charlottesville new construction: Looking for Charlottesville Real Estate or should I say Charlottesville New Construction? - 07/22/11 09:15 AM
CLICK PHOTO Many of my clients decide to build their new home in the Charlottesville area. They value the fact that I am representing their best interests and sometimes that leads to working with a local builder. This is one of my favorite things, to work with buyers of a new home. But I often get this question: “Charles, where do I start when considering new construction in Charlottesville?” Well this is an excellent question so I decided to build a custom search page on my website that helps with the process. charlottesville new construction: Your new Key comes with a warning… - 06/08/11 11:49 AM
CLICK HERE OK, so I am using the title of this post to make a point. I just closed on a Charlottesville Home and one of the first things that I discuss with my clients is the locks. You see a person who buys a home is always excited to get the keys to their new home but they come with a warning…. You never know who has had the keys to your new home and one of the first things you should do is contact a locksmith and have the locks re-keyed. This is a safety issue as during the

charlottesville new construction: Charlottesville Real Estate Solutions out showing homes today - 03/20/11 10:21 AM
Today I get to do one of my favorite things and that is to discuss and show new construction in Charlottesville. New Construction is an area that requires an agent who understands the building process (even if you are looking at to be built neighborhoods). The build process can take from several months to over a year (for a custom build) and knowing what to really expect is very important to the success of the project. One point is when we look at homes together, as a buyers agent, I do not represent the seller. Remember the listing agent, builder rep

charlottesville new construction: Charlottesville Real Estate and Homes with Charles McDonald – Sunday Morning - 09/19/10 06:54 AM
I have 2 sets of buyers today so it will be a full day of showing Charlottesville Real Estate. One looking at land to build and another looking at one of our fine neighborhoods. This morning, while enjoying a cup of coffee and looking at current listings, we are seeing a few places that are stunning and it is a great way to start the day. When looking at land the next step is to build. Working with clients who want to build is an exciting part of my business. Many people do not realize that the person at a

charlottesville new construction: Charlottesville Virginia where New Construction is still affordable - 10/25/09 05:16 PM
Yes, affordable and the quality is amazing too. We used a local builder and not a "box" builder for this fine home. My clients, who work at DIA (see NGIC Real Estate) are very exciting to move into their new home this weekend. This home was on time and on budget, an amazing thing when building these days. If you are considering building, give me a call. charlottesville new construction: Would you leave your oven on 24 hours a day??? - 09/18/09 09:17 AM
Message I started talking about this 2 years ago, I should sell this stuff! Would you leave your oven on 24 hours a day??? This is just what we are doing with a traditional water heater! ((Keep reading this is good stuff)) The tank holds water, which we keep at a constant temperature until we turn on a valve. This was ok for a long time. But times are changing and so is the McDonald house!!! We are installing a "Tank-less Water Heater". These units are Energy saving, Earth friendly and budget conscious. There is a dramatic reduction in electric

charlottesville new construction: Agent and Client... - 01/20/09 08:04 AM
When you do something new you want to learn from those who have experience. When you are looking at new construction in the Charlottesville Area do you need an Agent? The short answer is YES... Let's ask ourselves a few questions: How many times have you had a home built? How many builders do you know? Will you have the builder/county inspector tell you that your home is built to code? Does a "certificate of occupancy" mean the home is done? As with anything new you need the guidance of an expert. Use a REALTOR to get you though the

charlottesville new construction: Charlottesville New Construction - Rails and Paint (Part 7) - 09/06/08 09:29 AM
Working around the weather is always a challenge with New Construction in Charlottesville. This project is no different. We have the Trex Designer Series railing in and we decided on black metal pickets. This morning the rain came from the storm so I captured a couple of photos to show the work in the rain: Yesterday the painters came and did the main area to match the trim on out home: Sorry for the wet photos but it sure shows why we wanted to build an outdoor room. We had our coffee this morning in the rain.... One of

charlottesville new construction: Charlottesville New Construction - Trex! (Part 6) - 09/02/08 07:12 AM
With good weather the New Construction continues today! We have started on the flooring! We are using 2 different Trex materials. 1. The Trex Designer Seriesfor the railing and kickboards 2. The Trex Escapes Series for the decking This is a slower process because we are using clips vs screws. This creates a very nice finished look. One of my favorite things to do is build a new home in Charlottesville with my clients. There is something about new construction that brings out the engineer in me. I love the details and the design. My buildersin Charlottesville are craftsmen, many

Ceiling and details The ceiling is in and we are still deciding if we want to paint it White or stain it cedar.... maybe a pale blue??? What is your vote? As with any project, the devil is in the details. Here are the posts with and without the trim that truely makes it finished: Here is just a post: Here is a post with trim in place (remember nothing is painted yet...) charlottesville new construction: A room with a view - Part 5 - Charlottesville VA - 08/23/08 05:52 PM
New Material Arrives I heard a loud clank and I arose to see what was the matter.... Well it sort of happened that way. I was getting ready to go out showing Charlottesville Real Estate when I heard a large truck arrive... Our decking and railing material was here! It feels like Christmas! By the time I got my camera, they were already unloading! Now I want you to take a good look at the smile on the operators face... is he having fun or what? My wife says that he must be good at those games where you put in 50

charlottesville new construction: A room with a view - Part 4 - Charlottesville VA - 08/22/08 06:32 AM
Trim and Electrical We are progressing so fast that while I am out showing Charlottesville Real Estate, I am missing a lot of the building process! We are now installing the trim using a product called Miratec. This is a Treated Exterior Composite that is widely used in the area. Working with a lot of my clients who build I get exposed to many different types of materials! Now while I was out yesterday the electricians came and installed the wiring for 4 can lights and 2 fans... Soon we will have all the trim completed and the ceiling

charlottesville new construction: A room with a view - Part 3 - Charlottesville VA - 08/21/08 08:26 AM
Framing! We are off to a great start and step 3 is Framing. I am amazed at how fast this step is going. We are using micro-lam to span the 20 foot face of the room to preserve the view. The beams will be wrapped between 10-12 inches and we are still deciding on the roof and ceiling materials. Here is another photo of the open front where the micro-lam is spanning 20 feet! Here is a link to Part 1 and Part 2: http://activerain.com/blogsview/649222/Step-1-and-2 Stay tuned for more photos!!!

charlottesville new construction: A room with a view - Part 1 and 2 - Charlottesville VA - 08/19/08 02:04 PM
We have started a new project (building an outdoor room), using a local builder, and just like with building a home in Charlottesville, there are many steps.... Part 1 is a plan. I started by looking at many of the homes in our market, taking photos, selecting materials and even drawing up the plans myself. Well we are off to the races and the progress is going along nicely. THE DECK PRIOR TO STARTING Part 2 is "Demolition" you see our old deck was made of pressure treated material and stained several times. Now it looked ok, but I was tired
