(A must read for Sellers) A Seller of a property has their home on the market and it is going to expire with Listing Agent 1. Well Agent 1 did a fine job of marketing the home including adding several fine pictures to our MLS (Note: the reason for the non-sale is not the point of this post). Schools: It is so important for us all to keep up to date on School Board issues and attending the meetings is the best way to get "first hand" knoledge about what is going on in our public schools. The next School Board meeting will be held on Thursday, January 10, 2008 starting at 6:30 p.m. in the Lane Auditorium of the County Office Building, McIntire Road. With the end of 2007 so close I feel the need to reflect a little and look forward too. 2007 was a very good year in Real Estate. Sure our market pulled back a little but that was necessary. agent: Can an AGENT sell anywhere in the State? - 12/19/07 04:38 PM
The answer is YES, But should they? To me the correct answer is that an agent should sell where they are the expert. I am licenced to Sell Real Estate in the Commonwealth of Virginia but that does not mean, I will sell homes anywhere in Virginia. I will only sell homes in my area and specifically where I am an expert. I recently had a conversation with a prospect (who had been looking and working with an agent from a different area, about 3 hours from Charlottesville) who asked me to help them look at some homes in my area.

The vehicle that you drive does say a lot about you and your business. I live in Charlottesville Virginia and I sell Homes, Land, Farms and Estates! I drive a Truck and that puts out a certain image. Most people are very comfortable with a Truck that has a Crew Cab. Not to mention that when showing Land I often am in 4WD and driving properties. I work for a large firm of over 300 agents in the Charlottesville Area and every quarter the give an award to the top producers. The main thing is that they put the following ad in a major publication. Below are the 25 agents that they picked and "yours truly" is one of them. I am working with a new client who is starting their search in one of my favorite areas, Keswick Estates! This is a beautiful neighborhood with grand homes and views! This area is not only beautiful with it's rolling landscapes and country club but it also has a wonderful Golf Course! I am always amazed at how fee golfers are on this course when I drive by! It is one of the few gated communities in the Charlottesville Area which only keeps out the Sunday drivers. I think that is the only real reason

This Bathroom was remodeled by our TILE and GRANITE contractor in Charlottesville. BEFORE - Note the counter, sinks and the wall on the left of the sink. Our contractor removed the Wall and extra door. AFTER- Our contractor installed a new granite countertop, 2 new sinks and a new tub. They topped if all off with tile to the ceiling and around the walls; And then they tiled the floor on the diagonal!Notice how open the bath is by removing the wall! I Love Granite!!! Total cost of the project : $3,500.00! I highly recommend our tile and granite contractor to my clients. Feel

(If you do not agree, do not read any further) I recently saw where a Listing Agent put the following comment into our MLS: "Agents: NOW OFFERING A 10K AGENT BONUS with your broker's permission!!!" As a LISTING AGENT, you need to look out for your sellers best interests. Is it truly in the sellers best interest to offer the buyers agent an additional $10,000.00 for doing their job? Might it not

Schools - It may sound vague when an agent talks about schools but Buyer and Listing agents can not "steer" a client to or from a school. Crime - I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept. Race and Religion - Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are

Meriwether Lewis, of Lewis and Clark, birth place is about a mile from my home. Of course, Jefferson sent Lewis and Clark from here to the West! Charlottesville has had several famous residents (see below) add to this list, Dave Mathews Band, Sissy Spacek and Jessica Lange. Fellow Agents and Brokers I am taking a class at our local MLS and we had an interesting discussion. It is in regards to whether it is legal for a tenant to withhold "rent" if there are repairs to be made on a property. Apparently it is illegal in some states and standard practice in other states.
