Where Are We Now?
Home sales, compared to 2008, showed improvement in the 3rd Quarter. At mid-year, sales were down 28%, but after the first 9 months of the year, sales are only 19% below the 2008 levels. Where Are We Now?
The Charlottesville area real estate market improved in the first quarter compared to the 4th quarter of 2008, but still remains slow in terms of sales. The previous quarter will go down as one of the weakest real estate markets in history, so the improvement in the first quarter of 2009 is easy to understand, especially considering the seasonal upswing the market generally experiences this time of year.

We are very fortunate to live in such a wonderful area. We have four season, Blue Ridge Views and the University of Virginia! Sales are starting to pick up in Charlottesville and our year is moving along nicely!
In Charlottesville City we have SOLD 33 HOMES. There are currently 325 HOMES on the market. Our average DOM (Days on the Market) is at 137 Days . Our Average selling price is $284,498. NOTE: These are just homes in the city of Charlottesville
