The dictionary refers to a "Bottom Feeder" as :
A bottom feeder is an aquatic animal that feeds on or near the bottom of a body of water. The body of water could be the ocean, a lake, a river, or an aquarium....
In Real Estate a Bottom Feeder may take on a new description.
Case in point: at a recent open house I met a woman who told me the following:
1. I will only put in low ball offers
2. at least 10-15% lower than asking regardless of if the price has been adjusted or not.

This is a question that I was recently asked. You see over the last 3 weeks I have been in 3 multiple offer Real Estate deals and have heard of several others.
I think the answer(s), at least for Charlottesville area, are simple....
BUYERS: Are taking advantage of low rates and lower priced homes (getting off the fence).
SELLERS: The ones that are serious, are getting their homes in the best shape possible (I just had a listing go under contract and we did not even have time to add it to the MLS, more on this later) and … (21 comments)

It went..... UNDER CONTRACT! This week (3 days ago) I posted what I called the "Deal of the Week"
SEE: Charlottesville Real Estate - Deal of the week!
My clients who listing this home did everything right. We went out to see all the existing inventory first hand. We then priced the home accordingly.
We spend the time necessary to do the improvements to the home.
Next we marketed the home properly. My clients know "exactly" what I mean.
The Result: in 29 days (less a week during the holidays) we are "Under Contract"

Agents: Are you blogging/posting about a current deal / transaction you are involved in?
Think about it for a minute....
I would never consider posting on my blog about a deal I am actively negotiating.
WHY?
1. I have a lot of people (many local agents) reading my blog. Could the agent on the other side of the transaction see my posts? sure they could...
2. Is this in the best interest of my clients? I personally do not think so. What would my Buyer or Seller say if they saw a post about a current deal?
3. Confidentiality..... need I say more?

Real Estate is like the lilly-pads that we all see... But below the surface is "Opportunity"

The "Christmas Rush"! Well when it comes to Real Estate in Charlottesville, usually things slow down during Christmas!
This year is a little different! The Charlottesville Real Estate Group has been very busy the last couple of weeks.
We are not sure exactly what is bringing out the buyers.
Is it interest rates? The prices have bottomed? the secret about Charlottesville has gotten out?
Or have you heard that I will be bringing on a fantastic deal on a home just North of Charlottesville?
