In Charlottesville City we have SOLD 444 HOMES. There are currently 340 HOMES on the market. Our average DOM (Days on the Market) is at 117 Days . Our Average selling price is $305,838. With good weather the New Construction continues today! We have started on the flooring! We are using 2 different Trex materials. 1. The Trex Designer Seriesfor the railing and kickboards 2. The Trex Escapes Series for the decking This is a slower process because we are using clips vs screws. This creates a very nice finished look. My series on "Room with a View" is on HOLD!!! Why... we are getting the tail end of the recent hurricane Fay with 2 nice days of rain! (no complaints, we need the rain) However, our project is on hold... I have to tell you that catching a raindrop in a photo is not an easy task! Trim and Electrical We are progressing so fast that while I am out showing Charlottesville Real Estate, I am missing a lot of the building process! We are now installing the trim using a product called Miratec. This is a Treated Exterior Composite that is widely used in the area. Working with a lot of my clients who build I get exposed to many different types of materials! Now while I was out yesterday the electricians came and installed the wiring for 4 can lights and 2 fans... Soon we will have all the trim completed and the ceiling

Well they are at it again, Charlottesville is ranked (by AARP's magazine) as one of the healthiest cities to live in. I have to agree with the findings. I love this area and there is so much energy here it is amazing. In reading my blog you will see that we go out hiking and enjoy the local events. But there is more to Charlottesville than just these things (or being in a ranking). There is a factor that we call "quality of life" and we enjoy that here in Charlottesville. There are so many people discussing Green solutions in building a home, that I thought I would show you a green solution for heating your pool... We are using Solar to heat our pool (and this is not an expensive solar system). We are just using a simple Solar Cover... Look at these results: Outdoor temperature is 82 degrees and the pool temperature is 91 degrees!!! Wow, that is hot! It is actually a little to hot for me to swim but my wife loves it! So I just googled "Charlottesville Blog" and www.MyCharlottesvilleBLOG.com is at number 4. YEA HA!!! I am not sure if anyone would actually google "Charlottesville Blog" but it is nice to see that I exist. Seems that google likes to shake things up a lot, sometimes I am there and sometimes I am not. Today I am there, it is Friday the 13th, so maybe this is my lucky day?

This morning my wife and I went to see a couple of new homes in Western Albemarle and on the way I did a "Drive By" (nothing like a Drive By in the movies!!!) Just take a close look at this photo. Sure the grass is green and the area is open But did you notice the fog in front of the Blue Ridge Mountains? In the foreground is Hay, those are about 5 feet in diameter. When driving around looking at Charlottesville Real Estate, you never know what is around the next bend! This is why I love this area

CHARLOTTESVILLE BLOG We have been trying to figure out the best way to communicate more effectively with our members and the public in Charlottesville. We had a meeting today and it looks very likely that our local Charlottesville Association of Realtors will go forward with a 2 Blog program. 1. extending the current blog www.caarblog.com to open up more discussions with the community and 2. starting an internal blog for agents only. This will be a format that will help to eliminate email messages and also give us a centralized location for member information. So we are moving into the blogging world in Charlottesville.
