AM
The Rivanna Rowing Club in Charlottesville is unstoppable!!!

If you have seen the weather here in Charlottesville, you know that we have gotten a lot of rain and that makes the lakes very muddy.
I was driving by the reservoir and I see the rowing club getting ready to workout!

They wax up their boats and as a team walk them out to the lake.

Even the muddy waters did not stop these athletes!

Today I am adding part 2 of 2 of the wonderful photos I took in Charlottesville.
See this link for part 1 of 2: Charlottesville Christ Episcopal Church - (1 of 2)
This first photo is hard to see the detail as it was truely amazing:
In fact, I had to crop the photo because the color level made the photo to dense to post.
This second Stained Glass is one of the side windows in the Church. These are all incredible!
And finally, this third stained glass is one of the windows in the entrance area of the church. Look closely at the details, … (12 comments)

New Construction - wear clean socks! - 05/07/08 06:35 AM
When looking at new construction there are always things to consider.
On a recent Home Inspection with my client in Old Trail, we were greeted at the door with this sign:
Now this brings up a very good point. When you go out to show property (new or old)
wear clean socks!!!
Can you image if you had dirty socks and you had to take your shoes off to show a home.
Or what if your socks did not match? LOL!!!
Another great pointer is to wear shoes that slip off vs laces. Saves a lot of time!

Green Day in my yard - 05/05/08 05:49 PM
This is the view from my front porch:
Yes, Sometimes I actually sit on those green chairs and blog. It is a great place to sit and think.
Did you see the visitor?
let me zoom in a little:
That almost looks like a dog.... I need to zoom in a little more:
Now you can see who it is! Oh and this year I am laying off the fertilizer. My grass is growing so fast that when I finish mowing, It looks like I need to start over again!
Hope you have many Green Days to enjoy this season!

New Construction - Walk Though in Crozet (Old Trail) - 05/05/08 12:14 PM

When my clients decided to build we set out for quite a journey. Building a home is never easy, but it is very rewarding!
You can actually get what you want!
What my clients wanted was a first floor master with a large porch and a view! Not to much to ask for, but it did not exist.
So we went ahead and built it in Old Trail, Crozet Virginia.
Last week we did the main walk-though and my people got first had explanations of the systems in their new home.
We got the first floor master, open floor plan and a grand view!

The Beach at Lake Monticello - 05/01/08 06:19 PM
What a Beach in Central Virginia?
Sure Lake Monticello has beaches. We did a home Inspection yesterday for a nice young couple who will soon be living at the lake!
Here is the entrance toone of the beaches. Open to the member of Lake Monticello this is a great treat for home owners.
Notice anything missing?
You are right, there are no boats. During the week the lake is seldom used by boaters (more on the weekends). So if you have weekdays off this is a paradise!

Driving around the lake is an event in itself. There is something to see at every turn.

My Neighbor's Estate (2 of 2) - 05/01/08 06:51 AM
My neighbor has been a big infuence on us as far as landscaping. Our flower beds and gardens are no where nearly as nice as theirs but we have caught the landscape bug in Charlottesville.
Here are a couple more photos of my neighbors estate:
Notice how the red covers the other side of the driveway and the dogwood in the distance...
This is a reverse shot of the drivway. Notice the pavillion (for the pool) in the distance. Sitting unter there with a cool drink in the hot summer is fantastic. There is always a slight breeze and if now we just turn … (14 comments)
