I show a lot of rural property, land and homes in Albemarle county. There are some areas in Nelson, Fluvanna and Greene counties that are seldom on the market. Before I drive out to these properties I like to give the listing agent a call and there is one question that I always ask.... Do you have any "Langoliers"? I usually get a "WHAT" response and I go on to ask about those "Huge Power Lines".... Are there any visible from the property... (Most Agents will not put a picture of a Power Line in the photos of our MLS. Why

Many time we hear about sellers listing their homes with an agent who is a friend or even an agent who they see advertising in a paper. Is this the best way to choose an agent? I am not really sure... Many people advise to get referrals and I thing that is an excellent start but be careful many people just refer "Aunt Sally" or even "Mom" I think sellers would be well advised not to GAMBLE with the choice of a listing agent Here are a couple question to ask any agent you are considering using: (certainly there are

I have been doing some research on homes that are on the market over a year and I am a little shocked. It seems that some of these homes have never adjusted the list price (or very little by percentage). If you are on the market and your home has NOT sold in a year (and you are watching the calendar go by) do you think there is something wrong? Now I am not going after the agents here (although they should be advising their clients). What I am saying is that you need to take a realistic look at the market.

Most people do not cut their own hair (of course some do... see photo) they go to a professional! What I find interesting is that a person will go out and try to sell their own home without the use of a professional. This is a tough market and you need all the help you can get. As an Associate Broker at RE/MAX in Charlottesville Virginia if I were to sell my home I would at the very least consult with agents to get a true picture of the market and the value of my own home.
