Builders, Builders, Builders.... What are you thinking? Our Housing market never really seems to stop building. We may have a single builder get out of the game (see: BUILDER calls it QUITS!). But the demand for housing is and continues to be strong for the Charlottesville Real Estate Market. Some of the smart builders and smart developers know this. We are seeing smaller developments around the city and even have a new development with hundreds of homes in the plan for the southern part of our area (This project is called Biscuit Run). new construction: New Construction - wear clean socks! - 05/07/08 06:35 AM
When looking at new construction there are always things to consider. On a recent Home Inspection with my client in Old Trail, we were greeted at the door with this sign: Now this brings up a very good point. When you go out to show property (new or old) wear clean socks!!! Can you image if you had dirty socks and you had to take your shoes off to show a home. Or what if your socks did not match? LOL!!! Another great pointer is to wear shoes that slip off vs laces. Saves a lot of time!

When my clients decided to build we set out for quite a journey. Building a home is never easy, but it is very rewarding! You can actually get what you want! What my clients wanted was a first floor master with a large porch and a view! Not to much to ask for, but it did not exist. So we went ahead and built it in Old Trail, Crozet Virginia. There is such a variaty of home available in Charlottesville and the surrounding Albemarle it is hard to describe. We, have small neighborhoods to large mulit-acre lot neighborhoods. We also have a great selection of farms and estates. Wonderful Views are all around and we are close to UVA and Jefferson's Monticello. New Construction! Love it!!! I get involved in a lot of new construction in my area and I wanted to share interesting techniques with you. My sister is building a home and these photos are of the process. These walls are Foam stacked together kind of like "LEGO's" easy enough right? Notice the steel construction to support the next level. This is obviously built into a hillside. This level will have radiant heating tubes installed prior to pouring the cement floor! So am I nuts??? Everyone is saying this is a "Buyers Market" and there is no question about that! Buyers and hesitant to just buy, but I say why not Build!!! Why would you want to "build" right now vs buy a resale? (((3 Reasons))) 1. Interest rates are low 2. Builders have to sell homes and you can make incredible deals! 3. new construction: INCENTIVES, INCENTIVES Everywhere!!! - 08/27/07 02:17 PM
I recently posted an offer of a Corvette with a home. I just got this email on new construction: "Buy one of these two homes at xxxxxx in the next 60 days and the builder will pay your first six months mortgage for free (*$20,000 max contribution from builder, with lenders permission). " Buyers are in a great position right now, do they realize that? Where will it end??? Seems if the homes are priced competitivly to start, there would be no needs for these Incentives? What are your thoughts?

This may be a local issue, but I was curious how many of you find that builders have their own contracts written by their attorneys? We have a local New Construction contract, but I have rarely seen it used. We have a lot of small and medium size builders, not the large builders. Do you have the same in your area???

Working with builders does take a lot more time that with re-sales. Looks like we will be starting another new constuction in the Charlottesville area with a client I have been working with for about a year. It is exciting to see final drawing taking shape, now we are off to contract and to get permits. By summer..... a new home.....
