Whenever I am showing homes to families near NGIC Real Estate, my clients often ask
about Forest Lakes in Charlottesville.

Forest Lakes is a great community with approx. 1,400 homes, Forest Lakes has six beautiful lakes, wooded lots, miles of walking and biking paths. There are 2 large swimming pools (one with a water slide), two basketball courts, 10 tennis courts (8 lighted), two soccer fields, and a fitness center are available to all residents.

We got the call yesterday that several family members are leaving New Orleans, because of Hurricane Gustav, and coming to stay with us in Virginia. Yes all the way to Charlottesville Virginia, about 20-24 hours depending on how long it takes to get out of the city.

My Brother Pat (who I have not seen in a long time) his daughter (my niece), her husband, their six year old, their one year old, four (4) dogs and a cat!!!

We are going to have a house full and all I can say is fantastic!!!

We are looking foreword to seeing everyone and we may be crowded but it will be "All in the Family"

Now my brother is older than I am but I may look more like Archie Bunker!!! LOL

another Weekend in Keswick?

Last weekend I spent time with clients visiting Keswick and Glenmore. Well this weekend looks like it may be a repeat! I am not complaining at all because Keswick Estates and Glenmore are a couple of my favorite gated communities in the Charlottesville Real Estate market!

I have built with clients at Keswick Estates and sold homes in the fine golf course community of Glenmore.

Blue Skys after the rain - Charlottesville Virginia

I just love the sky after a storm!!!

Charlottesville Virginia seems to get the tail end of hurricanes (from the South) and the Northern storms that come from Canada seem to hit a lot harder in the DC area (and New England) than they do in our area.

Did Thomas Jefferson pick a great place to live or what???

If you are looking for 4 seasons with mild weather, you need to put Charlottesville on your list!

Charlottesville Women's Four Miler...

GO MOM GO!!!

This Saturday there will be 2,800 Runners and Walkers going by my neighborhood for the Charlottesville Women's Four Miler!!!

The race begins at 8am and is Virginia largest all-women event for the UVA Cancer Center Breast Care Program. The course runs on Garth Road and the Start and the Finish are at Foxfield race track!

Charlottesville New Construction - Rain Delay...

My series on "Room with a View" is on HOLD!!!

Why... we are getting the tail end of the recent hurricane Fay with 2 nice days of rain! (no complaints, we need the rain) However, our project is on hold...

I have to tell you that catching a raindrop in a photo is not an easy task! (see above)

Here is the latest photo of our project and I can tell you being on the porch during this heavy rain was very nice!!!

You can see things are a little wet. Also note that the Posts for the deck rail are going in. We are using a dark Trex for the posts... more info to come after the rains....

Put your Best PHOTO Forward... Charlottesville Real Estate

I look at new listing every day and it amazes me that some agent do not even put photos in with a listing. Now they may add them a day or two later but they have missed the initial release of a home...

What may be worse is when they show a poor photo, a picture of the kitchen refrigerator or a picture of a field. Below is what Buyers see with no photo and also an example (not a current listing) of a home for sale with a photo that does not show the home:

Buyers want to see the home not a speck of dirt...Now I am not trying to pick on anyone or any agent, but think about it, does the above picture make you want to purchase this home, or even go see it?

What about this photo below?

This home had been on the market for over six months with another firm. When we got the listing, we took time and got excellent photos, priced it correctly and we were under contract within a week!

Well, my wife and I stopped off for lunch this week at a cute little place that had a strand of Christmas lights on their Japanese Maple. I really liked the way it looked...

So I just had to go home and add one to ours.... again, if you read my blog you know that we spend a lot of time outside and also working in our yard....

Charlottesville Country Home with a view

This weekend I spent a lot of times touring homes in and around the Charlottesville area. What a great job I have! Seeing our Country Side is really a pleasure.

When you are considering a place to live and you think of Charlottesville, what comes to mind?

We have History, a small town (with big city amentities) and views to die for!

If you look further you can have a nice home in the country on some acres...

This home (as an example) is located about 20 minutes to the city of Charlottesville and sits on 3.39 acres, was built in 2002 and has 2,621 finished sq feet.

Offered at 309,900 it is a real value. Think of what that buys you in most major cities.

What is quality of life worth to you?

I made the move to Virginia and you can too. It is one of the best decisions I have made in my life!

Glenmore, an area to see in Charlottesville VA

This weekend I am out showing homes and one of the area we will see is Glenmore.

Now one of my favorite neighborhoods, when looking at Charlottesville Real Estate is Glenmore. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

When I am showing homes in Glenmore, I start by mapping out a tour.

The different areas (phases) in Glenmore are easy to locate and to navigate. The hardest part is deciding if you want a home on the course or (as I showed this past weekend) a home on a pond!

We always have a nice day at Glenmore and if we have time, we might be able to do lunch at the clubhouse.

New Material Arrives

I heard a loud clank and I arose to see what was the matter.... Well it sort of happened that way. I was getting ready to go out showing Charlottesville Real Estate when I heard a large truck arrive...

Our decking and railing material was here! It feels like Christmas! By the time I got my camera, they were already unloading!

Now I want you to take a good look at the smile on the operators face...

is he having fun or what?

My wife says that he must be good at those games where you put in 50 cents and operate a crane to grab a stuffed animal!

Watching this is fascinating!

A room with a view - Part 4 - Charlottesville VA

Trim and Electrical

We are progressing so fast that while I am out showing Charlottesville Real Estate, I am missing a lot of the building process!

We are now installing the trim using a product called Miratec. This is a Treated Exterior Composite that is widely used in the area.

Working with a lot of my clients who build I get exposed to many different types of materials!

Now while I was out yesterday the electricians came and installed the wiring for 4 can lights and 2 fans...

Soon we will have all the trim completed and the ceiling and decking material will arrive!
