When you list your home the goal is to get it SOLD This does not mean to just list a home and get it on the market. If this is your goal then there are a lot of agents out there that will just "list" your home. Look around there is a lot of inventory. If you want to tell me what price you "need" that is fine, but do not be surprised if that is not what the market will bear... If we are going to sell your house we have to price it in today's market.

Charlottesville Famous Residents! The history of the Charlottesville area will amaze you. Several presidents called this home. Meriwether Lewis, of Lewis and Clark, birth place is about a mile from my home. Of course, Jefferson sent Lewis and Clark from here to the West! Charlottesville has had several famous residents (see below) add to this list, Dave Mathews Band, Sissy Spacek and Jessica Lange. The author, John Grisham calls Charlottesville home and most Virginia football fans would recognize Howie Long who lives in the wonderful Ivy area of Charlottesville VA. USA Today says "Mr. Jefferson would be proud". Some of Charlottesville Famous Residents!

I have a home listed that will not sell in Charlottesville, can you help? Just got this question and after a little research the problem was obvious... Many times a seller (listed with another agent) will approach me with this question. What they want to do is "switch" to a new agent and see if the new agent can sell the home. The interesting thing is that most sellers do not realize (or maybe they are not informed) that the listing agent they have hired is likely doing his/her job just fine. they are the listing agent and

Located in Central Virgina, Charlottesville is really not that well known. Sure we have been in a lot of top ten lists, but with a population of around 45,000 in the city of Charlottesville and less than 120,000 in the entire county of Albemarle, there really is a lot of people who have not heard of us... Friday was a nice day in Charlottesville. We had blue skies and the birds were singing. Seems it was just another fine day in paradise! Well to top things off we closed on my listing in Still Meadow (right). This home was a real gem and the sellers are the nicest people. My sellers are moving on and they are so generous, they gave me some patio furniture and outdoor plants that they could not take with them. It is always great to work with nice people. well the story does not stop there... I also closed on this

Ivy Creek Natural area offers over 6 miles of hiking trails just minutes to downtown Charlottesville. This is a wonderful place to visit with family or friends. The trails are well marked and there are surprises around every corner. There is a creek in the middle of the trail, animals to see and plants of different varieties. I live in an area called Ivy Virginia and around us are large estates and farms. Finding a place to walk or hike is not always obvious when you drive around our area. Hidden off of Owensville Road, just down the street from Meriwether Lewis School is the Blue Ridge Swim Club. If you live near here, you know the area. You may not know there are trails from the neighboring communities, Here is a map of the trails: It is such a beautiful area to take your kids out for a hike! I hope you enjoy it! I just had another closing and a problem came up... Our contract had some personal items (furniture) in it. Now the lender required that we pull the personal items out of the contract and put them on an "Agreement for the sale of Personal Property". When we did the final walk through the "bed" that was mentioned was in the home, but the mattress was not. The SELLER "legitimately" thought that it was a bed without the mattress. Well actually to Old Trail, located in Crozet Virginia. The town center has announced that Segway will be opening a store in the Old Trail town center. This is great! If you have read my blog you know that this development has both sidewalks and trails. Many people have already discovered that Segway PT's are a fun, ultra-economical and environmentally friendly way for today's urban commuter to get around town! Not to mention GOLF!!! Soon you will be seeing folks zipping along on their Segway with ZERO emissions! Have you seen the off-road versions of the Segway?

There are several ways to get to Thomas Jefferson's Monticello and one of my favorite ways is by foot. Please preview the video above for a sample of the trail. I hope that you enjoy it half as much as we did taking the hike! Sometimes it is good to explore your own backyard!

Last week I had dinner with some friends/clients who now live in a new home in Old Trail. It was great to see my friends and they brought up an interesting subject.... "RECYCLING" When we moved to the Charlottesville area about 8 years ago, we were stunned to find out that recycling was not very easy to do. We were used to sorting paper, plastic, bottles and cans and leaving them on the curb. In real estate there is always something about a particular home or property that I find appealing. Many times for me it is the land itself. I always feel that a home can be changed or updated but the land is something that sets the tone of an estate in Charlottesville. I often see a "driveway" and my imagination goes wild as to what gems are out of my sight. Do you ever do that? This driveway in Albemarle County is a prime example.
