When I see something worth taking a photo of I often take it with my Driod phone.
Then I post it to my blog site so that everyone can enjoy it.
Recently I was driving and looked up...

I had to stop and take a photo of what was over head. I just wish you could hear the sound of the flame.
Next time, maybe I can do a video!

Stunning weather today in Charlottesville and my wife and I enjoy the morning over a cup of coffee and then took a walk with our kids.

Taking time with the family is always a good thing and throwing a little exercise into the mix makes it all the better!

Scams in the Real Estate Market - 07/22/10 06:59 AM
We just had another scam hit our area. This one is where an out of the country buyer tries to ratify a contract and "snail" mail a deposit to our escrow company. Next they cancel the contract (based on HOA docs) and try to get the escrow company to wire deposit back... (all before his original bad check clears)  
With the ease of the Internet and the ability to write a contract with a client anywhere in the world. Throw in digital signatures where we can get it ratified within hours, we as agents and brokers have to be on … (139 comments)

A beautiful morning in Charlottesville and I will be out showing homes to first time buyers. I love working with first time buyers and it gives me a chance to explain all the details in the buying process. I learn as much from my clients as they do from me and this is a good thing!
Some are telling me that our market is slow and I have to say it is just different. My activity is at a constant flow right now and that is a nice pace during the summer heat.

As I work with buyers in the Charlottesville Real Estate area, we ultimately get to the point of evaluating one or two homes extremely closely. We look at current tax assessments as well as recent sales (which really tells a lot about a focused area). I often get an email from the listing agent asking " how the showing went and if we have any questions?" if a home is of interest, I will often email back with some data and ask them to "justify" their listing price. The weather is warming up and our area of Virginia is beautiful and today I will be our with some of my good clients revisiting and seeing a few new homes. This is the what I really love doing in my business.
This morning I am enjoying a cup of coffee and looking at current listings, which something I do most mornings.
We are seeing a few places that are stunning and one is a new construction that I have listed.

Looking for a high of 97 degrees today in Charlottesville and I already wish I was having Ice coffee this morning.
Today I am meeting new referral clients and showing them the area and a few homes.

When you list your home the goal is to get it SOLD This does not mean to just list a home and get it on the market. If this is your goal then there are a lot of agents out there that will just “list” your home. Look around there is a lot of inventory. A message for Clients When we do a home inspection we want you to be a part of it. But the truth is that it could take 2-4 hours for an inspection and it just slows down the inspector if you are constantly looking over his shoulder. Here is the best way to handle this: Just show up about 1 hour before we anticipate being done and we can review the paper work with the inspector. Our mid-year market report from the Charlottesville Area association of Realtors has just been released. Click here for report and let me know if you have any questions.One note about the report: The tax credit had a significant impact in helping the numbers look good, but moving forward the tax credit will likely have a negative effect on the numbers. Essentially, the tax credit moved a lot of sales in the April, May and June that would have normally occurred in July, August and September. The weather is warming up and our area of Virginia is beautiful!
Enjoying a cup of coffee and looking at current listings is something I do most mornings. We are seeing a few places that are stunning and one is a new construction that I have listed. We have not broken ground yet (see photo for a peak at what the finished home will look like). This will be an exciting project when we get started.

New Virginia Traffic Laws Go into Effect 7/1/10 - 07/07/10 08:07 PM

The Commonwealth of Virginia has implemented several new traffic laws that you should know about.
On July 1, 2010,  the following new driving laws went into effect:

It is a primary offense for a child under the age of 17 to be seated anywhere in a moving vehicle and NOT use a seat-belt. There is always discussion of not having fireworks because of budgets.   
This to me is like not saying the"Pledge of Allegiance" because there is not enough time in a school day.  
It just does not make sense.

I was asked yesterday how the market is in Charlottesville and sometimes I can not believe it myself.
You see today I have 2 home inspections (will take most of the day) and over the last few days I have been working with first time buyers and we made 2 offers on 2 different homes and both homes had multiple offers.

Our Housing market never really seems to stop building. We may have a single builder get out of the game (see: BUILDER calls it QUITS!). But the demand for housing is and continues to be strong for the Charlottesville Real Estate Market.

 
Some of the smart builders and smart developers know this.
 
We are seeing smaller developments around the city and even have new developments in the county of Albemarle.
 
There is a lot of debate over where and how and why.
