So close to the Blue Ridge you can throw a rock and hit it. Old Trail should be on your list of places to see when looking at Charlottesville Real Estate. With townhomes and single family homes in a walk-able neighborhood, Old Trail is a unique place to live.
The schools are in walking distance as well as shops and even golf...

I like to wait a few days after the end of the month to look at market data. Seems we have some agents that are a little slow at adding closing to our MLS.
When you are looking for Charlottesville Real Estate remember that Charlottesville is in Albemarle County. We have grand estates and horse farms in Albemarle. Many times a picture is worth a thousand words.
Note that Avg DOM = Average Days on Market.
Keeping things in perspective is so important when looking at market data. I was out with a client this last week who was asking how are sales vs last year. So I decided to look at the last 3 months of sales and add in June of last year.
Under Contract: Note we are seeing less as the season (Spring to Summer) tightens. We are still off of a year ago.

Charlottesville Real Estate Charts and Trends
Note: The Charlottesville home market (sales) is seasonally high during the Summer and low during the Winter. This has to do with many factors including the fact that the University of Virginia is a major employer and also the influx of students to our area. Also note the lower highs in the Summer Months (year over year). My clients receive various trend analysis of the market. Feel free to ask me about details on current market trends!

You do not need to be a Chartologist to see the trends here....
Look the PEAKS in July-05, June-06 and June-07 (and this year)
As a Buyer, you will want to know what is going on in the local Market:
Yes the market has slowed, even in Albemarle County.
The numbers and more importantly the charts do tell the story.
