Builders, Builders, Builders…. What are you thinking? Our Housing market never really seems to stop building. We may have a single builder get out of the game, but the demand for housing is and continues to be strong for the Charlottesville Real Estate Market. Some of the smart builders and smart developers know this. We are seeing smaller developments around the city and even have a new development with hundreds of homes in the plan for the southern part of our area (This project is called Biscuit Run). charlottesville builders: Charlottesville New Construction - Rails and Paint (Part 7) - 09/06/08 09:29 AM
Working around the weather is always a challenge with New Construction in Charlottesville. This project is no different. We have the Trex Designer Series railing in and we decided on black metal pickets. This morning the rain came from the storm so I captured a couple of photos to show the work in the rain: Yesterday the painters came and did the main area to match the trim on out home: Sorry for the wet photos but it sure shows why we wanted to build an outdoor room. With good weather the New Construction continues today! We have started on the flooring! We are using 2 different Trex materials. 1. The Trex Designer Seriesfor the railing and kickboards 2. The Trex Escapes Series for the decking This is a slower process because we are using clips vs screws. This creates a very nice finished look. One of my favorite things to do is build a new home in Charlottesville with my clients. There is something about new construction that brings out the engineer in me. My series on "Room with a View" is on HOLD!!! Why... we are getting the tail end of the recent hurricane Fay with 2 nice days of rain! (no complaints, we need the rain) However, our project is on hold... I have to tell you that catching a raindrop in a photo is not an easy task! (see above) Here is the latest photo of our project and I can tell you being on the porch during this heavy rain was very nice!!! You can see things are a little wet. Ceiling and details The ceiling is in and we are still deciding if we want to paint it White or stain it cedar.... maybe a pale blue??? What is your vote? As with any project, the devil is in the details. New Material Arrives I heard a loud clank and I arose to see what was the matter.... Well it sort of happened that way. I was getting ready to go out showing Charlottesville Real Estate when I heard a large truck arrive... Our decking and railing material was here! It feels like Christmas! By the time I got my camera, they were already unloading! Now I want you to take a good look at the smile on the operators face... is he having fun or what? Trim and Electrical We are progressing so fast that while I am out showing Charlottesville Real Estate, I am missing a lot of the building process! We are now installing the trim using a product called Miratec. This is a Treated Exterior Composite that is widely used in the area. Working with a lot of my clients who build I get exposed to many different types of materials! Now while I was out yesterday the electricians came and installed the wiring for 4 can lights and 2 fans... Soon we will have all the trim completed and the ceiling

Framing! We are off to a great start and step 3 is Framing. I am amazed at how fast this step is going. We are using micro-lam to span the 20 foot face of the room to preserve the view. The beams will be wrapped between 10-12 inches and we are still deciding on the roof and ceiling materials. Here is another photo of the open front where the micro-lam is spanning 20 feet!
