Is your Zipcode Flagged by the Credit Crunch?
I am happy to say that Charlottesville Virginia Real Estate is NOT!
When I put in the zipcodes for Charlottesville I get a message that says:
"This zip code has not been identified as a declining market by either Radian Group Inc. or AIG United Guaranty."
What an I talking about? Well a few days ago the Associated Press (AP) put  out an article about areas that are "Flagged" where Mortgage Insurers refuse to insure some home loans.

The Charlottesville Association of REALTORS has come out with the 2007 Year End Market Report!
For first time home buyers, this is the best market we have seen in years.  There are over 500 homes on the market for under $200,000 and there are special financing options for first time buyers.
Time to look at our market as a great position to enter the market, either as a first time home buyer or as an Investor!!!
I want to give you a couple of quotes and my comments on this report:

The Real Estate market everywhere is constantly changing and Charlottesville and Albemarle are no exception.
For 2007 we have SOLD 1,404 HOMES in Albemarle. There are currently 831 HOMES on the market. Our average DOM (Days on the Market) is at 93 Days (I am interested at how quickly this number adjusts). Our Average selling price is $411,726 and our Median Selling price is $310,000.We have some excellent neighborhoods to see like:
Glenmore
Foxchase
Old Trail
Forest Lakes
Dunlora

Yes the market has slowed, even in Albemarle County. The numbers and more importantly the chart does tell the story.
Look at the DOM (Days on the Market) vs SOLD and you will wee that the DOM seems to have stabilized:

I JUST FIND CHARTS VERY FASINATING!!!
These are the homes sales numbers for Albemarle County (every month back to Jan 2004).
You do not need to be a Chartologist to see the trends here....
Look the PEAKS in July-05, June-06 and June-07 and you see 2 things.
•1.    That is the peak sales month of each year is June or July.
•2.    The numbers are going down... 243, 237 and 209
This in itself is not great, but is also not what really concerns me. What does concern me is the steep dropoff after the last peak at 209.

market: A Question on Timing the market? - 10/17/07 05:59 AM
 I read a lot of information out there saying:  "This is a good time to BUY because...."
This made me think about this from a buyer's point of view.
It seems we are flooded with opinions saying that "interest rates are good...It's a buyers market...yada yada yada....
As a buyer, one might wonder if this is a NOT a good time to buy because the market is going down (or so the media tells us .... Thanks Jim Cramer).
If it is NOT a good time to buy Real Estate then when is?

Charting... humm Fascinating to some and an eye roller to others. Give me just a moment to explain...
These are the homes sales numbers for our county (every month back to Jan 2004).

Charlottesville home under 199K???
OK, now the correction has hit us in Charlottesville and it seems we are much closer to reality in terms of price. Of course this is a personal opinion!
I watch every new home the comes on the market every morning in my area. This keeps me really up to date on our overall Real Estate condition in and around Charlottesville Virginia.
This weekend I saw 2 listing that were "homes" under 200K. Not condos or town homes.... This appears to be closer to where are low end homes should be in our area.

My Buyers are #1As agents we all strive to do the best for our Buyers. In Charlottesville I work about 95% with Buyers. This is not because of the market or because there are so many listings. Check my record, ask my clients. I work with buyers because I enjoy it. I like meeting new people, I like looking at homes, land, farms and estates. I even wrote this on my truck! In my opinion, many agents try to do too many things. I watch agents in my area try to list homes, sell condos, do property management and even commercial. market: "Real Estate Market Turn" - 08/06/07 01:23 PM
Early last year (2006) we had a meeting of local agents and one of the speakers was a lender (no need to mention names). The lender was going on and on about the great packages they had for buyers and that a zero down loan was very typical.  
I had to ask the question...(I like asking questions)... so I did:  
How many of your borrowers are getting zero down loans???  
The response she gave me startled me...her answer....are you ready for this...one word... "MOST"  
I believe the was the turn in the market!

market: Stock Market vs Real Estate Market - 08/06/07 10:32 AM
While I was working this morning I had CNBC on in the background (I know I am not the only one). The market is swinging back and forth over the last several weeks and it makes me (I am sure others too) a little nervous. Well, the Real Estate market is making a swing of it's own. Is it time for the next cycle? I am not sure but I can tell you it is (IMO) easier to predict the swings of the Stock Market vs predicting the swing of the Real Estate market. What are your thoughts?
